Martin County Townhouses and Condos September 2019 Market Report

The Martin County Townhouses and Condos September Market Report had mixed sales activity when compared to last year.  Closed sales for the month were down by 17.8%.  They were up by 1.2% in August.  While new sales under contract (new pending sales) were up by 17.5% from September 2018.  They decreased by 19.6% in August.

Prices were up significantly for September.  The median sales price increased by 16.8% (was down by 11.7% in August) while the average sales price increased by 29.0% (was down by 19.1% in August).

The inventory of available townhouses and condos decreased by 25 units to 335 properties.  This is a 3.2% smaller inventory then we had for in September 2018.  Currently, there’s a 3.7 month supply of inventory (compared to 3.0 months for September 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos August 2019 Market Report

The Martin County Townhouses and Condos August Market Report had mixed sales activity when compared to last year.  Closed sales for the month were up by 1.2%.  They were down by 4.3% in July.  While new sales under contract (new pending sales) were down by 19.6% from August 2018.  They increased by 14.0% in July.

Prices were down for August.  The median sales price decreased by 11.7% (was up by 3.1% in July) while the average sales price decreased by 19.1% (was down by 10.2% in July).

The inventory of available townhouses and condos increased by 2 units to 360 properties.  This is a 20.4% greater inventory then we had for in August 2018.  Currently, there’s a 3.9 month supply of inventory (compared to 3.0 months for August 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos October 2017 Market Report showed very strong activity for the month.  Closed sales for the month were up by 60.8% (were down by 17.8% in September) while new sales under contract (new pending sales) were up by 45.9% from October 2016 (decreased by 30.1% in September).

Prices, also, were up for October as the median sales price increased by 18.6% (was up by 6.1% in September) while the average sales price increased by 33.6% (was up by 18.9% in September) as compared to October of 2016.  Improved results from last month as well as last year.

The inventory of available townhouses and condos increased by 18 units to 365 properties as compared to last month.  This is 9.0% less than the October 2016 inventory.  Currently, there’s a 3.8 month supply of inventory (compared to 4.2 months for October 2016).  Still a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos Market Detail for June 2017 appears to have had a difficult June when compared to last summer.  Closed sales for the month were down by 17.4% (were up by 2.5% in May) while new sales under contract (new pending sales) were down by 12.3% from June 2016 (increased by 1.0% in May).

Prices were also off for June as the median sales price decreased by 0.4% (was up by 7.3% in May) while the average sales price decreased by 3.0% (was up by 6.4% in May) as compared to June of 2016.  This is a reversal of last months activity.

The inventory of available townhouses and condos decreased by 25 units to 396 properties as compared to last month.  This is still 4.2% greater than the June 2016 inventory.  Currently, there’s a 4.3 month supply of inventory (a 10.3% increase from last year which was 3.9 months).  Still a sellers’ market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For the Martin County townhouses and condos real estate market sales volume was down for the quarter. Prices were mixed for this period while we had continued increasing inventory. Interest rates remain high for the time being but should start going down soon. I expect sales to remain somewhat sluggish for the short term. We are in a slight buyer’s market for now. I suspect that may soon change.

St Lucie County Townhouses and Condos September 2024 Market Report

The St Lucie County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 14.9% from last year (they were down by 29.5% in August). New pending sales were down by 5.4% (they were down by 35.2% last month).

Prices were up for September. The median price increased by 1.4% from last year (was up by 1.6% in August) and the average sales price increased by 18.3% (was up by 9.9% in August).

The available townhouses and condos inventory increased by 6 units from last month to 673 residences. This is a 66.2% greater inventory than we had in September 2023. The current inventory supply is 8.2 months, as compared to 4.8 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Florida Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully sooner than later. Closed sales were down by 20.7% compared to last month’s decrease of 14.9%.  New sales under contract (new pending sales) decreased by 16.3% (In August, there was a 19.0% decrease).

Prices were mixed for September compared to last year. The median sales price was down by 3.4% for September (down by 4.3% in August). And the average sales price increased by 1.8% (was up by 3.7% in August).

The inventory of active listings increased by 65.3% from September last year.  This results in a 7.4-month supply of inventory as compared to a 4.1-month supply for September 2023.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
