The Murano community in Palm City offers newer construction at a relatively affordable price (compared to neighboring newer construction communities). Making it an excellent choice for budget-minded families as well as retirees looking to live in a vibrant Treasure Coast community with excellent amenities only a short drive away.

As of June 2024, 11 Sunset Trace homes are for sale in Palm City FL.  The list prices range from $265,000 up to $359,000. This equals an average list price of $310,971 which is $238.92 per sq. ft. of living area.

There are 2 Sunset Trace homes currently under contract.  The list prices were $299,999 and $327,500.  This works out to an average list price of $313,750 which equals $240.54 per sq. ft. of living area.  These homes were on the market for an average of 53 days before going under contract.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community.   DiVosta quad townhomes feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area.  Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area.  Wellesley models have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally, the Villas in Sunset Trace offer attached single-family homes with 3 Bedrooms, 2 and ½ baths, and a one-car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, an outdoor racquet and/or handball courts, and a full-size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace. Children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control, and security.  Making life in Sunset Trace easy and carefree.

St Lucie County Townhouses and Condos May 2024 Market Report

The St Lucie County Townhouses and Condos market showed weaker sales activity when compared to last year. Even as we face headwinds with economic uncertainties and higher mortgage rates. Closed sales were down by 8.1% from last year (they were up by 4.0% in April). New pending sales were down by 28.4% (they were up by 17.7% last month).

Prices were down for May. The median price decreased by 2.3% from last year (was up by 4.9% in April) and the average sales price decreased by 7.3% (was up by 8.7% in April).

The available townhouses and condos inventory increased by 18 units from last month to 694 residences. This is an 85.1% greater inventory than we had in May 2023. The current inventory supply is 7.9 months, as compared to 4.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market has now entered a buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes May 2024 Market Report

The May 2024 St Lucie County Single Family real estate market showed slightly stronger sales activity when compared to last year. We continue to face headwinds with economic uncertainties and high mortgage rates. Closed sales were up by 1.6% for the month compared to the previous year (in April they were up by 4.6%). New sales under contract (new pending sales) decreased by 4.1% (they were down by 2.2% last month).

Prices were higher for May when compared to last year.  The median sales price was up by 2.6% (was up by 6.2% in April).  The average sales price was up by 10.2% (it was up by 10.3% in April).

The number of available homes for sale increased by 9 homes to 2,062.  This inventory is 76.1% greater than last year.  The current supply of homes is 4.4 months (it was 2.4 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos May 2024 Market Report

The Martin County Townhouses and Condos real estate market showed stronger sales activity when compared to last year. Even as we continue to encounter headwinds of economic uncertainties and high mortgage rates. Closed sales for the month were up by 21.1%.  They were down by 4.2% in April.  New sales under contract (new pending sales) were down 18.4% from last year.  They were up by 20.4% in April.

Prices were down for May.  The median sales price decreased by 1.7% (was down by 0.8% last month). And, the average sales price decreased by 11.6% (was down by 14.6% in April).

The available townhouses and condos inventory increased by 7 units to 561 properties.  This is an 88.3% greater supply of inventory than we had in May 2023.  Currently, there’s a 6.4-month supply of inventory (compared to 3.5 months for May 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Single Family Homes Market Report showed slightly weaker sales activity when compared to last year. We continue to face economic uncertainties and high mortgage rates. Closed sales were down by 0.5% from last year (they were down by 2.0% in April). At the same time, new pending sales decreased by 1.6% compared to last year (which decreased by 0.5% last month).

Prices were mixed for May when compared to last year.  The median sales price decreased from last year by 9.2% (up by 6.6% in April) while the average sales price increased by 6.1% (up by 2.2% last month).

The inventory of available single-family homes decreased by 53 homes to 722. This is a 55.9% greater inventory than last May.  The current supply of homes is 4.4 months.  For May of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Florida Townhouses and Condos May 2024 Market Report

Florida Townhouses and Condos real estate market report had weaker sales activity when compared to last year. The inventory numbers continue to grow, but we face headwinds with economic uncertainties and stubbornly high mortgage rates. I still expect the market to improve with a gradual return to a historically normal real estate market. Closed sales were down by 8.6% compared to last month’s increase of 1.9%.  New sales under contract (new pending sales) decreased by 13.8% (In April, there was a 4.3% decrease).

Prices were up for May compared to last year. The median sales price was up by 1.5% for May (also up by 3.1% in April). And the average sales price increased by 3.1% (was up by 8.2% in April).

The inventory of active listings increased by 91.3% from May last year.  This results in a 7.2-month supply of inventory as compared to a 3.6-month supply for May 2023.  We have slipped into a buyer’s market for Florida townhouse and condo sales after a long period of being in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

There have been 2 River Watch sales in the past 12 months. The sales prices were $630,000 and $980,000. This is an average sales price of $805,000 which equals $447.11 per sq. ft. of living area. These homes were on the market for an average of 26 days before going under contract. And, the sales prices averaged 100% of the last list price.

About River Watch on Hutchinson Island:

River Watch is located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line.  These are single-family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area.  Many homes have private docks and access to the Intracoastal Waterway which is also known as the Indian River.  There are 30 homes in this community off of Aqua Ra Road which accesses both subdivisions from A-1-A.

Most of these homes are waterfront with access to the Intracoastal Waterway.   Suitable mostly for shallower draft vessels and the unusual stipulation that they access the river without the use of gas motors.   Thus, only human or electric power for that initial stretch of water.

River Watch residents also have easy access to the beautiful beaches on Hutchinson Island. Simply by walking across the street to their private beach. Or a short ride to many of the public access beaches available in both Saint Lucie and Martin County beaches.

This is a non-gated community with a very reasonable HOA fee which includes your landscaping as well as basic cable TV.

An excellent location makes it easy to go grocery shopping, boating, and spend days on the beach, and restaurants.  Enjoy all the wonderful amenities offered on the Treasure Coast of Florida.

For the 1st quarter of 2024, the St Lucie County single-family home real estate market continued the trend of reduced sales volume. Prices rose for this quarter, though at a much-reduced rate from previous reports. Inventory is continuing to increase but at a slower rate. Interest rates are still stubbornly high, but should improve closer to the end of the year. For the time being, though, the Saint Lucie County single-family home market remains in a seller’s market.

The St Lucie County Townhouses and Condos market showed slightly stronger sales activity when compared to last year. Even as we face headwinds with economic uncertainties and higher mortgage rates. Closed sales were up by 4.0% from last year (they were up by 7.1% in March). New pending sales were up by 17.7% (they were down by 13.8% last month).

Prices were up for April. The median price increased by 4.9% from last year (was down by 6.7% in March) and the average sales price increased by 8.7% (was up by 11.1% in March).

The available townhouses and condos inventory increased by 5 units from last month to 676 residences. This is a 73.8% greater inventory than we had in April 2023. The current inventory supply is 7.6 months, as compared to 4.7 months of inventory last year.  The St Lucie County townhouses and condos real estate market has now entered a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices were higher for April when compared to last year.  The median sales price was up by 6.2% (was up by 4.0% in March).  The average sales price was up by 10.3% (it was up by 6.1% in March).

The number of available homes for sale increased by 99 homes to 2,053.  This inventory is 58.5% greater than last year.  The current supply of homes is 4.4 months (it was 2.6 months last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Closed sales for the month were down by 4.2%.  They were down by 3.5% in March.  New sales under contract (new pending sales) were up 20.4% from last year.  They were down by 17.9% in March.

Prices were down for April.  The median sales price decreased by 0.8% (was up by 18.0% last month). And, the average sales price decreased by 14.6% (was up by 18.5% in March).

The available townhouses and condos inventory increased by 34 units to 554 properties.  This is a 71.0% greater supply of inventory than we had in April 2023.  Currently, there’s a 6.4-month supply of inventory (compared to 3.7 months for April 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Single Family Homes Market Report showed slightly weaker sales activity when compared to last year. We continue to face economic uncertainties and high mortgage rates. Closed sales were down by 2.0% from last year (they were down by 16.4% in March). At the same time, new pending sales decreased by 0.5% compared to last year (which decreased by 5.2% last month).

Prices rose for April when compared to last year.  The median sales price increased from last year by 6.6% (down by 2.4% in March) while the average sales price increased by 2.2% (down by 14.0% last month).

The inventory of available single-family homes decreased by 22 homes to 669. This is a 44.5% greater inventory than last April.  The current supply of homes is 4.1 months.  For April of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

For May 2024, there are 2 homes available for sale in River Marina in Stuart FL. The list prices are $375,000 and $489,900. This is an average list price of $432,450 or $263.73 per sq. ft. of living area.

There is only 1 River Marina home currently under contract. The list price was $358,000 which is $230.56 per sq. ft. of living space. This home was on the market for 13 days before going under contract.

In the past 12 months, 14 River Marina homes have sold.  Sales prices ranged from $335,000 up to $490,000.  The average sales price was $374,957 which works out to $231.08 per sq. ft. of living area.  These homes sold on average for 97% of the list price. And, they went under contract in an average of 36 days after going on the market.

River Marina is a newer community consisting of 84 single-family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single-family homes in River Marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently, only about 47 townhomes have been built with plans for a total of approximately 220 units. Both 2 and 3-bedroom townhomes are available with 1627 sq. ft. of living area and a 1-car garage. There’s a community pool and easy access to recreational areas.

Florida Townhouses and Condos April 2024 Market Report

Florida Townhouses and Condos real estate market report had slightly stronger sales activity when compared to last year. The inventory numbers continue to grow, but we face headwinds with economic uncertainties and stubbornly high mortgage rates. I still expect the market to improve with a gradual return to a historically normal real estate market. Closed sales were up by 1.9% compared to last month’s decrease of 16.6%.  New sales under contract (new pending sales) decreased by 4.3% (In March, there was a 12.6% decrease).

Prices were up for April compared to last year. The median sales price was up by 3.1% for April (also up by 3.1% in March). And the average sales price increased by 8.2% (was up by 1.5% in March).

The inventory of active listings increased by 84.5% from April last year.  This results in a 6.9-month supply of inventory as compared to a 3.5-month supply for April 2023.  We have entered into a balanced market for Florida townhouse and condo sales after a long period of a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For May 2024, there is 1 home available for sale in Coral Lakes in Stuart FL. The list price is $710,000 which is $389.25 per sq. ft. of living space.

There are no Coral Lakes homes currently under contract.

3 Coral Lakes homes have sold in the past 12 months.  These homes sold for prices ranging from $500,000 up to $700,000.  This equals an average sales price of $620,000 which works out to $287.46 per sq. ft. of living area. These homes were on the market for an average of 103 days before going under contract. And, they sold for an average of 95% of the list price.

The gated Stuart FL community of Coral Lakes is off Willoughby Blvd between Pomeroy Street and Salerno Road.  Communities like this are no longer being developed in most centrally located areas as all of the lots are a minimum of a ½ acre and a number are over an acre.

There are just under 100 homesites in Coral Lakes with the first homes built in 1980 and the most recently completed one in 2005.  Homes come in all sizes and shapes with different builders and range from just over 1,600 sq. ft. 2 bedrooms and 2 bathrooms homes up to over 4,500 sq. ft. homes with 5 bedrooms and 4 bathrooms and multi-car garages.

Other than a storage lot for boats, RVs, and trailers there are no additional amenities in Coral Lakes and the low HOA fee covers maintenance of the common areas, gates, and management.  Many homes have private pools in these spacious single-family home sites as well as other much-desired amenities.

The location makes it easy for residents of Coral Lakes to commute via I-95 to parts north or south of Martin County and yet still be close to shopping, restaurants, medical facilities, beaches and waterways, and the other great attractions that make Stuart FL so popular among families.
