As of February 2020, there are 22 active properties for sale in Heritage Ridge in Hobe Sound, FL.  List prices range from $100,000 up to $299,900.  This is an average list price of $183,600 which equals $135.89 per sq. ft. of living area.

There are 6 homes under contract.  These were listed with prices from $125,000 up to $165,000.  This works out to an average list price of $150,800 or $125.75 per sq. ft. of living area.  These properties averaged 34 days on the market before going under contract.

St Lucie County Single Family Home Sales 2019 Yearly Review

The St Lucie County Single Family Home Sales for 2019 as reported by Florida Realtors indicates that Saint Lucie County had stronger market activity for single family home sales throughout the year of 2019 when compared to 2018.   Year to year closed sales were up by 6.7% (were down by 0.6% in 2018) and new sales under contract (new pending sales) increased by 6.1% (were down by 1.5% in 2018).

Both median and average sales prices were up for 2019 by 5.9% and 4.0% respectively.   Showing solid gains in value, but not quite as strong as last year.  These numbers were 7.3% and 7.1% respectively in 2018.

The inventory of available homes for sale decreased by 9.3% from 2018 (When there was an 20.8% decrease).  While the monthly supply of homes decreased to 3.5 months from 4.2 months for 2018.  Remaining in a strong seller’s market in Saint Lucie County.

Martin County Single Family Home Sales 2019 Yearly Review

The Martin County Single Family Home Sales for 2019 as reported by Florida Realtors showed slightly weaker sales activity when compared to 2018 for the Martin County single-family housing market.   Year to year closed sales were down by 0.2% (were down by 2.0% in 2018) and new sales under contract (new pending sales) increased by 2.6% (was down by 7.1% in 2018).

Both median and average sales prices continued to rise (2018 to 2019) by 3.1% and 1.1% respectively.  This rate while positive is not as high as last year which was 5.2% and 3.5% respectively in 2018.

The inventory of available homes for sale decreased by 4.8% from 2018.  While the monthly supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Florida Single Family Home Sales for 2019 as reported by Florida Realtors shows that this last year continued the positive momentum with a improved rate from the previous year.   Year to year closed sales were up by 5.9% (was up by 2.2% in 2018) and new sales under contract (new pending sales) increased by 5.2% (was up by 0.3% in 2018).

Both median and average sales prices were up (2018 to 2019) by 3.7% and 2.3% respectively.   Showing continued gains in value though at a lower rate than last year.  These numbers were 7.2% and 6.9% respectively in 2017.

The inventory of available homes for sale decreased by 11.4% from 2018.  While the month’s supply of homes decreased to 3.4 months.  Indicating that Florida single-family homes remain in a strong seller’s market.

St Lucie County Single Family Homes December 2019 Market Report

The December 2019, the St Lucie County Single Family Home Market showed strong sales activity for the end of 2019. Closed sales were up by 35.5% for the month (in November they were unchanged). New sales under contract (new pending sales) increased by 15.6% (they were up by 22.3% last month).

Prices were also up for the month.  The median sales price was up by 6.5% (was up by 9.8% in November).  The average sales price was up by 5.8% (it was up by 10.8% in November).

The number of available home listings decreased by 23 homes to 1,761 homes.  This inventory is 9.3% less than last year.  The current supply of homes is 3.5 months (it was 4.2 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes December 2019 Market Report had a second consecutive strong month of sales activity when compared to last year.  Closed sales were up by 18.3% from last month (were up by 27.0% in November).  While new pending sales decreased by 7.0% as compared to December 2018 (they increased by 10.7% in November).

Prices were down for December (2’nd month in a row.)  The median sales price was down by 4.3% from last year (it was down by 6.6% in November) while the average sales price decreased by 0.8% (it was down by 0.7% last month).

The inventory of available single-family homes increased from last month by 38 homes to 902 units for December, this is 4.8% less inventory than last December.  The current supply of homes is 4.5 months.  For December of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes November 2019 Market Report had a surprisingly strong month of sales activity when compared to last November.  Closed sales were up by 27.0% from last month (were up by 1.5% in October).  While new pending sales increased by 10.7% as compared to November 2018 (they increased by 18.0% in October).

Prices were down for November.  The median sales price was down by 6.6% from last year (was up by 0.9% in October) while the average sales price decreased by 0.7% (was down by 2.6% last month).

The inventory of available single-family homes decreased from last month by 34 homes to 864 units for November,  this is  11.5% less inventory than last November.  The current supply of homes is 4.4 months.  For November of last year, it was a 4.8 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were mixed for October.  The median sales price was up by 0.9% from last year (up by 18.9% in September) while the average sales price decreased by 2.6% (was up by 24.9% last month).

The inventory of available single-family homes increased from last month by 27 homes to 898 units for October,  this is  9.3% less inventory than last October.  The current supply of homes is 4.6 months.  For October of last year, it was a 4.8 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community.   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area.  Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area.  Wellesley models have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally, the Villas in Sunset Trace offer attached single-family homes with 3 Bedrooms, 2 and ½ baths and a one-car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full-size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace. Children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

As of November 2019, there are 2 homes for sale in the Heronwood community in the Martin Downs Country Club in Palm City FL.  These homes have list prices of $298,900 and $349,000.  This is an average list price of $323,950 which also equals $176.18 per sq. ft. of living area.

There is one home currently under contract.  The list price was $394,000 which is $136.47 per sq. ft. of living area.  This home was on the market for 34 days prior to going under contract.

The 34996 zip code area of the Stuart Florida residential real estate had a lower number of closed sales from last month.  The inventory of available homes for sale also continues to decrease.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for October jumped up to 10.7 months as compared to 7.4 months for last month.  Now, transitioning into a buyer’s market for this segment of the Martin County single-family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7-month absorption rate.

The numbers for October 2018 were: 158 active listings, 21 pending sales, and 14 closed sales.  A greater number of sales last year.  But, this was also with a considerably greater inventory of available homes for sale.

The Palm City FL, zip code 34990 residential real estate market had slightly weaker sales and pending sales activity when compared to last month but remains a very active segment of the Martin County single-family real estate market.
The monthly absorption rate dropped to 3.9 months from 3.5 months in September.  Remaining in a strong seller’s market for the Palm City zip code 34990 area, though approaching a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2018 numbers were:  357 active listings, 106 pending sales, and 73 closed sales.  Considerably stronger closed and pending sales this year on a significantly smaller inventory of available Palm City homes for sale.
