The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were down by 18.3%.  They were down by 29.8% in August.  New sales under contract (new pending sales) were up 8.7% from last year.  They were down by 19.0% in August.

Prices rose in September.  The median sales price increased by 5.3% (was down by 0.3% last month). And, the average sales price increased by 19.7% (was down by 10.2% in August).

The available townhouses and condos inventory increased by 13 units to 552 properties.  This is a 64.8% greater supply of inventory than we had in September 2023.  Currently, there’s a 6.9-month supply of inventory (compared to 3.8 months for September 2023).  We remain in a balanced market (Though the trajectory appears to be heading for a buyer’s market) for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were down by 29.8%.  They were down by 22.5% in July.  New sales under contract (new pending sales) were down 19.0% from last year.  They were down by 43.2% in July.

Prices were also down for August.  The median sales price decreased by 0.3% (was down by 2.9% last month). And, the average sales price decreased by 10.2% (was down by 13.3% in July).

The available townhouses and condos inventory decreased by 2 units to 539 properties.  This is an 85.2% greater supply of inventory than we had in August 2023.  Currently, there’s a 6.6-month supply of inventory (compared to 3.3 months for August 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

We continue to encounter headwinds of economic uncertainties and high mortgage rates. Closed sales for the month were down by 22.5%.  They were down by 23.9% in June.  New sales under contract (new pending sales) were down 43.2% from last year.  They were down by 13.1% in June.

Prices were also down for July.  The median sales price decreased by 2.9% (was down by 5.5% last month). And, the average sales price decreased by 13.3% (was down by 10.2% in June).

The available townhouses and condos inventory increased by 10 units to 541 properties.  This is a 93.2% greater supply of inventory than we had in July 2023.  Currently, there’s a 6.5-month supply of inventory (compared to 3.1 months for July 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Prices were down for June.  The median sales price decreased by 5.5% (was down by 1.7% last month). And, the average sales price decreased by 10.2% (was down by 11.6% in May).

The available townhouses and condos inventory decreased by 30 units to 531 properties.  This is an 85.0% greater supply of inventory than we had in June 2023.  Currently, there’s a 6.2-month supply of inventory (compared to 3.3 months for June 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Closed sales for the month were up by 21.1%.  They were down by 4.2% in April.  New sales under contract (new pending sales) were down 18.4% from last year.  They were up by 20.4% in April.

Prices were down for May.  The median sales price decreased by 1.7% (was down by 0.8% last month). And, the average sales price decreased by 11.6% (was down by 14.6% in April).

The available townhouses and condos inventory increased by 7 units to 561 properties.  This is an 88.3% greater supply of inventory than we had in May 2023.  Currently, there’s a 6.4-month supply of inventory (compared to 3.5 months for May 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Closed sales for the month were down by 4.2%.  They were down by 3.5% in March.  New sales under contract (new pending sales) were up 20.4% from last year.  They were down by 17.9% in March.

Prices were down for April.  The median sales price decreased by 0.8% (was up by 18.0% last month). And, the average sales price decreased by 14.6% (was up by 18.5% in March).

The available townhouses and condos inventory increased by 34 units to 554 properties.  This is a 71.0% greater supply of inventory than we had in April 2023.  Currently, there’s a 6.4-month supply of inventory (compared to 3.7 months for April 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The available townhouses and condos inventory decreased by 28 units to 520 properties.  This is a 79.9% greater supply of inventory than we had in March 2023.  Currently, there’s a 6.0 months supply of inventory (compared to 3.3 months for March 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Closed sales for the month were up by 2.4%.  They were up by 22.0% in January.  New sales under contract (new pending sales) were unchanged from last year.  They were down by 12.2% in January.

Prices were down for February.  The median sales price decreased by 6.8% (was down by 11.1% last month). And, the average sales price decreased by 0.5% (was down by 11.0% in January).

The available townhouses and condos inventory increased by 40 units to 548 properties.  This is a 77.9% greater supply of inventory than we had in February 2023.  Currently, there’s a 6.3 months supply of inventory (compared to 3.6 months for February 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Prices continued to increase for May.  The median sales price increased by 5.2% (was up by 17.1% last month). While the average sales price increased by 0.4% (was up by 20.9% in April).

The available townhouses and condos inventory decreased by 26 units to 298 properties.  This is a 115.9% greater supply of inventory than we had in May 2022.  Currently, there’s a 3.5 months supply of inventory (compared to 1.3 months for May 2022).  We remain in a seller’s market for townhouses and condos in Martin County, though trending towards a more balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. The inventory numbers are rising, but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales for the month were down by 4.0%.  They were up by 16.5% in March.  New sales under contract (new pending sales) were down by 26.2% from last year.  They were up by 5.1% in March.

The available townhouses and condos inventory increased by 35 units to 324 properties.  This is a 176.9% greater supply of inventory than we had in April 2022.  Currently, there’s a 3.7 months supply of inventory (compared to 1.1 months for April 2022).  We remain in a seller’s market for townhouses and condos in Martin County, though trending towards a more balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Townhouses and Condos had stronger closed activity for the first time in months. But, we are still encountering headwinds with increasing mortgage rates and other economic uncertainties. Closed sales for the month were up by 16.5%.  They were down by 28.4% in February.  New sales under contract (new pending sales) were up by 5.1% from last year.  They were down by 7.2% in February.

Price activity was mixed for March.  The median sales price increased by 1.5% (was up by 10.3% last month). While the average sales price decreased by 2.6% (was down by 5.5% in February).

The available townhouses and condos inventory decreased by 19 units to 289 properties.  This is a 147.0% greater supply of inventory than we had in March 2022.  Currently, there’s a 3.3 months supply of inventory (compared to 1.0 months for March 2022).  We remain in a seller’s market for townhouses and condos in Martin County, though trending towards a more balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Townhouses and Condos market continues to show weaker sales activity when compared to last year though there are some signs of a slow turnaround. The inventory numbers are growing, but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales for the month were down by 28.4%.  They were down by 43.8% in November.  New sales under contract (new pending sales) were down by 7.2% from last year.  They were down by 7.5% in January.

Price activity was mixed for February.  The median sales price increased by 10.3% (was up by 26.0% last month). While the average sales price decreased by 5.5% (was up by 8.2% in January).

The available townhouses and condos inventory increased by 8 units to 308 properties.  This is a 187.9% greater supply of inventory than we had in February 2022.  Currently, there’s a 3.6 months supply of inventory (compared to 0.9 months for February 2022).  We remain in a seller’s market for townhouses and condos in Martin County, though trending towards a more balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
