The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Homebuilding (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

HOA fees in the meadows vary by the type of home, so please look at the listing details view when checking available Meadows homes for sale.  The Meadows is not age restricted and currently allows up to 2 large pets.  Rentals are also allowed with some restrictions.

St Lucie County Single Family Homes July 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 3.9% (in June they were down by 9.3%) and new sales under contract (new pending sales) increased by 2.5% (they were up by 0.4% last month).

Prices, however, continued to rise.  The median and average sales prices up by 5.1% and 4.1% respectively from last July (For June these numbers were up 12.4% and 8.7%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 64 homes down to 1,570 homes.  This inventory is 2.7% lower than last year.  The current supply of homes is  3.5 months (was 3.3 months for June) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes July 2018 Market Report had another month of weaker sales when compared to July 2017.  Closed sales were down by 1.4% (was down by 7.3% in June).  While new pending sales decreased by 13.0% as compared to July 2017 (Decreased by 19.6% in June).

Prices were mixed for July.  The median sales price was up by 4.2% from last year (up by 3.4% in June) while the average sales price decreased by 4.5% (was up by 11.8% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 917 units for July,  this is 14.1% less than last July.  The current supply of homes is 4.6 months, for July of last year, it was a 5.3 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes July 2018 Market Report showed stronger activity when compared to last year and remains very active. Closed sales were up by 3.8% (were down by 1.3% in June) and new sales under contract (new pending sales) were down by 0.3% (were down by 3.3% in June).

Prices are also continuing to rise.  The median and average sales prices up by 6.3% and 5.7% respectively, compared to June’s 6.1% and 7.7%.

The inventory of available homes for sale remained unchanged from last year.  For July there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (July of 2017 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes June 2018 Market Report had mostly weaker sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 9.3% (in May they were up by 1.0%) and new sales under contract (new pending sales) increased by 0.4% (they were down by 0.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 12.4% and 8.7% respectively from last June (For May these numbers were up 8.8% and 7.8%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 77 homes down to 1,514 homes.  This inventory is 4.4% lower than last year.  The current supply of homes is  3.3 months (was 3.5 months for May) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes June 2018 Market Report had a second month of weaker sales when compared to June 2017.  Closed sales were down by 7.3% (was down by 4.0% in May).  While new pending sales decreased by 19.6% as compared to June 2017 (Decreased by 17.6% in May).

Prices, however, were up for June.  The median sales price was up by 3.4% from last year (up by 1.7% in May) while the average sales price increased by 11.8% (was down by 10.1% last month).

The inventory of available single-family homes decreased from last month by 57 homes to 896 units for June,  this is 12.8% less than last June.  The current supply of homes is 4.4 months, for June of last year, it was a 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices are still going up though.  The median and average sales prices up by 6.1% and 7.7% respectively, compared to May’s 6.7% and 6.5%.

The inventory of available homes for sale fell by 1.1% from last year.  For June there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (June of 2017 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Martin County Single Family Homes May 2018 Market Report had weaker sales results compared to May 2017.  Closed sales were down by 4.0% (was down by 1.9% in April).  While new pending sales decreased by 17.6% as compared to May 2017 (Increased by 2.3% in April).

Prices were mixed for May. The median sales price was up by 1.7% from last year (up by 12.5% in April) while the average sales price decreased by 10.1% (was up by 34.9% last month).

The inventory of available single-family homes decreased from last month by 37 homes to 954 units for May,  this is 8.1% less than last May.  The current supply of homes is 4.7 months, for May of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of June 2018, there are 9 homes for sale in Sunset Trace.  These homes have list prices from $145,500 up to $184,900 for an average list price of $169,889 or $132.95 per square foot of living area.

There are 10 homes under contract and awaiting settlement.  The list prices ranged from $144,900 up to $179,900 for an average list price of $159,750 which equals $121.81 per sq. ft. of living area.  These homes were on the market for an average of 30 days prior to going under contract.

In the past 12 months, 41 homes have sold in Sunset Trace.  Sales prices ranged from a low of $125,000 up to $215,000 for an average sales price of $157,222 which equals $120.78 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and went under contract in an average of 39 days of being on the market.

 About Sunset Trace in Palm City FL:

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

In June 2018, there are three homes for sale in the River Watch community of Hutchinson Island in Jensen Beach FL.  These homes are listed for prices ranging from $539,000 up to $625,000 for an average list price of $594,667 which works out to $386.79 per sq. ft. of living area.

There is 1 home currently under contract.  This home was listed for $289,900 which is also $208.56 per sq. ft. of living area.  This home was on the market for 102 days prior to going under contract.

About River Watch on Hutchinson Island:

Active listings decreased by 22 homes down to 1,625 homes.  This inventory is 1.5% lower than last year.  The current supply of homes is  3.5 months (was 3.6 months for March) compared to 3.7 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes April 2018 Market Report

The Martin County Single Family Homes April 2018 Market Report showed mixed sales reports as compared to last April.  Closed sales were down by 1.9% (was up by 0.4% in March).  While new pending sales increased by 2.3% as compared to April 2017 (Decreased by 7.4% in March).

Prices, however, continue to go up and pretty dramatically for April. The median sales price up by 12.5% from last year (up by 3.8% in March) while the average price increased by 34.9% (was up by 4.5% last month).

The inventory of available single-family homes increased from last month by 50 homes to 991 units for April,  this is 5.2% less than last April.  The current supply of homes is 4.9 months, for April of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes April 2018 Market Report

The Florida Single Family Homes April 2018 Market Report showed mostly stronger activity when compared to last year and remains a very active market. Closed sales were up by 4.1% (were down by 3.5% in March) and new sales under contract (new pending sales) were down by 0.2% (were down by 2.2% in March).

Prices continue with their upward march for April.  The median and average sales prices up by 8.1% and 10.4% respectively, compared to March’s 8.2% and 8.7%.

The inventory of available homes for sale fell by 3.4% from last year.  For April there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (April of 2017 had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Homes:  There are 2 homes currently on the market in Conquistador Estates.  These homes are listed for $296,500 and $349,888 which averages to $332,092 or $200.75 per sq. ft. of living area.

There is one home currently under contract.  The list price was $279,000 which works out to $105.08 per sq. ft. of living area.  This home was on the market for 119 days prior to going under contract.
