Martin County Single Family Homes December 2018 Market Report

The Martin County Single Family Homes December 2018 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 9.4% (were down by 23.0% in November).  While new pending sales decreased by 21.8% as compared to December 2017 (Decreased by 13.1% in November).

However, prices continued their upward march for December.  The median sales price was up by 13.8% from last year (up by 11.3% in November) while the average sales price also increased by 13.8% (was down by 5.6% last month).

The inventory of available single-family homes decreased from last month by 32 homes to 976 units for December,  this is 2.1% greater than last December.  The current supply of homes is 4.7 months, for December of last year, it was also a 4.5 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The absorption rate dropped to 13.4 months, in November it was 34 months.  Still a buyers market for Sewalls Point but trending in the right direction.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to December 2017, the inventory was 46 homes on the market, 13 pending sales and there were 3 closed sales.  A nice little improvement of closed sales for this year, but this is with a considerably larger inventory of available homes for sale.

St Lucie County Single Family Homes November 2018 Market Report continues to show some improvemnt when compared to last year, but also some potential weak spots.  Closed sales were up by 4.2% (in October they were up by 7.0%) and new sales under contract (new pending sales) decreased by 12.6% (they was down by 7.6% last month).

Prices were mixed this month.  The median sales price was up by 1.4% (was up by 4.8% in October).  The average sales price was down by 0.8% (it was up by 8.6% in October).

Listings increased by 122 homes up to 1,956 homes on the market.  This inventory is 20.5% higher than last year.  The current supply of homes is 4.2 months (it was 3.5 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes November 2018 Market Report had considerably weaker sales activity when compared to last year.  Closed sales were down by 23.0% (were up by 24.1% in October).  While new pending sales decreased by 13.1% as compared to November 2017 (Decreased by 14.0% in October).

Prices were mixed for November.  The median sales price was up by 11.3% from last year (up by 15.9% in October) while the average sales price decreased by 5.6% (was up by 10.4% last month).

The inventory of available single-family homes decreased from last month by 9 homes to 976 units for November,  this is 1.0% less than last November.  The current supply of homes is 4.8 months, for November of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The absorption rate jumped to 34 months, in October it was 8.1 months.  An extreme buyers market for Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November 2017, the inventory was 47 homes on the market, 9 pending sales and there were 10 closed sales.  Much stronger activity on a smaller inventory of available homes last year.

St Lucie County Single Family Homes October 2018 Market Report had strong sales activity when compared to last year but new pending sales declined.  Closed sales were up by 7.0% (in September they were up by 10.1%) and new sales under contract (new pending sales) decreased by 7.6% (they were up by 33.1% last month).

Prices continued to rise.  The median and average sales prices up by 4.8% and 8.6% respectively from last October (For September these numbers were up 12.2% and 5.5%).

Active listings increased by 100 homes up to 1,834 homes.  This inventory is 17.0% higher than last year.  The current supply of homes is  3.9 months (was 3.7 months for September) and 3.4 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes October 2018 Market Report continued with strong closed activity but new pending sales were down.  Closed sales were up by 24.1% (was up by 32.2% in September).  While new pending sales decreased by 14.0% as compared to October 2017 (Increased by 54.3% in September).

Prices also increased for October.  The median sales price was up by 15.9% from last year (down by 6.5% in September) while the average sales price increased by 10.4% (was down by 1.9% last month).

The inventory of available single-family homes increased from last month by 111 homes to 985 units for October,  this is 0.6% more than last October of 2017.  The current supply of homes is 4.8 months, for October of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of December 2018, there are 7 homes for sale in Sunset Trace.  These homes have list prices from $160,000 up to $261,900.  This is an average list price of $188,400 or $145.26 per square foot of living area.

There are 5 homes under contract and awaiting settlement.  The list prices ranged from $157,900 up to $179,900.  This works out to an average list price of $169,333 which equals $127.99 per sq. ft. of living area.  These homes were on the market for an average of 35 days prior to going under contract.

In the past 12 months, 43 homes have sold in Sunset Trace.  Sales prices ranged from a low of $125,000 up to $215,000.  This equals an average sales price of $161,577 or $124.27 per sq. ft. of living area.  These homes sold for an average of 97% of their final list price and went under contract in an average of 43 days of being on the market.

 About Sunset Trace in Palm City FL:

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

St Lucie County Single Family Homes September 2018 Market Report continued to show strong sales activity when compared to last year.  Closed sales were up by 10.1% (in August they were up by 14.1%) and new sales under contract (new pending sales) increased by 33.1% (they were down by 5.8% last month).

Prices also continued to rise.  The median and average sales prices up by 12.2% and 5.5% respectively from last September (For August these numbers were up 9.8% and 8.7%).

Active listings increased by 101 homes up to 1,734 homes.  This inventory is 10.8% higher than last year.  The current supply of homes is  3.7 months (was 3.6 months for August) and 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes September 2018 Market Report reported a very strong month for sales volume when compared to last year as well as the past few months.  Closed sales were up by 32.2% (was down by 15.8% in August).  While new pending sales increased by 54.3% as compared to September 2017 (Increased by 15.8% in August).

Prices, however, were down for September.  The median sales price was down by 6.5% from last year (down by 1.4% in August) while the average sales price decreased by 1.9% (was up by 2.2% last month).

The inventory of available single-family homes decreased from last month by 26 homes to 874 units for September,  this is 9.7% less than last September of 2017.  The current supply of homes is 4.3 months, for September of last year, it was a 4.7 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The single-family real estate market in Sewalls Point had a strong month for closed sales but did have a drop in the  number of pending sales.  Pretty good rebound after a very slow August.

The absorption rate plunged to 6.4 months, in August was 17.3 months.  Back into a balanced market for Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September 2017, the inventory was 43 homes on the market, 4 pending sales and there were 4 closed sales.  Much stronger market activity for 2018 in Sewalls Point.

St Lucie County Single Family Homes August 2018 Market Report

St Lucie County Single Family Homes August 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were up by 14.1% (in July they were down by 3.9%) and new sales under contract (new pending sales) decreased by 5.8% (they were up by 2.5% last month).

Prices, however, continued to rise.  The median and average sales prices up by 9.8% and 8.7% respectively from last August (For July these numbers were up 5.1% and 4.1%).

Active listings increased by 63 homes up to 1,633 homes.  This inventory is 2.6% higher than last year.  The current supply of homes is  3.6 months (was 3.5 months for July) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes August 2018 Market Report

The Martin County Single Family Homes August 2018 Market Report had another month of weaker sales when compared to August 2017.  The only positive note was an increase in new pending sales.  (But this is still a very active market.)  Closed sales were down by 15.8% (was down by 1.4% in July).  While new pending sales increased by 8.2% as compared to August 2017 (Decreased by 13.0% in July).

Prices were mixed for August.  The median sales price was down by 1.4% from last year (up by 4.2% in July) while the average sales price increased by 2.2% (was down by 4.5% last month).

The inventory of available single-family homes decreased from last month by 17 homes to 900 units for August,  this is 12.0% less than last August.  The current supply of homes is 4.5 months, for August of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 6 homes for sale in the Meadows in Palm City FL.  List prices range from $169,900 up to $299,000.  This is an average list price of $245,800 which equals $150.99per sq. ft. of living area.

There are currently 2 homes under contract in the Meadows.  These homes were listed for  $305,000 and $309,000.  This is an average list price of $307,000 which is $176.72 per sq. ft. of living area.  These homes averaged 22 days on market before going under contract.

In the past 12 months, there have been 28 sales in the Meadows.  Sales prices ranged from a low of $142,000 up to $400,000.  This is an average sales price of $260,593 or $158.11 per sq. ft. of living area.  These homes went under contract in an average of 27 days and sold for an average of 96% of their final list price.

About The Meadows Homes in Palm City Florida:

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Homebuilding (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

HOA fees in the meadows vary by the type of home, so please look at the listing details view when checking available Meadows homes for sale.  The Meadows is not age restricted and currently allows up to 2 large pets.  Rentals are also allowed with some restrictions.

Children currently attend the Bessey Creek Elementary School, the Hidden Oaks Middle School; and the Martin County High School.
