Martin County Single Family Homes September 2023 Market Report

The Martin County Single Family Homes Market Report showed weaker closed activity compared to last year. As we continue to encounter headwinds of increasing mortgage rates and other economic uncertainties. The inventory of available homes for sale declined for the second month in a row. Closed sales were down by 10.0% from last year (they were down by 12.3% in August). At the same time, new pending sales increased by 24.2% compared to last year (which decreased by 15.7% last month).

Prices were mixed for September as compared to last year.  The median sales price increased from last year by 4.8% (down by 12.9% in August) while the average sales price decreased by 5.3% (down by 7.8% last month).

The inventory of available single-family homes decreased by 1 home to 461. This is a 5.1% smaller inventory than last September.  The current supply of homes is 2.9 months.  For September of last year, it was 2.7 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Florida Single Family Homes September 2023 Market Report

The Florida Single Family Home real estate market continues to show some improved sales activity when compared to last year. We continue to face headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were up by 6.1% (were down by 7.9% in August). New sales under contract (new pending sales) were down by 0.1% (were down by 11.7% in August).

Prices increased slightly for September when compared to last year.  The (year-to-year) median sales price was up by 1.3% (it was up by 2.0% in August). And, the average sales price was up by 7.5% (it was up by 3.7% last month).

The inventory of available homes for sale increased by 4.0% from last year.  This represents a 3.2-month supply of inventory (September 2022 had a 2.5-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

St Lucie County Single Family Homes August 2023 Market Report

The August 2023 St Lucie County Single Family real estate market showed weaker sales activity when compared to last year. The inventory of homes for sale decreased in August and we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 8.0% for the month compared to last year (in July they were down by 8.4%). New sales under contract (new pending sales) decreased by 11.4% (they were down by 3.5% last month).

Prices were up slightly for August when compared to last year.  The median sales price was down by 1.3% (was down by 1.8% in July).  The average sales price was up by 0.2% (it was up by 0.1% in July).

The number of available homes for sale increased by 92 homes to 1,311 units.  This inventory is 13.2% less than last year.  The current supply of homes is 2.7 months (it was 2.7 months last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes August 2023 Market Report

The Martin County Single Family Homes Market Report showed weaker closed activity compared to last year. As we continue to encounter headwinds of increasing mortgage rates and other economic uncertainties. Even the inventory declined for August. This is the first decline in over a year. Closed sales were down by 12.3% from last year (they were up by 25.0% in July). At the same time, new pending sales decreased by 15.7% compared to last year (which decreased by 6.4% last month).

Prices were down for August as compared to last year.  The median sales price decreased from last year by 12.9% (up by 8.0% in July) while the average sales price decreased by 7.8% (up by 44.0% last month).

The inventory of available single-family homes decreased by 11 homes to 462. This is a 5.7% smaller inventory than last August.  The current supply of homes is 2.9 months.  For August of last year, it was 2.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The Florida Single Family Home real estate market continues to show weaker sales activity when compared to last year. After numerous months of rising inventory, August showed unchanged numbers. We continue to face headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 7.9% (were down by 6.4% in July). New sales under contract (new pending sales) were down by 11.7% (were down by 0.8% in July).

Prices increased slightly for August when compared to last year.  The (year-to-year) median sales price was up by 2.0% (it was up by 0.7% in July). And, the average sales price was up by 3.7% (it was up by 2.2% last month).

The inventory of available homes for sale increased by only 0.2% from last year.  This represents a 3.0-month supply of inventory (August 2022 had a 2.4-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Meadows community is divided into 6 distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard-gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, a children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit, and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200-square-foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a single-family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town-Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as full-time support staff.

The Martin County single-family home real estate market is bucking the state trend and had a small increase in closed sales as well as an increase in new pending sales. Prices were also slightly higher than last year. Inventory is also up, though the Martin County single-family real estate market remains in a strong seller’s market. I doubt that we will see any improvement in this market until rates begin to recede.

Prices increased slightly for July when compared to last year.  The (year-to-year) median sales price was up by 0.7% (it was unchanged at 0.0% in June). And, the average sales price was up by 2.2% (it was down by 0.9% last month).

The inventory of available homes for sale increased by 27.3% from last year.  This represents a 2.8 months supply of inventory (July 2022 had a 2.2 months supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Closed sales were down by 8.4% for the month compared to last year (in June they were down by 9.4%). New sales under contract (new pending sales) decreased by 3.5% (they were down by 3.2% last month).

Prices were mixed and with very little changes for July compared to last year.  The median sales price was down by 1.8% (was down by 2.3% in June).  The average sales price was up by 0.1% (it was up by 0.6% in June).

The number of available homes for sale decreased by 84 homes to 1,219 units.  This inventory is 8.7% larger than last year.  The current supply of homes is 2.5 months (it was 2.3 months last year).  The St Lucie County single-family home market remains in a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

At the same time, new pending sales decreased by 6.4% compared to last year (which increased by 5.7% last month).

Prices were up for July compared to last year.  The median sales price increased from last year by 8.0% (up by 1.4% in June) while the average sales price increased by 44.0% (down by 10.1% last month).

The inventory of available single-family homes rose by 6 homes to 473. This is an 11.5% greater inventory than last July.  The current supply of homes is 2.9 months.  For July of last year, it was 2.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Florida Single Family Homes June 2023 Market Report

The Florida Single Family Home real estate market continues to show weaker sales activity when compared to last year, but is improving. The inventory numbers are rising (though at a reduced rate from previous months). we continue to face headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 7.9% (were down by 8.5% in May). New sales under contract (new pending sales) were down by 3.2% (were down by 9.1% in May).

Prices were mostly flat or lower for June with little changes from last year.  The (year-to-year) median sales price was unchanged at 0.0% (it was also unchanged at 0.0% in May). And, the average sales price was down by 0.9% (it was down by 0.2% last month).

The inventory of available homes for sale increased by 13.8% from last year.  This represents a 2.8 months supply of inventory. Florida remains in a seller’s market with the advantage to sellers. (June 2022 had a 1.9 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

As of July 2023, there is only 1 Florida Club home for sale in Stuart FL. The list price is $729,000 or $302.36 per sq. ft. of living area.

There are 5 Florida Club homes under contract and awaiting closing at this time. The list prices ranged from $409,900 up to $799,990. This is an average list price of $595,758 which works out to $290.82 per sq. ft. of living area. These homes were on the market for an average of 67 days before going under contract.

In the past 12 months, 31 Florida Club homes have sold. Sales prices ranged from $380,000 up to $860,000. This is an average sales price of $560,416 which equals $293.21 per square foot of living area. These homes were on the market for an average of 35 days before going under contract. As of July 2023, there are 2 homes on the market in the Summerfield community in Martin County Florida. The list prices are $459,000 and $565,000. This is an average list price of $512,000 or $310.55 per square foot of living area.

There are 3 homes under contract at this time. The list prices ranged from $440,000 up to $589,900. This is an average list price of $529,633 which is $279.86 per square foot of living area. These homes were on the market for an average of 84 days prior to going under contract.

In the past 12 months, 20 Summerfield homes have sold. Sales prices ranged from $400,000 up to $860,000. St Lucie County Single Family Homes May 2023 Market Report

The May 2023 St Lucie County Single Family real estate market continues to show weaker sales activity when compared to last year. The inventory numbers are growing slowly, but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 18.3% for the month compared to last year (in April they were down by 21.8%). New sales under contract (new pending sales) decreased by 14.2% (they were down by 13.7% last month).

Prices were mostly down for May, though only modestly.  The median sales price was unchanged at 0.0% (was also unchanged at 0.0% in April).  The average sales price was down by 8.4% (it was up by 0.5% in April).

The number of available home listings decreased by 124 homes to 1,171 units.  This inventory is 41.3% greater than last year.  The current supply of homes is 2.4 months (it was 1.3 months last year).  The St Lucie County single-family home market remains in a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes May 2023 Market Report

The Martin County Single Family Homes Market Report showed slightly slower closed activity than last year. We are still encountering headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 4.2% from last year (they were up by 3.6% in April). At the same time, new pending sales decreased by 5.1% compared to last year (which increased by 8.4% last month).

Prices were up for May.  The median sales price increased from last year by 8.1% (down by 8.0% in April) while the average sales price increased by 3.1% (up by 14.4% last month).

The inventory of available single-family homes remained unchanged at 463. This is a 35.8% greater inventory than last May.  The current supply of homes is 2.9 months.  For May of last year, it was 1.7 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The inventory numbers are rising (though at a reduced rate from previous months), but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 8.5% (were down by 17.2% in April). New sales under contract (new pending sales) were down by 9.1% (were down by 7.6% in April).

Prices were mostly flat for May with little changes from last year.  The (year-to-year) median sales price was unchanged at 0.0% (it was also unchanged at 0.0% in April). And, the average sales price was down by 0.2% (it was down by 3.6% last month).

The inventory of available homes for sale increased by 46.7% from last year.  This represents a 2.7 months supply of inventory. Florida remains in a seller’s market with the advantage to sellers. (May 2022 had a 1.4 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
