There are currently 72 active listings (Down by 8 homes from last month)

16 home sales are pending and awaiting close or lender approval (Up by 6 homes from February)

7 Homes sold in February (Increased by 2 homes from February)

The single-family real estate market in Sewalls Point is had better activity than last month but still in a buyers market for March 2019.

The absorption rate dropped to 10.3 months, in February it was 16.0 months.  Remaining in a buyers market for Sewalls Point FL but heading towards a balanced market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March 2018, the inventory was 66 homes on the market, 21 pending sales and there were 9 closed sales.  Stronger closed and pending activity last year with less inventory.

St Lucie County Single Family Homes February 2019 Market Report had weaker sales activity when compared to last year. Closed sales were down by 7.8% (in January they were down by 11.8%) and new sales under contract (new pending sales) decreased by 4.6% (they were also down by 4.6% last month).

Prices. though, continued to rise, though at a more sustainable pace.  The median sales price was up by 9.6% (was up by 5.4% in January).  The average sales price was up by 6.4% (it was up by 5.0% in January).

The number of available home listings decreased by 3 homes to 2,171 homes.  This inventory is 22.8% higher than last year.  The current supply of homes is 4.8 months (it was 3.8 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.
The Estuary of Stuart Florida is very conveniently located on the banks of the North Fork of the Saint Lucie River, just minutes from the Treasure Coast Mall and the shopping and dining areas of the US-1 corridor in Jensen Beach.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.  In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.

Martin County Single Family Homes February 2019 Market Report

The Martin County Single Family Homes February 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 0.6% (were down by 18.4% in January).  While new pending sales decreased by 6.0% as compared to February 2018 (Increased by 7.3% in January).

Prices were mixed for February.  The median sales price was down by 7.9% from last year (up by 10.8% in January) while the average sales price increased by 2.0% (was up by 49.3% last month).

The inventory of available single-family homes increased from last month by 48 homes to 1178 units for February,  this is 13.4% greater than last February.  The current supply of homes is 5.9 months, for February of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Homebuilding (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

HOA fees in the meadows vary by the type of home, so please look at the listing details view when checking available Meadows homes for sale.  The Meadows is not age restricted and currently allows up to 2 large pets.  Rentals are also allowed with some restrictions.

St Lucie County Single Family Homes January 2019 Market Report had weaker sales activity when compared to last year. Closed sales were down by 11.8% (in December they were down by 17.2%) and new sales under contract (new pending sales) decreased by 4.6% (they were down by 7.2% last month).

Prices. though, continued to rise, though at a more sustainable pace.  The median sales price was up by 5.4% (was up by 5.5% in December).  The average sales price was up by 5.0% (it was down by 6.6% in December).

The number of available home listings increased by 259 homes to 2,174 homes.  This inventory is 24.4% higher than last year.  The current supply of homes is 4.8 months (it was 3.8 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes January 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 18.4% (were down by 9.4% in December).  While new pending sales increased by 7.3% as compared to January 2018 (Decreased by 21.8% in December).

However, prices continued their upward march for January.  The median sales price was up by 10.8% from last year (up by 13.8% in December) while the average sales price also increased by 49.3% (was up by 13.8% last month).

The inventory of available single-family homes increased from last month by 154 homes to 1130 units for January,  this is 9.4% greater than last January.  The current supply of homes is 5.7 months, for January of last year, it was 5.0 months supply.  We’re still in a seller’s market for Martin County single-family home sales, though very close to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had weaker market activity for single family homes throughout the year of 2018 when compared to last year.   Year to year closed sales were down by 0.6% (were up by 4.3% in 2017) and new sales under contract (new pending sales) decreased by 1.5% (were up by 0.8% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.3% and 7.1% respectively.   Showing strong gains in value, but not quite as much as in the last few years.  These numbers were 13.9% and 10.6% respectively in 2017.

The inventory of available homes for sale decreased by 20.8% from 2017 (When there was an 8.5% increase).  While the supply of homes increased to 4.2 months from 3.4 months for 2017.  Still in a strong seller’s market for Saint Lucie County.

The Martin County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors showed weaker sales activity when compared to 2017 for the Martin County single-family housing market.   Year to year closed sales were down by 2.0% (were up by 2.7% in 2017) and new sales under contract (new pending sales) decreased by 7.1% (was down by 0.3% in 2017).

Both median and average sales prices continued to rise (2017 to 2018) by 5.2% and 3.5% respectively.  This rate while positive is not as high as last year which was 8.7% and 9.4% respectively in 2017.

The inventory of available homes for sale increased by 2.2% from 2017.  While the supply of homes increased to 4.7 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

Cabana Point in Stuart FL

Cabana Point is an older Stuart community located between the South Fork of the Saint Lucie River and Kanner Hwy.  This community had its first home built in 1958 and the most recent one was built in 2007.  This small community has 40 homes (all but one are single-family homes) and two remaining vacant lots (neither for sale at the time this is being written).   28 of these home sites are waterfront with access to the ocean or to Lake Okeechobee from a canal or the banks of the Saint Lucie River.  The remaining non-waterfront homes have access through a community boat ramp.

Cabana Point in Stuart FL

This is a non-HOA community with no fees.  This is an older community with many of the homes back from the age of smaller CBS style cabana homes.  Though, as time passes, many of these homes are being torn down and replaced with spacious 2 story modern waterfront homes that are in high demand.  Current home sizes range from the largest one which is a 2 story 3,100 sq. ft. (under air), 9 bedrooms, 6 bathrooms estate down to a 2 bedroom, 2 bath home with just over 1,000 sq. ft. of living area.

The single-family real estate market in Sewalls Point had a large increase in inventory and with pending sales.  Hopefully, this will translate to more closed sales in the near future.

The absorption rate rose to 15.2 months, in December it was 13.4 months.  Still a buyers market for Sewalls Point but trending in the right direction.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to December 2018, the inventory was 50 homes on the market, 10 pending sales and there were 6 closed sales.  Considerably greater inventory this year with fewer sales, but better-pending activity.

St Lucie County Single Family Homes December 2018 Market Report

St Lucie County Single Family Homes December 2018 Market Report had weaker sales activity when compared to last year. Closed sales were down by 17.2% (in November they were up by 4.2%) and new sales under contract (new pending sales) decreased by 7.2% (they was down by 12.6% last month).

Prices. though, continued to rise.  The median sales price was up by 5.5% (was up by 1.4% in November).  The average sales price was up by 6.6% (it was down by 0.8% in November).

The number of available home listings decreased by 41 homes to 1,915 homes.  This inventory is 20.8% higher than last year.  The current supply of homes is 4.2 months (it was 3.4 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
