The single-family real estate market in Sewalls Point had a strong month with increases in pending and closed sales.  The inventory has also dropped to be more in line with past historical levels.

The absorption rate dropped to 4.4 months, in March it was 10.3 months.  Dipping into a strong seller’s market for Sewalls Point FL for the first time in quite a while.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April 2018, the inventory was 50 homes on the market, 12 pending sales and there were 10 closed sales.  Better activity this year for Sewalls point.

St Lucie County Single Family Homes March 2019 Market Report had mixed sales activity when compared to last year. Closed sales were up by 1.6% (in February they were down by 7.8%) and new sales under contract (new pending sales) decreased by 9.7% (they were down by 4.6% last month).

Prices were also mixed for the month.  The median sales price was up by 4.3% (was up by 9.6% in February).  The average sales price was down by 1.4% (it was up by 6.4% in February).

The number of available home listings decreased by 67 homes to 2,104 homes.  This inventory is 27.6% higher than last year.  The current supply of homes is 4.6 months (it was 3.6 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes March 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 13.4% (were down by 0.6% in February).  While new pending sales decreased by 2.3% as compared to March 2018 (Decreased by 6.0% in February).

Prices were mixed for March.  The median sales price was up by 0.9% from last year (down by 7.9% in February) while the average sales price decreased by 0.4% (was up by 2.0% last month).

The inventory of available single-family homes decreased from last month by 72 homes to 1106 units for March,  this is 6.1% greater than last March.  The current supply of homes is 5.7 months, for March of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for February 2019 showed little change in sales volume when compared to last year.  The closed sales were unchanged (were up by 1.9% in February) and new sales under contract (new pending sales) were up by 2.6% (were unchanged in February).

Prices were mixed for March.  The median sales price rose by 2.0% (it was up by 1.3% in February) and the average sales prices dropped by 1.4% (it was down by 0.4% last month).

The inventory of available homes for sale increased by 9.6% from last year.  This is a 4.2 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes February 2019 Market Report had weaker sales activity when compared to last year. Closed sales were down by 7.8% (in January they were down by 11.8%) and new sales under contract (new pending sales) decreased by 4.6% (they were also down by 4.6% last month).

Prices. though, continued to rise, though at a more sustainable pace.  The median sales price was up by 9.6% (was up by 5.4% in January).  The average sales price was up by 6.4% (it was up by 5.0% in January).

The number of available home listings decreased by 3 homes to 2,171 homes.  This inventory is 22.8% higher than last year.  The current supply of homes is 4.8 months (it was 3.8 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes February 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 0.6% (were down by 18.4% in January).  While new pending sales decreased by 6.0% as compared to February 2018 (Increased by 7.3% in January).

Prices were mixed for February.  The median sales price was down by 7.9% from last year (up by 10.8% in January) while the average sales price increased by 2.0% (was up by 49.3% last month).

The inventory of available single-family homes increased from last month by 48 homes to 1178 units for February,  this is 13.4% greater than last February.  The current supply of homes is 5.9 months, for February of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for January 2019 produced slightly stronger sales activity when compared to last year.  The closed sales were up by 1.9% (were down by 6.2% in January) and new sales under contract (new pending sales) were unchanged  (were down by 2.4% in January).

Prices were mixed for February.  The median sales price rose by 1.3% (it was up by 4.1% in January) and the average sales prices dropped by 0.4% (it was up by 4.1% last month).

The inventory of available homes for sale increased by 11.8% from last year.  This is a 4.3 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

However, prices continued their upward march for January.  The median sales price was up by 10.8% from last year (up by 13.8% in December) while the average sales price also increased by 49.3% (was up by 13.8% last month).

The inventory of available single-family homes increased from last month by 154 homes to 1130 units for January,  this is 9.4% greater than last January.  The current supply of homes is 5.7 months, for January of last year, it was 5.0 months supply.  We’re still in a seller’s market for Martin County single-family home sales, though very close to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had weaker market activity for single family homes throughout the year of 2018 when compared to last year.   Year to year closed sales were down by 0.6% (were up by 4.3% in 2017) and new sales under contract (new pending sales) decreased by 1.5% (were up by 0.8% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.3% and 7.1% respectively.   Showing strong gains in value, but not quite as much as in the last few years.  These numbers were 13.9% and 10.6% respectively in 2017.

The inventory of available homes for sale decreased by 20.8% from 2017 (When there was an 8.5% increase).  While the supply of homes increased to 4.2 months from 3.4 months for 2017.  Still in a strong seller’s market for Saint Lucie County.

Martin County Single Family Home Sales 2018 Yearly Review

The Martin County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors showed weaker sales activity when compared to 2017 for the Martin County single-family housing market.   Year to year closed sales were down by 2.0% (were up by 2.7% in 2017) and new sales under contract (new pending sales) decreased by 7.1% (was down by 0.3% in 2017).

Both median and average sales prices continued to rise (2017 to 2018) by 5.2% and 3.5% respectively.  This rate while positive is not as high as last year which was 8.7% and 9.4% respectively in 2017.

The inventory of available homes for sale increased by 2.2% from 2017.  While the supply of homes increased to 4.7 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Florida Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors shows that this last year continued the positive momentum with a slightly greater rate than last year.   Year to year closed sales were up by 2.2% (was up by 1.2% in 2017) and new sales under contract (new pending sales) increased by 0.3% (was up by 0.1% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.2% and 6.9% respectively.   Showing continued gains in value though at a slightly lower rate than last year.  These numbers were 8.0% and 7.8% respectively in 2017.

The inventory of available homes for sale increased by 11.1% from 2017.  While the month’s supply of homes increased to 4.0 months.  Indicating that Florida single-family homes remain in a seller’s market.

As of February 2019, there are 29 active properties for sale in Heritage Ridge in Hobe Sound, FL.  List prices range from $79,000 up to $289,000.  This is an average list price of $152,855 which equals $119.17 per sq. ft. of living area.

There are 8 homes under contract.  These were listed with prices from $72,000 up to $169,900.  This works out to an average list price of $134,938 or $106.43 per sq. ft. of living area.  The average days on the market before they went under contract was 66.

In the past 12 months, there have been 114 sales in Heritage Ridge.  Sales prices ranged from $45,000 up to $292,500.  This equals an average sales price of $113,654 which works out to $97.50 per sq. ft. of living area.  These homes were on the market for an average of 48 days before going under contract and sold for an average of 95% of list price.
