St Lucie County Single Family Homes May 2021 Market Report

The May 2021, St Lucie County Single Family Home market had strong sales activity but is indicating weaker future activity as the inventory shrinks with fewer available homes for sale. Closed sales were up by 65.7% for the month compared to last year (in April they were up by 47.3%). New sales under contract (new pending sales) decreased by 26.6% (they were up by 34.6% last month).

Prices continued to rise sharply.  The median sales price was up by 26.4% (was up by 20.7% in April).  The average sales price was up by 37.0% (it was up by 30.2% in April).

The number of available home listings increased by 61 homes to 881 homes.  This inventory is 43.9% less than last year.  The current supply of homes is only 1.5 months (it was 3.3 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes May 2021 Market Report

The Martin County Single Family Homes Market Report had mixed sales activity when compared to last May. Closed sales were up by 105.3% from last year(were up by 58.9% in April).  While new pending sales decreased by 20.4% as compared to last year (increased by 92.6% last month).

Prices were up significantly for May.  The median sales price was up from last year by 28.7% (it was up by 39.2% in April) while the average sales price increased by 84.7% (it was up by 100.8% last month).

The inventory of available single-family homes increased by 12 homes from last month to 352 homes. This is 61.0% less inventory than last May.  The current supply of homes is only 1.4 months.  For May of last year, it was a 4.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Conveniently located adjacent to the tennis courts and the golf course with many units having both golf and lake views.  Only a short walk to the magnificent full-service clubhouse and pool as well as access to the community docks. River Watch is located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line.  These are single-family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area.  Many homes have private docks and access to the Intracoastal Waterway which is also known as the Indian River.  There are 30 homes in this community off of Aqua Ra Road which accesses both subdivisions from A-1-A.

The gated Stuart FL community of Coral Lakes is off Willoughby Blvd between Pomeroy Street and Salerno Road.  Communities like this are no longer being developed in most centrally located areas as all of the lots are a minimum of a ½ acre and a number are over an acre.

The April 2021, St Lucie County Single Family Home market continues to show impressive yearly improvements with very strong sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 47.3% for the month compared to last year (in March they were up by 7.7%). New sales under contract (new pending sales) increased by 34.6% (they were up by 37.1% last month).

Prices were also up for the month.  The median sales price was up by 20.7% (was up by 15.8% in March).  The average sales price was up by 30.2% (it was up by 18.4% in March).

The number of available home listings increased by 85 homes to 820 homes.  This inventory is 53.8 % less than last year.  The current supply of homes is only 1.4 months (it was 3.6 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were up significantly for April.  The median sales price was up from last year by 39.2% (it was up by 30.4% in March) while the average sales price increased by 100.8% (it was up by 70.8% last month).

The inventory of available single-family homes remained unchanged from last month at 340 homes. This is 64.8% less inventory than last April.  The current supply of homes is only 1.4 months.  For April of last year, it was a 4.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

River marina is a newer community consisting of 84 single-family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single-family homes in River Marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently, only about 47 townhomes have been built with plans for a total of approximately 220 units. Prices were also up for the month.  The median sales price was up by 15.8% (was up by 17.0% in February).  The average sales price was up by 18.4% (it was up by 24.2% in February).

The number of available home listings decreased by 142 homes to 765 homes.  This inventory is 59.5% less than last year.  The current supply of homes is only 1.4 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were up significantly for March.  The median sales price was up from last year by 30.4% (it was up by 12.9% in February) while the average sales price increased by 70.8% (it was up by 14.4% last month).

The inventory of available single-family homes decreased from last month by 10 homes to 340 homes for March. This is 64.9% less inventory than last March.  The current supply of homes is only 1.5 months.  For March of last year, it was a 4.7 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Estuary of Stuart FL contains both homes and condos.  Here is the April 2021 market report for this gated community:

Homes

There is 1 home for sale in the Estuary.  The list price is $434,500 which equals $281.23 per sq. ft. of living area.

There are 3 homes currently under contract.  List prices ranged from $495,888 up to $740,000. This is an average list price of $578,629 or $273.14 per sq. ft. of living area.  These homes were on the market for an average of 82 days before going under contract.

In the past 12 months, 7 Estuary homes have sold.  Sales prices ranged from $334,000 up to $860,000.  This equals an average sales price of $543,286 which works out to $228.97 per sq. ft. of living area. These homes sold for an average of 97% of list price and went under contract in an average of 112 days.

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.

In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.

Homes consist of both 2 and 3 bedroom single-family homes ranging in size from 1,714 to 1,542 square feet of living area. All of the homes include a single-car garage. As of January 2019, the HOA fees were $240 per month. These fees include security, landscaping and lawn maintenance, exterior pest control, trash pickup and basic cable TV service.

St Lucie County Single Family Homes February 2021 Market Report

The February 2021, St Lucie County Single Family Home market continues to show yearly improvements with strong sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 21.6% for the month compared to last year (in January they were up by 21.9%). New sales under contract (new pending sales) increased by 8.6% (they were up by 9.6% last month).

Prices were also up for the month.  The median sales price was up by 17.0% (was up by 17.4% in January).  The average sales price was up by 24.2% (it was up by 16.8% in January).

The number of available home listings decreased by 81 homes to 907 homes.  This inventory is 51.7% less than last year.  The current supply of homes is only 1.7 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes February 2021 Market Report

The Martin County Single Family Homes Market Report shows improved activity when compared to last February. Closed sales were up by 21.8% from last year(were up by 20.8% in January).  While new pending sales increased by 21.1% as compared to last year (increased by 22.5% last month).

Prices were also up for February.  The median sales price was up from last year by 12.9% (it was up by 10.7% in January) while the average sales price increased by 14.4% (it was up by 45.6% last month).

The inventory of available single-family homes decreased from last month by 134 homes to 350 homes for February. This is 62.1% less inventory than last February.  The current supply of homes is only 1.5 months.  For February of last year, it was a 4.6 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
