The March 2016 Monthly Market Detail St Lucie County Townhouses and Condos shows reduced activity from March of last year.  Closed sales were down 23.1% from last year (was down 22.3% in February) while new sales under contract (new pending sales) decreased by 7.5% (was down by 24.1% in February).

The median sales price increased by 9.2% (was down by 10.4% in February) while the average sales price was down by 2.8% (decreased 7.2% in February).  This is the first month in 2016 with some increase in prices for this segment of the St Lucie County real estate market.

The inventory of available townhouses and condos decreased by 12 units from last month to 655 units, which is 3.1% greater than March 2015. The current supply of inventory remained unchanged from last month at  6.6 months, which is 6.5% greater than last year.  The St Lucie County townhouses and condos market remains in basically a balanced market and leaning towards going into a buyers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

March 2016 Monthly Market Detail Martin County Townhouses and Condos  showed reduced sales volume primarily because of lower inventory and a continued rise in values.  Closed sales were down by 11.2% (was down by 2.0% in February) and new sales under contract (new pending sales) were down by 5.9% from March 2014 (decreased by 7.5% in February).  Though this is still a very active real estate market.

The median sales price was up by 26.6% (was up by 2.1% in February) while the average sales price increased by 40.3% (was up by 13.3% in February) as compared to March of 2015.  Very strong price gains that are impacting some folks ability to afford condos and townhouses in Martin Count.

The inventory of available townhouses and condos dropped by 13 units to 398 properties as compared to last month.  The second monthlyt drop after three straight months of increased inventory. This is 7.0% below the March 2015 inventory.  Currently, there’s a 4 month supply of inventory (a 2.4% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.

The March 2016 Monthly Market Detail Florida Townhouses and Condos is now in a balanced market and not the super heated activity as we have experienced for the past two years.  Closed sales were down by 7.1% as compared to last months decrease of 5.4% and new sales under contract (new pending sales) decreased by 10.1% (In February there was a 10.5% decrease).  While on the single family side of the Florida real estate market this decrease in volume can be attributed to inventory, for condos and townhouses it appears to be strictly price related as the inventory has been gaining in the past few months.

The median sales price continued to rise, by 3.3% (up by 5.6% in February), while the average sales price decreased by 3.9% (was down 1.4% in February).  It appears that prices may not continue to rise very rapidly for this segment of the Florida real estate market.

The inventory increased by 6.7% from March of last year.  For March 2016 we have 6.3 months of inventory (was also 6.3 months in February) and compared to 6.0 for March 2015.  First time in two years that we are seeing an increase in inventory as well as being out of a sellers market.

The February 2016 Monthly Market Detail St Lucie County Townhouses and Condos had a difficult second month of 2016 with reduced sales volume as well as property prices when compared to last year.  Closed sales were down 22.3% from last year (was down 4.9% in January) while new sales under contract (new pending sales) decreased by 24.1% (was down by 33.3% in January).

The median sales price decreased by 10.4% (up by 3.2% in January) while the average sales price was down by 7.2% (increased 10.0% in January). Not good news for sellers of townhouses and condos in St Lucie County.

The inventory of available townhouses and condos increased by 124 units from last month to 667 units, which is 2.5% greater than February 2015. The current supply of inventory increased to 6.6 months as compared to last month’s 5.9 months, which is still 4.8% more than last year.  The St Lucie County townhouses and condos market is now back into a buyers market for at least this month. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

February 2016 Monthly Market Detail Martin County Townhouses and Condos  continues with slower sales volume as compared to the past two years while continuing to show impressive price gains.  Closed sales were down by 2.0% (was down by 20.2% in January) and new sales under contract (new pending sales) were down by 7.5% from February 2014 (decreased by 33.9% in January).  These sales results are an improvement from last month.

The median sales price was up by 2.1% (was up by 39.1% in January) while the average sales price increased by 13.3% (was up by 36.8% in January) as compared to February of 2015.

The inventory of available townhouses and condos dropped by 57 units to 411 properties as compared to last month.  The first drop after three straight months of increased inventory. This is still 13.8% below the February 2015 inventory.  Currently, there’s a 4.1 month supply of inventory (a 10.9% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  Signs are strong for another increase spurt in sales activity for this sector.

The inventory increased by 6.0% from February of last year.  For February 2016 we have 6.3 months of inventory (was 5.9 months in January) also compared to 6.1 for February 2015.  First time in two years that we are seeing an increase in inventory as well as being out of a sellers market.

The January 2016 Monthly Market Detail St Lucie County Townhouses and Condos continues to show strong activity but not quite as robust as compared to January of last year.  Closed sales were up 4.9% from last year (was down 2.8% in December) while new sales under contract (new pending sales) decreased by 33.3% (was up by 5.6% in December).

The median sales price increased by 3.2% (up by 0.9% in December) while the average sales price was up by 10.0% (decreased 9.9% in December).  Somewhat mixed signals for the first month of 2016 for prices for St Lucie County townhouses and condos.

The inventory of available townhouses and condos increased by 90 units from last month to 543 units, which is 8.8% less than January 2015. The current supply of inventory increased to 5.9 months as compared to last month’s 5.1 months, which is still 21.2% lower than last year.  The St Lucie County townhouses and condos market continues as a sellers’ market but just barely. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

January 2016 Monthly Market Detail Martin County Townhouses and Condos  began 2016 with dissapointing closed volumes while also showing some very heft price increases.  Closed sales were down by 20.2% (was up by 1.8% in December) and new sales under contract (new pending sales) were down by 33.9% from January 2014 (decreased by 23.9% in December).  These decreases in closed and pending sales are a bit troubling for future months.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 39.1% (was up by 27.1% in December) while the average sales price increased by 36.8% (was up by 9.2% in December) as compared to January of 2015.

The inventory of available townhouses and condos jumped up by 57 units to 468 properties as compared to last month.  The third straight month of increased inventory, though this is still 14.4% below the January 2015 inventory.  Currently, there’s a 4.4 month supply of inventory (a 6.4% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  It will be interesting to see what happens as the inventory increases if sales continue their slower pace.

The inventory increased by 1.5% from January of last year.  For January 2016 we have 5.9 months of inventory (was 5.4 months in December) also compared to 6.2 for January 2015.  Just about into a balanced market, as a 6 months inventory supply is considered a balanced market.

The median sales price increased by 0.9% (up by 12.4% in November) while the average sales price was down by 9.9% (increased 3.2% in November).  Somewhat mixed signals for the final month of 2015 for prices for St Lucie County townhouses and condos.

The current supply of inventory decreased to 5.1 months as compared to last month’s 5.3 months, which is 21.2% lower than last year.  The St Lucie County townhouses and condos market continues as a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

December 2015 Monthly Market Detail St Lucie County Single Family Homes showed some improvement from last months slow sales volume.  Closed sales were up by 0.2% (in November they were down by 13.3%) and new sales under contract (new pending sales) decreased by 17.9% (they were down by 21.0% last month).

While the median and average sales prices continue their relentless march higher with increases of 19.2% and 16.4% respectively from last December (For November these numbers were 10.8% and 17.2%). Very strong price increases continue as the demand for quality condos and townhouses remain high.

Active listings increased in December (from last month) by 4 homes to 1,754, now approaching similar levels from last year with this month 0.3% higher than last year..  The current supply of inventory is 3.8 months (a 3.7% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

December 2015 Monthly Market Detail Martin County Townhouses and Condos  showed a somewhat slight improvement after two slower months of sales activity.  Closed sales were up by 1.8% (was down by 18.7% in November) and new sales under contract (new pending sales) were down by 23.9% from December 2014 (decreased by 5.7% in November).  The decrease in pending sales is a bit troubling for future months.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 27.1% (was up by 18.4% in November) while the average sales price increased by 9.2% (was up by 38.2% in November) as compared to December of 2014.

The inventory of available townhouses and condos has increased by 13 units to 411 properties from last month.  The second month of increased inventory, though this is still 19.3% below the December 2014 inventory.  Currently, there’s a 3.8 month supply of inventory (a 19.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  The reduced inventory along with the strong demand continues to impact prices in Martin County.

The median sales price was up again by 5% (up by 7.1% in November), while the average sales price declines by 2% (was up 8.2% in November).  After some very strong price increases for the past two years, this rate of increase seems to be moderating for this month.

The inventory decreased by 1.8% from December of last year.  For December 2015 we have 5.4 months of inventory (was 5.5 months in November) also was 5.9 from last December.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

The November 2015 Monthly Market Detail St Lucie County Townhouses and Condos came back strong from a weak October.  Closed sales were up 26.1% from last year (was down 5.4% in October) while new sales under contract (new pending sales) increased by 39.0% (was up by 1.8% in October).

The median sales price increased by 12.4% (down 6.1% in October) while the average sales price was u[p by 3.2% (was unchanged in October).  After an off October, prices have once again resumed their climb.

The inventory of available townhouses and condos increased by 6 units from last month to 562 units, which is still down from last November by 16.7%. Current supply of inventory remained unchanged from last month’s 5.3 months. This is 19.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, though approaching a balanced one. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

November 2015 Monthly Market Detail Martin County Townhouses and Condos  is showing weaker closed activity year to year for the second month in a row.  Closed sales were down by 18.7% (was down by 5.7% in October) and new sales under contract (new pending sales) were down by 5.7% from November 2014 (decreased by 12.9% in October).

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 18.4% (was up by 4.0% in October) while the average sales price increased by 38.2% (was down by 2.2% in October) as compared to November of 2014.

The inventory of available townhouses and condos has increased by 25 units to 398 properties from last month.  It’s good to see some increased inventory, though this is still 20.3% below the November 2014 inventory.  Currently, there’s a 3.7 month supply of inventory (a 20.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

Both median and average sales prices continue their increases, with rises of (year to year) 7.1% and 8.2% respectively (in October they were up by 7.2% and 2.4%).  Prices continue to increase at a moderate pace.

The inventory decreased by 7.7% from November of last year.  For November 2015 we have 5.5 months of inventory (was 5.3 months in October) also was 6.0 from last November.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

The median sales price decreased by 6.1% (down 5.4% in September) while the average sales price was unchanged (was up by 9.5% in September).  Prices have now stopped increasing and are correcting a bot from their previous values.

The inventory of available townhouses and condos decreased by 6 units from last month to 556 units, which is also down from last October by 16.3%. Current supply of inventory remained unchanged from last month’s 5.3 months. This is 16.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, though approaching a balanced one. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  This market is one of the only Treasure Coast segments to see a drop in inventory for October.

October 2015 Monthly Market Detail Martin County Townhouses and Condos

October 2015 Monthly Market Detail Martin County Townhouses and Condos  is showing weaker closed activity year to year.  Closed sales were down by 5.7% (was down by 13.6% in September) and new sales under contract (new pending sales) were down by 12.9% from October 2014 (decreased by 17.4% in September).

Prices continue to increase, though at a greatly reduced rate from the previous two months.  The median sales price was up by 4.0% (was up by 13.7% in September) while the average sales price decreased by 2.2% (was up by 10.2% in September) as compared to October of 2014.

The inventory of available townhouses and condos has increased by 31 units to 373 properties from last month.  It’s good to see some increased inventory, though this is still 33.5% less than was available in October of 2014.  For October there was a 3.4 month supply of inventory (a 26.5% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

The October 2015 Monthly Market Detail Florida Townhouses and Condos showed weaker closed results from last year as prices continue to increase and inventory continues to decrease. Closed sales were down  by 0.9% as compared to last months increase of 8.4% and new sales under contract (new pending sales) decreased by 4.2% (In August there was a 5.5% decrease).

Both median and average sales prices continue their increases, with rises of (year to year) 7.2% and 2.4% respectively (in August they were up by 5.1% and 2.9%).  The rate of these price increases remain fairly strong, though not quite as strong as earlier in the year.

The inventory decreased by 3.4% from October of last year.  For October 2015 we have 5.3 months of inventory (was 5.2 months in September) also was 5.9 from last October.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.
