The St Lucie County Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had slower market activity for single family homes throughout the year of 2016.   Year to year closed sales were down by 1.6% (was down by3.2% in 2015) and new sales under contract (new pending sales) decreased by 3.8% (was down by 16.9% in 2015).

However both median and average sales prices were up (2015 to 2016) by 16.1% and 15.9% respectively.   Showing strong gains in value.  These numbers were 16.9% and 17.2% respectively in 2015. These continued strong increases in values is one reason why the rate of sales has fallen for 2016 as homes become more expensive and less affordable.

The inventory of available homes for sale increased by 6.6% from 2015 (When there was a 0.3% increase).  While the months supply of homes increased slightly to 3.9 months from 3.6 months for 2015.  Still in a strong sellers market for Saint Lucie County.

The Martin County Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors showed weaker activity than 2015 for the Martin County single family housing market.   Year to year closed sales were down by 4.1% (was up by 12.1% in 2015) and new sales under contract (new pending sales) decreased by 8.1% (was up by 4.2% in 2015).

Both median and average sales prices continued to rise (2015 to 2016) by 4.3% and 0.0% respectively.   A much more moderate rate of increase.  These values were 4.4% and 15.2% respectively in 2015.

The inventory of available homes for sale increased by 7.4% from 2015.  While the months supply of homes increased to 5.0 months.  Still a sellers’ market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Florida Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors shows that the last year continued the positive momentum for the real estate market although at a reduced rate.   Year to year closed sales were up by 0.9% (was up by 12.4% in 2015) and new sales under contract (new pending sales) decreased by 4.1% (was down by 2.1% in 2015).

St Lucie County Single Family Homes Market Detail for January 2017 showed improved sales activity with improved results year to year.  Closed sales were up by 8.1% (in December they were up by 8.9%) and new sales under contract (new pending sales) also increased by 8.1% (they were up by 4.8% last month).

Prices also continued their upward march.  The median and average sales prices up by 8.9% and 16.1% respectively from last January (For December these numbers were up 13.9% and 12.0%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 112 homes to 1,844 homes.  This inventory is 2.7% higher than last year.  The current supply of homes is at 4.1 months (4.0 months for January of 2016)  This is 2.5% greater than last year.  The St Lucie County single family home market remains in a strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for January 2017 began the year with reduced sales volume from last year yet an increase in pending sales.  Closed sales were down by 24.0% (was up by 14.7% in December). New pending sales increased by 9.4% as compared to January of 2016 (Decreased by 21.6% in December).

Prices, however, increased with the median sales price up by 4.1% from last year (up by 11.6% in December) while the average price increased by 2.7% (was down by 9.3% last month).

The inventory of available single family homes increased from last month by 133 homes to 1,131 units for January,  this is 13.2% greater than last January.  Current supply of homes is 5.8 months, for January of last year it was a 4.8 months supply. (This is a 20.8% increase from last year).  Drifting close to a balanced market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for January 2017 showed continued positive sales activity from last year, though at a reduced rate of growth.  Closed sales were up by 5.2% (was up by 0.8% in December) and new sales under contract (new pending sales) were up by 3.8% (was down by 1.1% in December).

Both the median and average sales prices continued to rise from January 2016 to January 2017.  Up by 10.1% and 4.0% respectively, compared to December’s 9.2% and 2.0%.

The inventory of available homes for sale fell by 0.7% from last year.  For January there was a 4.2 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (January of 2016 had a 4.3 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

St Lucie County Single Family Homes Market Detail for December 2016 showed improved sales activity with improved results year to year as well as month to month.  Closed sales were up by 8.9% (in November they were up by 0%) and new sales under contract (new pending sales) increased by 4.8% (they were up by 3.3% last month).

Prices also continued their upward march.  The median and average sales prices up by 13.9% and 12.0% respectively from last December (For November these numbers were up 22.5% and 18.5%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 63 homes to 1,732 homes.  This inventory is 6.6% higher than last year.  The current supply of homes is at 3.9 months (3.6 months for December of 2015)  This is 8.3% greater than last year.  The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for December 2016 showed mixed results for sales volume with an increase in closed sales but a decrease in pending sales.  Closed sales were up by 14.7% (was up by 0.6% in November). New pending sales decreased by 21.6% as compared to December of 2015 (Decreased by 4.1% in November).

And, there also was mixed signals for prices with the median sales price increasing by 11.6% from last year (down by 0.7% in November) while the average price decreased by 9.3% (was up by 17.2% last month).

The inventory of available single family homes decreased from last month by 39 homes to 998 units for December,  this is 7.4% greater than last December.  Current supply of homes is 5.0 months, for December of last year it was a 4.5 months supply. (This is a 11.1% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

New pending sales decreased by 4.1% as compared to November of 2015 (Decreased by 0.6% in October).

For November there were mixed signals about prices with the median sales price decreasing by 0.7% from last year (up by 0.9% in October) while the average price increased by 17.2% (was down by 12.1% last month).

The inventory of available single family homes increased from last month by 33 homes to 1037 units for November,  this is 8.8% greater than last November.  Current supply of homes is 5.3 months, for November of last year it was a 4.5 months supply. (This is a 17.8% increase from last year).  Still a sellers market for Martin County single family home sales but inching closer to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of December 2016, there is only 1 active townhome for sale in Sunset Trace.  Listed for $140,000 or $113.27 per square foot of living area.

There are 2 homes under contract and awaiting settlement.  The listing prices were $135,000 to $142,000 for an average list price of $138,500 which equals $112.06 per sq. ft. of living area.  These homes were on the market for an average of 4 days prior to going under contract.

In the past 12 months, 14 homes have sold in Sunset Trace.  Sales prices ranged from $96,439 to $140,000 for an average sales price of $120,231 which equals $97.16 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and went under contract in an average of 25 days of being on the market.

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15 minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community:   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area; Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area; Wellesley models  have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and care free.

The Martin County Single Family Homes Market Detail for October 2016 continues to show reduced sales volume when compared to last years figures, yet don’t mistake this as a weak market, as it remains quite robust.  Closed sales were down by 10.7% (was down by 9.2% in September). New pending sales decreased by 0.6% as compared to October of 2015 (Decreased by 1.6% in September).

For October there were mixed signals about prices with the median sales price rising by 0.9% from last year (up by 12.4% in September) while the average price decreased by 12.1% (was down by 8.1% last month).   Typically this is a result of higher prices in the lower valued range of home sales and fewer sales in the luxury market.

The inventory of available single family homes increased from last month by 19 homes to 1004 units for October,  this is 3.9% greater than last October.  Current supply of homes is 5.1 months, for October of last year it was a 4.6 months supply. (This is a 10.9% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

September 2016 Monthly Market Detail St Lucie County Single Family Homes showed reduced sales activity from last September.  Closed sales were down by 6.6% (in August they were up by 8.3%) and new sales under contract (new pending sales) decreased by 11.5% (they were down by 15.1% last month).

Prices, however, continue their upward march at strong rates.  The median and average sales prices up by 10.0% and 10.6% respectively from last September (For August these numbers were 18.7% and 20.2%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 57 homes to 1,671 homes.  This inventory is 11.0% higher than last year.  The current supply of homes is at 3.7 months (3.3 months for September of 2015)  This is 12.1% greater than last year.  The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The September 2016 Monthly Market Detail Martin County Single Family Homes continues to show reduced sales volume when compared to last years figures, yet remains a strong market.  Closed sales were down by 9.2% (was down by 9.1% in August). New pending sales decreased by 1.6% as compared to September of 2015 (Decreased by 7.8% in August).

For September there were mixed signals about prices with the median sales price rising by 12.4% from last year (up by 0.5% in August) while the average price decreased by 8.1% (was up by 2.2% last month).   Typically this is a result of higher prices in the lower valued range of home sales and fewer sales in the luxury market.

The inventory of available single family homes decreased from last month by 14 homes to 985 units for September,  this is 8.7% greater than last September.  Current supply of homes is 5.0 months, for September of last year it was a 4.3 months supply. (This is a 16.3% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The September 2016 Monthly Market Detail Florida Single Family Homes showed slightly weaker sales activity from last year.  Closed sales were down by 0.5% (was up by 8.2% in August) and new sales under contract (new pending sales) were down by 4.8% (was down by 1.1% in August).

Both the median and average sales prices, though, continue to rise from September 2015 to September 2016.  Up by 11.3% and 6.8% respectively, compared to August’s 12.6% and 9.3%.  I expect the rate of price increases to moderate of sales continue to slow and if inventory begins to rise.

The inventory of available homes for sale fell by 1.6% from last year.  For September there was only a 4.2 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (September of 2015 had a 4.3 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
