September 2015 Monthly Market Detail St Lucie County Single Family Homes had weker sales volume when compared to last year.  Closed sales were off by 4.3% (in August they were down by 5.3%) and new sales under contract (new pending sales) decreased by 16.2% (they were down by 12.2% last month).

Both median and average sales prices continue their gains with increases of 15.3% and 15.6% respectively from last September (For August these numbers were 13.5% and 9.7%).  These increases in prices can be a bit of a warning sign as prices seem to be rising much faster than some can afford.

The inventory of active listings increased in September (from last month) by 39 homes to 1,598, though this is still lower than last year’s inventory by 14.2%.  The current supply of inventory is 3.4 months (a 14.2% decrease from last year). The Saint Lucie County single family home market remains a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.

September 2015 Monthly Market Detail Martin County Single Family Homes

The September 2015 Monthly Market Detail Martin County Single Family Homes showed a second month of continued weakness when compared to last year for volume of sales.  Year to year closed sales were down by .5% (was down 8% in August). New pending sales decreased by 6.6% as compared to September of 2014 (decreased by 2.4% in August).

The median sales price was up by 7.1% from last year (up by 9.6% in August) while the average price increased by 40.5% (was up by 10% last month).  The lack of inventory is driving down the volume of sales while at the same time exerting tremendous upwards pressure on prices..

The inventory of available single family homes increased from last month by 54 homes to 1057 units this month, and this is still a 14% decrease from last September.  Current supply of homes is 4.5 months, for August of this year it was a 4.3 months supply. (This is a 24.7% decrease from last year). The Martin County single family real estate market remains a strong sellers market.  We are approaching our slower selling season for the upcoming holidays.  I am hoping to see the sales volume start increasing again as we seem to be slowly having some additional inventory additions.

The September 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year though the pace seems to have moderated a bit from recent months.  Closed sales were up by 13.4% (was up by 8.6% in August) and new sales under contract (new pending sales) were down by 1.0% (was up by 0.7% in August).

Both median and average sales prices continue to rise ( September 2014 to September 2015) by 11.1% and 8.6% respectively, compared to August’s 11.1% and 3.2%. Prices are continuing their upward trend and this seems to be the continuing trend for the foreseeable future.

The inventory of available homes for sale fell by 6.5% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For September there was only a 4.4 months supply of inventory, this is a sellers market with the advantage for sellers. (September of 2014 had a 5.4 month supply)

The single family real estate market in Sewalls point continues to struggle, though there was some improvement for this month as compared to the last few reporting periods.  Sales appear to be picking up in Sewalls Point and at a good price point for both buyers and sellers.

The current absorption rate dropped to 10.8 months, in August it was 19.7 months. Still a buyers market for Sewalls Point. With pending sales rising, this may be an excellent time for buyers to take advantage of the Sewalls Point residential market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September of 2014, the inventory was 45 homes on the market, 7 pending sales and there were no closed sales.  Better activity this year for the Sewalls Point single family home market.

August 2015 Monthly Market Detail St Lucie County Single Family Homes showed continuing decreases in volume of sales as compared to last year while prices continue their march higher.  Closed sales were down by 5.3% (in July they were up by 7.4%) and new sales under contract (new pending sales) decreased by 12.2% (they were down by 13.4% last month).

Both median and average sales prices continue their gains with increases of 13.5% and 9.7% respectively from last August (For July these numbers were 20.1% and 17.3%).  It’s the decreasing inventory that is one factor in the continuing rise in prices.

The inventory of active listings increased in August (from last month) by 35 homes to 1,559, and this is  lower than last year’s inventory by 17.3%.  The current supply of inventory is only 3.3 months (a 19.8% decrease from last year). The Saint Lucie County single family home market remains a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.

The August 2015 Monthly Market Detail Martin County Single Family Homes showed some signs of weakness when compared to last year.  Year to year closed sales were down by 8% (was up 13.7% in July). New pending sales decreased by 2.4% as compared to August of 2014 (decreased by 3.1% in July).

The median sales price was up by 9.6% from last year (up by 7.5% in July) while the average price increased by 10% (was up by 11.7% last month).  Even with decreasing sales, the current lack of inventory is exerting significant upward pressure on single family home prices in Martin County.

The inventory of available single family homes increased from July 2015 by 58 homes to 1003 units this month, and this is also a 22.1% decrease from last August.  Current supply of homes is 4.3 months, for July of this year it was a 4.5 months supply. (This is a 33% decrease from last year). The Martin County single family real estate market remains a strong sellers market.  We are approaching our slower selling season for the upcoming holidays.  It will be interesting to see if we can get any increase in inventory of available homes to sell.

The single family real estate market in Sewalls point continues to struggle, but with increased pending activity we may see a nice improvement in the coming season.  Prices are once again going up in this market and it seems that the days of the bargain may be approaching an end for now.

The current absorption rate jumped to 19.7 months, in July it was 11.6 months. A very strong buyers market. With pending sales rising, this may be an excellent time for buyers to take advantage of the Sewalls Point residential market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2014, the inventory was 41 homes on the market, 8 pending sales and there were 7 closed sales.  Considerably greater sales activity last year with less inventory.

There are 7 homes under contract.  List prices range from $159,900 to $339,888 for an average list price of $262,762 which is $118.25 per sq. ft. of living area.  On average these homes went under contract in 49 days.

In the past twelve months, 50 homes have sold in Martins Crossing.  Sales prices ranged from $121,800 to $330,000 for an average sales price of $220,26 which equates to $114.95 per sq. ft. of living area.  These homes sold at an average of 96% of listed price and were under contract in an average of 54 days.

Both median and average sales prices continue strong gains with increases of 20.1% and 17.3% respectively from last July (For June these numbers were 18.6% and 18.9%).  These price increases, while good news for sellers, are making single family homes less affordable in the St. Lucie County market area and June be one factor in the reduced volume of closed sales.

The inventory of active listings increased in July (from last month) by 22 homes to 1,594, and this is  lower than last year’s inventory by 16.7%.  The current supply of inventory is only 3.4 months (a 20.1% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.  Though this month’s increase in inventory is a promising sign.

The July 2015 Monthly Market Detail Martin County Single Family Homes continues with good positive gains though not quite as strong as last month.  Year to year closed sales were up by 13.7% (was up 28.8% in June). New pending sales decreased by 3.1% as compared to July of 2014 (increased by 2.1% in June).

The median sales price was up by 7.5% from last year (down by 5.4% in June) while the average price increased by 11.7% (was up by .05% last month).  Back into positive numbers after a little hiccup last month.

The inventory of available single family homes increased from June 2015 by 23 homes to 1061 units this month, but this is still a 18% decrease from last July.  Current supply of homes remained at 4.5 months, the same as June’s 4.5 months supply. (A 31.2% decrease from last year). The Martin County single family real estate market remains a strong sellers market. The small increase in inventory for this month is a welcome sign.

Both median and average sales prices continue to rise ( July 2014 to July 2015) by 8.1% and 4.2% respectively, compared to June’s 10.0% and 3.4%. Prices are continuing their upward trend and this seems to be the continuing trend for the foreseeable future.

The inventory of available homes for sale fell by 5.3% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For July there was only a 4.5 months supply of inventory, this is a sellers market with the advantage for sellers. (July of 2014 had a 5.5 month supply)

The Sewalls Point single family homes market continues to face some challenging volume of sales, though there were some excellent closings on the higher end of the market for June.  Also, a nice decrease in inventory will bring back some activity for the near future to Sewalls Point.

The current absorption rate dropped to 11.6 months, in June it was 20.3 months. Still plenty of room for improvement.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July of 2014, the inventory was 48 homes on the market, 13 pending sales and there were 5 closed sales.  Other than a larger inventory, last years sales activity is almost identical to this year.

June 2015 Monthly Market Detail St Lucie County Single Family Homes continues to struggle with the volume of sales in this declining inventory market while at the same time showing continued price increases.  Closed sales were off by 7.9% (in May they were down by 19.8%) and new sales under contract (new pending sales) decreased by 16.7% (they were down by 31.3% last month).

Both median and average sales prices continue strong gains with increases of 18.6% and 18.9% respectively from last June (For May these numbers were 18.2% and 13.1%).  These price increases, while good news for sellers, are making single family homes less affordable in the St. Lucie County market area and may be one factor in the reduced volume of closed sales.

The inventory of active listings decreased in June (from last month) by 18 homes to 1,572, and this is  lower than last year’s inventory by 20.4%.  The current supply of inventory is only 3.3 months (a 24.2% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.

The June 2015 Monthly Market Detail Martin County Single Family Homes rebounded nicely from last months disappointing sales volume.  Year to year closed sales were up by 28.8% (was down 2.6% in May). New pending sales increased by 2.1% as compared to June of 2014 (increased by 1.1% in May).

The median sales price was down by 5.4% from last year (down by 1.1% in May) while the average price increased by .05% (was up by 13% last month).  Continuing to show some weakness in what has been an exceptionally strong rate of price increases for the past two years.

The inventory of available single family homes decreased from May 2015 by 49 homes to 1038 units this month, and this is also a 25.4% decrease from last June.  Current supply of homes decreased to 4.5 months from May’s 4.8 months supply. (A 37.7% decrease from last year). The Martin County single family real estate market continues as a strong sellers market, though there are some major issues appearing recently.  Primarily the lack of inventory of available homes for sale.

The June 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year and showed a greater rate of improvement from last month.  Closed sales were up by 19.% (was up by 7.7% in May) and new sales under contract (new pending sales) increased by 10.4% (was up by 1.5% in May).

Both median and average sales prices continue to rise ( June 2014 to June 2015) by 10.0% and 3.4% respectively, compared to May’s 11.1% and 1.9%.  Home prices continue their upward trend in FL.  As interest rates begin to rise, we’ll see how long and how fast this trend continues.

The inventory of available homes for sale fell by 5.9% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For June there was only a 4.6 months supply of inventory, this is a sellers market with the advantage for sellers. (June of 2014 had a 5.6 month supply)

      The Stuart Florida Residential Market for ZIP Code 34997 continues to outperform most other Stuart FL areas in the single family real estate market.  Our inventory took another major drop as sales are going faster than homeowners are willing to list on the market.  Closed sales remain very strong, but the reduced inventory will soon result in a lower volume of closed sales as evidenced by the drop in pending sales.
     The current one month absorption rate dropped to 2.3  months (was 3.1 months for May).  Moving to even a stronger seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for June, were: 381 active listings, 185 pending listings and 80 closed sales.  Very strong activity this year even with a dramatic drop in inventory.

The Sewalls Point single family homes market continues to face slow sales activity even as the surrounding areas are seeing some very strong growth.  There is some good news with the increased pending activity which will hopefully translate to more closed sales in the near future.

The current absorption rate decreased slightly to 20.3 months, in May it was 23 months. Lots of room for improvement.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June of 2014, the inventory was 53 homes on the market, 11 pending sales and there were 5 closed sales.  We have better pending activity this year, though not as good with closed activity.

May 2015 Monthly Market Detail St Lucie County Single Family Homes is struggling with the volume of sales while at the same time showing continued price increases.  Closed sales were off by 19.8% (in April they were up by 12.1%) and new sales under contract (new pending sales) decreased by 31.3% (they were down by 18.7% last month).

Both median and average sales prices continue strong gains with increases of 18.2% and 13.1% respectively from last May (For April these numbers were 20.9% and 25.8%).  These price increases, while good news for sellers, are making single family homes less affordable in the St. Lucie County market area.

The inventory of active listings decreased in May (from last month) by 143 homes to 1,590, and this is  lower than last year’s inventory by 21.9%.  The current supply of inventory is only 3.3 months (a 27.2% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.  We remain in a pretty extreme sellers market for St Lucie County single family home sale.
