Island Club Condos November 2015 Market Report

In late November 2015 there were only 2 condos for sale in the Island Club on Hutchinson Island. These two condos are listed at $300,000 and $375,000 for an average list price of $337,500 or $232.44 per sq. ft. of living area.

The Island Club Condos of Jensen Beach are also known as the Hutchinson Island Club. This one of a kind condo building was built in 1977 just to the south of the Waveland Public beach on Saint Lucie County to the north of the Jensen Beach Causeway. Amenities in the Island Club are a heated a pool, Jacuzzi, fitness room, kitchen, social area, billiard room, library, bar, BBQ grills, gazebo, sauna and shuffleboard courts. All of this for just over $600 a month condo fees plus some for larger units and those that come with a one car garage.

Sorry, no pets are permitted in the Island Club, but rentals are allowed with some restrictions.

In November of 2015 there were three condos for sale in the Riverbend community of Indian River Plantation. List prices range from $339,000 to $439,000 for an average list price of $397,666 or $263.60 per sq. ft. of living area.

There is one condo under contract which was listed at $575,000 or $331.41 per sq. ft. of living area. This condo went under contract 1 day after it was listed.

In the past 12 months, 7 condos have sold. Sales prices ranged from $275,000 up to $400,000 for an average sales price of $340,828 which equals $221.31 per sq. ft. These units sold for an average of 93% of list price and averaged 83 days on market prior to going under contract.

Riverbend in Indian River Plantation

The Riverbend condos of Hutchinson Island in the Indian River Plantation complex of Stuart consist of five three story elevator buildings close to the Marriott Resort and full service marina in Indian River Plantation. There are 6 condos listed and actively for sale in early November if 2015 in the Empress Condominiums of Hutchinson Island. List prices range from $299,000 to $430,000 for an average of $365,066 or $260.62 per sq. ft. of living area.

There are no Empress Condos currently under contract.

In the past 12 months, 8 condos have sold in the Empress. Sales prices ranged from $225,000 up to $744,456 for an average sales price of $357,182 which equals $227.27 per sq. ft. of living area. These condos sold for 92% of list price on average and when under contract within 51 days (average).

The Empress of Jensen Beach on Hutchinson Island is an upscale 15 story oceanfront condo building with 115 residences that was completed in 1988. River Marina November 2015 Market Report

For November 2015, there are only 4 homes available for sale in River Marina. All four are townhomes and range in price from $169,900 to $206,240 for an average price of $190,457 or $119.69 per sq. ft. of living area.

There are four homes under contract. List prices ranged from $204,940 to $334,900 for an average of $259,957 which equals $145.30 per sq. ft. of living area. These homes went under contract in an average of 15 days after going on the market.

In the past 12 months, 25 homes have sold in River Marina. Sales prices ranged from $149,900 to $344,000. The average sales price was $195,410 which is $114.64 per sq. ft. of living area. These homes sold on average for 97% of listing price and were under contract in an average of 63 days on market.

River marina is a newer community consisting of 84 single family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single family homes in River marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently only about 47 townhomes have been built with plans for a total of approximately 220 units. Both 2 and 3 Bedroom townhomes are available with 1627 sq. ft. of living area and a 1 car garage. There’s a community pool and easy access to recreational areas.

As of early 2015, construction has resumed for River Marina townhomes by Lennar Homes. These new townhomes feature 3 bedrooms, 2 and 1/2 bathrooms and a single car garage with granite counter tops and stainless steel appliances. Priced attractively in the very low $200’s. There are 4 homes under contract that have not yet sold. List prices range from a low of $185,000 up to $239,500 with an average list price of $223,250 or $133.57 per sq. ft. of living area. These homes went under contract in an average of 34 days.

These past 12 months saw 16 homes sold in the Charter Club. Sales prices ranged from $154,900 up to $245,000 for an average sales price of $204,108 which equals $18.68 per sq. ft. of living area. These homes were under contract in an average of 54 days and sold for an average of 94% of list price.

The Charter Club us a gated community of 203 homes on the south side of Martin Downs Blvd. Developed in 1988 with the last home completed in 1995. Very well located in the heart of Palm City and just a short distance to shopping, the Turnpike, numerous golf courses and rivers and only about 15 minutes to the beaches of the Atlantic Ocean or 10 minutes to historic downtown Stuart, FL.

Home sizes range from 3 bedroom, 3 bathroom, 2 story homes with over 2,500 sq. ft. of living area down to 2 bedroom, 2 bathroom homes with just over 1,200 sq. ft. All of the Charter Club homes have garages and most are two car, though a few of the smaller homes only have one car garages.

There’s a community pool and hot tub for residents as well as to tennis courts. There’s also a nice large pond (or small lake) which many homes have nice private water views. The charter club allows up to 1 medium sized pet per home. There are also vehicle restrictions for trucks and commercial vehicles that don’t fit into garages.

The HOA fee is currently $228 per month and covers the common areas, landscaping and lawn service, basic cable tv, pest control and trash service.

A wonderful and safe community neighborhood that’s close to ‘A’ rated schools. The Charter Club at Martin Downs is a great place to call home.

As of October there is only one active listing in Joes Point. It is listed at $1,870,000 or $525.58 per sq. ft. of living area.

One home is pending (under contract) which was listed for $969,900 or $315.11 per sq. ft. and was on the market for 50 days prior to going under contract. This is a bank owned foreclosure.

In the past 12 months, one home has sold in this waterfront community. The sales price was $1,195,000 which equals $381.55 per s. ft. This home went under contract in 45 days and sold for 91% of the list price.

One of the most unusual properties on Stuart’s Hutchinson Island is Joes Point. Located on a private peninsula which juts to the north west into the mile wide Indian River (Intracoastal Water Way). Originally developed by Lloyd Dutcher in the early 1980’s this is a premier waterfront subdivision enjoying the many wonderful amenities of Hutchinson Island in Martin County. Only minutes to the Saint Lucie inlet and the sparkling Atlantic Ocean by boat, with easy access to the Bahamas or through the Okeechobee water way through the heart of Florida to the Gulf of Mexico by boat. HOA fees as of late 2015 were under $245 per month and include central water and sewer service.

Pets are welcome as well as having the ability to rent these homes. This is a gated community offering a high level of privacy on the shores of the Indian River. Beach access is across A-1-A in a private and HOA owned beach area.

There are currently 6 condos on the market in Atlantis. List prices range from $189,900 to $299,000 for an average list price of $226,566 which equates to $196.17 per sq. ft. of living area.

There are 2 Atlantis condos that are under contract that haven’t sold to date. List prices are $125,000 and $158,800 for an average of $141,900 or a per sq. ft. price of $134.76. These two condos went under contract in an average of 69 days.

In the past 12 months, 20 condos have sold in Atlantis. Sales prices ranged from $139,284 to $295,000 with an average sales price of $206,334 or $189.54 per sq. ft. of living area. These condos sold in an average of 144 days and at an average of 94% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings. Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’. Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories. End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space. Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Condo association fees at the time of this post were in the low $300’s per month for Buildings A & B and the low $400’s for Atlantis III. These three buildings have two pools in between them as well as direct ocean access from the rear of all buildings. Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The Atlantis condos are conveniently located just 1 and ½ miles north of the Jensen Beach Causeway and within an easy drive of shopping, restaurants and all the amenities offered on Florida’s Treasure Coast.

In the past 12 months, 14 condos have sold. Sales prices ranged from $99,000 to $159,500 for an average sales price of$133,814 which is $122.96 per sq. ft. of living area. These condos sold in an average of 91 days and on average sold for 94% of list price.

The Jensen Beach Club is a complex consisting of 9 buildings surrounding a lake on Hutchinson Island on a pristine 21 acres. Lying directly across the street from the Ocean and the public beach at the end of the Jensen Beach Causeway. There are 196 condos which are all 1,090 sq. ft. of living area with 2 bedrooms and 2 bathrooms with private balconies or patios. The Jensen beach Club complex was built between 1986 and 1987 and has a community pool, clubhouse and tennis courts. These are three story buildings with the most desirable condos being end units with lake views.

The Jensen beach Club will allow up to 25 lb. or smaller pet and rentals are also allowed with some restrictions. The maintenance fee at the time of this post was around $300 per month, which includes the insurance and maintenance for the building exterior as well as the common areas, pest control, management and water and sewer charges.

There are two designated parking spots for each unit and ample guest parking as well. Jensen Beach Club residents enjoy the convenience of having ocean access just across the street and also being a short drive or bicycle ride to restaurants, shopping and the wonderful amenities of Jensen Beach and Martin County FL. All at a very affordable price.

There are currently 33 active listings in Rocky Point. List prices range from a low of $195,000 to $2,895,000 which results in an average list price of $655,834 or $229.57 per square foot of living area.

19 homes are under contract (pending sales) and awaiting closing. Listing prices ranged from $165,000 to $1,400,000 for an average list price of $364,400 which is $163.97 per square foot of living area.

As of June 2015, there are 3 active listings in Vista del Lago. The list prices range from $49,900 to $74,900 for an average list price of $64,600 which equates to $76.22 per sq. ft. of living area.

There are currently two condos under contract which have not closed yet. List prices were $37,00 and $50,000 for an average of $43,950 which equals $50.02 per sq. ft. of living area.

26 condos have sold in the past 12 months. Sales prices were from $33,000 to $85,000 with the average being $59,796. This equals $64.08 pr sq. ft. of living area. The average days on market was 50 days and these condos sold on average at 94% of list price.

The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart. This attractive complex is very conveniently located near shopping, restaurants and a quick drive to either downtown Stuart or Jensen Beach. Just a few minutes more and you can be on the Ocean in either Stuart or Jensen Beach.

Vista del Lago condos were first built in 1974 and the last one was completed in 1979. All the buildings are two story and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units. Sizes range from 1,014 sq. ft. of living space down to 631 sq. ft. 1 bedroom units. The HOA fees as of June 2015 were from the low $200’s for a 1 Bedroom unit to just under $300 per month for 2 Bedroom condos.
