The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory is at the lowest level that I have seen for Hobe Sound condos ever.  We have a greater number of pending sales than we have active listings!

The current absorption rate is 2 months (Last month it was 6.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that March not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The March 2014 numbers were: 22 active listings, 7 pending sales and 3 closed sales.  Much stronger activity this year, especially as a percentage of activity when compared to available listings.

Commentary:

The Martin County Florida Condo Market for October 2013 showed better numbers than in previous years on a year to year comparison.  Still a bit slower than we would like.  Inventory increased this month to 546 units (the second month in a row with gains).  It was back in 2005 when we had steady inventory levels below 600 units.  The median sales price decreased significantly in October to one of the lowest numbers in years.  This value is more a result of the mix of sales for October which were mostly in the lower price ranges, rather than a decrease in values.   Currently, prices on average appear to be holding steady with different communities showing some small gains (as well as some losses) depending on the individual community.

The one month absorption rate decreased to 9.93 months from last months 10.04 months, while the three-month average is now at 9.81 months.  The condo market for Martin County continues to be a buyers market.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Potential higher interest rates remain troubling for the market in general, but is not as strong an issue for our condo market as we have a fairly high percentage of cash buyers.  Though, uncertainty with the economy is a big factor for vacation buyers potentially using their discretionary spending for these purchases.

As of July, 2013:
There are currently 8 active home listings for sale in Danforth.  Prices range from $299,500 to $450,000.  The average price is $368,412 which represents $149.62 per square ft. of living area.  None of these homes are foreclosures or short sales.

  4 homes are currently under contract.  No bank owned or short sales in this group.  Listing prices range from $269,000 to $325,000.  The average price is $303,000 at a sq. ft. of living area cost of $142.74. 

In the past 12 months 28 homes have sold in Danforth, indicating a very active market.  The sales prices ranged from $192,000 to $450,000.  6 of these homes were bank owned and 4 were foreclosures.  The average sales price was $284,675 at $113.24 per sq. ft.

Danforth in Palm City Florida is wonderful family subdivision with 335 homes of all sizes and shapes with a wonderful family friendly neighborhood feel.  Well located in palm City off SW Martin Highway and within walking distance of both the Palm City Elementary and Hidden Oaks Middle Schools.  Both of these schools are top rated in the Martin County school system as well as in the State of Florida.

Many homes are lakefront with beautiful views and a wonderful private feeling, yet this community is within a mile of the new Publix and also close to restaurants and medical facilities.  Also just a couple of minutes to Florida’s Turnpike for those wishing to either commute or to make a short trip to West Palm Beach or other points just North or South.


Danforth features low HOA fees of $304.00 per quarter (as of Sept. 2012).  Construction in Danforth was first completed in 1990 with most homes dated from then to the late 1990’s and at least one home completed in 2001.  This planned unit development (PUD) was developed by Danforth Development Inc. and various builders took part in the construction of the homes.  Here is the Danforth Home Owners Association web site.

As of April 18 2013, there are 6  homes available for sale with listing prices from $334,000 to $469,000 at an average price per square foot of living area of $135.41.

One home is pending and awaiting close.  The home was offered for $437,000 or $100.16 per sq. ft.

In the past 12 months, 5 homes have sold in Lake Tuscany ranging in sales price from $230,000 to $400,000 at an average of $98.22 per sq. ft. of living area.

April 2013 Market Report Lake Tuscany in Stuart Florida is a newer subdivision just to the west of I-95 in Martin County, Florida.  The homes in Lake Tuscany were mostly completed between 2004 to 2005.  This attractive subdivision is set up with a gated entrance and all 98 homes in Lake Tuscany are on Panther Trace which makes a large circle around the lake in the center.  Homes range from 3 Bedroom, 3 Bath or 4 BR 2 Baths of around 2100 sq. ft. of living area to spacious 6 Bedroom, 4 Bathroom 2 story homes with lofts and theater rooms with pools by the lakeside along with 3 car garages.  All are high quality homes built by local builder Mercedes Homes.

Families in Lake Tuscany enjoy Martin County’s ‘A’ rated schools in the following schools: Crystal Lake Elementary, David L Anderson Middle School and South Fork High School.  Shopping is only minutes away and there’s easy access to Martin County’s waterways and just a short drive to the many public beaches.
