6 Mortgage Shopping Myths

Mortgage shoppers hear many strange tales about the home loan-shopping process. Here are 6 common myths about shopping for a mortgage and the facts you should know:

Myth: Shopping for a mortgage loan will hurt your credit score.

Fact: Credit scoring companies know most people want to shop around for a mortgage or car loan. That’s why their formulas allow a window of time during which multiple inquiries about your credit will be counted as only one inquiry. If you stay within that window, you don’t have to worry about shopping for a loan from multiple lenders.

Myth: All lenders sell your personal information to telemarketers.

Fact: When you apply for a loan and the lender checks your credit history, the credit reporting company may sell your name and telephone number to other lenders. These names and telephone numbers are known as “trigger leads.”

If you’re shopping for a loan and don’t want to become a trigger lead, you can submit a form online at OptOutPrescreen.com. This will help to keep your information private and ensure the credit bureaus won’t sell your information as a trigger lead.

Myth: Everyone can qualify for the low-interest rates advertised on television.

Fact: Advertised interest rates may require that you have a very high credit score or pay a lot of upfront fees that add to the cost of your loan.

The best way to find out exactly what interest rates you’ll qualify for is to shop around and compare loan offers from multiple lenders. The rates you’ll be offered will depend on your credit score, the type of loan you want and your down payment (or the equity in your home) as a percentage of the amount you want to borrow.

Myth: If the Federal Reserve raises interest rates, mortgage interest rates will go up.

Fact: The Federal Reserve sets bank interest rates, not mortgage interest rates. While the Fed doesn’t directly control long-term interest rates for mortgages, auto loans, credit cards or other types of consumer loans, the interest rates on those types of loans can be affected by the Fed’s decisions, actions and statements. But keep in mind that if you have a fixed-rate loan, the rate won’t change no matter what the Fed does. Myth: The loan that has the lowest interest rate or lowest monthly payment is always the best loan.

Fact: Mortgage loans are not all alike. Some have a fixed interest rate while others have an adjustable rate. It’s important to compare more than just the interest rate and monthly payment when shopping for a mortgage. Be sure to look at the loan’s costs and fees, as well as the terms of the loan. For example, some mortgages may offer a low initial monthly payment but require a balloon payment. Or a loan may have an interest-only period, after which your monthly payment will rise dramatically. And some have less expensive costs and fees, which may make sense for your situation.

Myth: I may be required to pay a large sum of money upfront to guarantee my loan approval.

Fact: The federal government has warned borrowers to be aware of so-called “advance fee loan scams,” in which a lender guarantees that the borrower will be approved for a loan after the borrower pays a hefty upfront fee. Be wary if a lender asks for you to send or wire a large upfront payment to “guarantee” your loan approval. This may be a sign of a scam.

Reputable lenders may charge modest fees to review your credit report and conduct an appraisal during the loan approval process, but they typically won’t approve a loan until they’ve reviewed your financial situation.

Home Drinking Water Treatment

Every so often you hear a report about problems with the water quality in your community. It seems that the important elements involved in sustaining human life are constantly under attack. The big three are what we EAT, BREATHE and DRINK. This article is not going to grind on you about what you eat, other news sources are in charge of that one. Al Gore is in charge of attempting to halt the damage we are doing to our air. My goal is to get you to do something about the water you drink. You do drink lots of water, right?

My favorite option is reverse osmosis (RO) for purifying drinking water in the home. You can recognize an RO system by its tank usually located beneath the kitchen sink. Historically, RO has been used extensively in desalination projects (turning seawater into drinking water) but it is also very effective for treating water quality problems on a smaller scale. The levels of many dissolved compounds and suspended matter present in water can be efficiently reduced by RO treatment, including organic, inorganic, bacteria and particulates. RO is based on the process of osmosis. Osmosis involves the movement of water from one side of a membrane (a plastic film) to the other. To make the process work, pressure is applied to the contaminated water, forcing water through the membrane. Since contaminants are separated from the water as it moves across the membrane, purer water collects on the other side of the membrane. The purified water that accumulates can then be stored in the tank for use as needed.

Basic components of an RO system should include a filter to remove larger matter and an activated carbon filter to remove residual taste and odor; an RO module containing the membrane; piping and valves to connect the system. To continually perform well, RO systems, like other home water treatment devices, require ongoing maintenance. Filters need to be replaced on a regular basis. The length of time between changing filters will depend on the incoming water quality, especially the concentration of solids. The membrane typically lasts for several years, depending on operating conditions, membrane type and filter performance. As a rule, your RO system should be serviced every six months to a year without fail.

One disadvantage of RO is a large amount of contaminated wastewater generated. This wastewater is routed to your drain line so you don’t even know the waste is occurring. The amount of wastewater can be as much as 50 to 90 percent of the incoming water. However, since the amount of drinking water used in a home is relatively small, a high percentage of wasted water is not a big concern to most people. Continuing to drink poor-quality water year after year is what we should be most concerned about.

Low interest on 15-year mortgages brings many refinancing deals!

Mortgage interest rates are the lowest in half a century, and the 15-year rate is the lowest of all.

Some mortgages are being offered at 3.75 percent for the 15-year. A year ago, the average rate was 4.68 percent.

In the past, many people would have opted for a 15-year instrument instead of one for 30 years, but couldn’t afford the higher monthly payments. The gap in monthly payments has now decreased.

A 30-year mortgage holder on a $200,000 loan at 7 percent would pay about $1,330 in principal and interest for 30 years. If the $200,000 mortgage was taken at 3.75 percent interest, the monthly payment would be just $124 more, or $1,454 for only 15 years.

Twenty-year loans have also become a good choice. At today’s rates, a borrower with a 30-year loan at 6.5 percent, and a $200,000 principal balance, could save some $70,000 in interest over the life of a shorter 20-year mortgage.

According to HSH Associates, a publisher of mortgage and consumer loan information, the shorter terms are especially attractive to people who want to build equity more quickly and those who want to pay off mortgages in a shorter period of time. About one-third of refinancers are moving to 15-year or 20-year loans.

One lender, quoted in USA Today, says more homeowners who are in their middle years are applying for 15-year mortgages. Their income is higher now than it will be at retirement, and they can afford to pay off the loan before they retire.

About a quarter of residential properties are now worth less than the amount owed on a mortgage. If they can afford it, some people are paying cash upfront to move from a more-expensive mortgage to a cheaper, shorter-term loan.
