St Lucie County Single Family Homes April 2018 Market Report

St Lucie County Single Family Homes April 2018 Market Report had mixed results for sales when compared to last year but remains a very active real estate market. Closed sales were up by 1.2% (in March they were down by 11.1%) and new sales under contract (new pending sales) decreased by 1.0% (they were up by 2.2% last month).

Prices, though, continued their upward trend for the month.  The median and average sales prices up by 9.4% and 7.1% respectively from last April (For March these numbers were up 6.4% and 13.5%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 22 homes down to 1,625 homes.  This inventory is 1.5% lower than last year.  The current supply of homes is  3.5 months (was 3.6 months for March) compared to 3.7 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes April 2018 Market Report

The Martin County Single Family Homes April 2018 Market Report showed mixed sales reports as compared to last April.  Closed sales were down by 1.9% (was up by 0.4% in March).  While new pending sales increased by 2.3% as compared to April 2017 (Decreased by 7.4% in March).

Prices, however, continue to go up and pretty dramatically for April. The median sales price up by 12.5% from last year (up by 3.8% in March) while the average price increased by 34.9% (was up by 4.5% last month).

The inventory of available single-family homes increased from last month by 50 homes to 991 units for April,  this is 5.2% less than last April.  The current supply of homes is 4.9 months, for April of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Homes:  There are 2 homes currently on the market in Conquistador Estates.  These homes are listed for $296,500 and $349,888 which averages to $332,092 or $200.75 per sq. ft. of living area.

There is one home currently under contract.  The list price was $279,000 which works out to $105.08 per sq. ft. of living area.  This home was on the market for 119 days prior to going under contract.

In the past 12 months, there have been 7 sales in Conquistador Estates.  Sales prices ranged from $201,000 up to $360,000 for an average sales price of $268,214 which equals $155.72 per sq. ft. of living area.  These homes were on the market for an average of 48 days prior to going under contract and sold for 93% of the listed price.

These sales averaged a 95% list to sales ratio as well as going under contract in an average of 105 days after being listed.

The single-family real estate market in Sewalls Point had excellent sales activity for April.  Unfortunately, pending sales were off, so I’m not sure how long this good activity will last.

The absorption rate plunged to 5 months, in March was 12 months.  Transitioning into a seller’s market in Sewalls Point for the first time in quite a while.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March 2016, the inventory was 65 homes on the market, 18 pending sales and there were 7 closed sales.  Sales activity was better this year, but pending sales are not looking so good.

St Lucie County Single Family Homes March 2018 Market Report had a decrease in closed sales when compared to last year but remains a very active real estate market. Closed sales were down by 11.1% (in February they were up by 9.7%) and new sales under contract (new pending sales) increased by 2.2% (they were down by 7.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 6.4% and 13.5% respectively from last March (For February these numbers were up 6.9% and 7.4%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 119 homes down to 1,647 homes.  This inventory is 5.3% lower than last year.  The current supply of homes is  3.6 months (was 3.8 months for February) compared to 3.9 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes March 2018 Market Report showed mixed sales reports as compared to last March.  Closed sales were up by 0.4% (was down by 8.6% in February).  While new pending sales decreased by 7.4% as compared to March 2017 (Decreased by 11.1% in February).

Prices, however, continue to go up though at a more moderate rate. The median sales price up by 3.8% from last year (up by 5.7% in February) while the average price increased by 4.5% (was up by 8.5% last month).

The inventory of available single-family homes increased from last month by 5 homes to 1041 units for March,  this is 4.8% less than last March.  The current supply of homes is 5.1 months, for March of last year, it was a 5.5 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Estuary of Stuart FL

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos, to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.

The absorption rate fell to 12 months, in February was 16.7 months.  Remaining in a buyer’s market for Sewalls Point single-family homes.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to February 2016, the inventory was 66 homes on the market, 21 pending sales and there were 9 closed sales.  Better activity last March when there was a greater number of homes for sale.

Active listings increased by 18 homes down to 1,766 homes.  This inventory is 2.6% lower than last year.  The current supply of homes is  3.8 months (was also 3.8 months for January) compared to 4.1 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

About The Meadows Homes in Palm City Florida:

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

There are currently 5 homes under contract.  List prices are from $145,000 up to $230,000 for an average of $172,560 which equals $130.47 per sq. ft. of living area.  These homes averaged 12 days on the market before going under contract.

The single-family real estate market in Sewalls Point had weaker sales results as compared to both last month and last year.  The inventory of available homes continues to be an issue being at very low levels.

The absorption rate jumped to 16.7 months, in January was 8.3 months.  Going back towards a stronger buyer’s market for Sewalls Point single-family homes.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to January 2016, the inventory was 67 homes on the market, 15 pending sales and there were 5 closed sales.  Better activity last February tough there is a lower number of available homes for sale this year.

St Lucie County Single Family Homes January 2018 Market Report

St Lucie County Single Family Homes January 2018 Market Report had weaker sales activity compared to last January. Closed sales were down by 3.0% (in December they were up by 3.3%) and new sales under contract (new pending sales) decreased by 2.4% (they were down by 5.3% last month).

Prices, however, continued to rise.  The median and average sales prices up by 11.9% and 8.6% respectively from last January (For December these numbers were up 6.9% and 4.9%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 168 homes down to 1,748 homes.  This inventory is 5.2% lower than last year.  The current supply of homes is  3.8 months (was 3.4 months for December) compared to 4.1 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes January 2018 Market Report

The Martin County Single Family Homes January 2018 Market Report showed mixed results to start the year.  Closed sales were up while pending sales (future closed sale) were off.  Closed sales were up by 11.0% (was down by 7.2% in December).  While new pending sales decreased by 22.0% as compared to January 2017 (Decreased by 23.1% in December).

Prices were mixed with the median sales price down by 2.4% from last year (up by 8.8% in December) while the average price increased by 1.2% (was down by 0.6% last month).

The inventory of available single-family homes increased from last month by 108 homes to 1033 units for December,  this is  8.7% less than last January.  The current supply of homes is 5.0 months, for January of last year, it was a 5.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Home Sales 2017 Yearly Review

The St Lucie County Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had improved market activity for single family homes throughout the year of 2017.   Year to year closed sales was up by 4.3% (was down by 1.6% in 2016) and new sales under contract (new pending sales) increased by 0.8% (was down by 3.8% in 2016).

Both median and average sales prices were up (2016 to 2017) by 13.9% and 10.6% respectively.   Showing strong gains in value, but not quite as much as in the last two years.  These numbers were 16.1% and 15.9% respectively in 2016.

The inventory of available homes for sale decreased by 8.5% from 2016 (When there was a 6.6% increase).  While the months supply of homes dropped to 3.4 months from 3.9 months for 2016.  Still in a strong sellers market for Saint Lucie County.
