St Lucie County Single Family Homes June 2019 Market Report

For June 2019 in the St Lucie County Single Family Home Market sales activity when compared to last year. Closed sales were up by 13.6% (in May they were up by 1.8%) and new sales under contract (new pending sales) increased by 5.4% (they were up by 5.7% last month).

Prices were also up for the month.  The median sales price was up by 4.6% (was up by 4.9% in May).  The average sales price was up by 4.7% (it was down by 0.7% in May).

The number of available home listings decreased by 115 homes to 1,827 homes.  This inventory is still 20.7% higher than last year.  The current supply of homes is 4.0 months (it was 3.3 months last year).  The St Lucie County single-family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes June 2019 Market Report

The Martin County Single Family Homes June 2019 Market Report showed weaker sales activity when compared to last June.  Closed sales were down by 7.1% (were up by 1.1% in May).  While new pending sales decreased by 2.4% as compared to June 2018 (they increased by 1.8% in May).

Prices were mixed for June.  The median sales price was up by 4.9% from last year (up by 3.8% in May) while the average sales price decreased by 3.9% (was down by 0.2% last month).

The inventory of available single-family homes decreased from last month by 70 homes to 1001 units for June,  this is an 11.6% greater inventory than last June.  The current supply of homes is 5.1 months.  For June of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes June 2019 Market Report

The Florida Single Family Homes Market Report for May 2019 had a slightly lower closed sales volume than last year but pending sales improved which could mean better closed volume for the near future.  The closed sales numbers were down by 1.9% (were up by 9.6% in May) and new sales under contract (new pending sales) were up by 4.9% (were up by 5.0% in May).

Prices were mixed for June.  The median sales price rose by 3.8% (it was up by 4.3% in May) and the average sales price was down by 0.3% (it was up by 2.6% last month).

The inventory of available homes for sale increased by 2.0% from last year.  This is a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (June 2018 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for June jumped up to 12 months as compared to the 5.6 months for last month.  We have transitioned back into a buyer’s market for this segment of the Martin County single family real estate market..  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7 month absorption rate.

The numbers for June 2018 were: 105 active listings, 34 pending sales, and 26 closed sales.  Much better activity last year with less inventory of available homes for sale.

The single-family real estate market in Sewalls Point had a nice increase in inventory as well as an increase in pending sales.  Closed sales, unfortunately, were off for this month.

The absorption rate jumped up to 8.3 months, in May it was 4.1 months.  Transitioning back into a buyer’s market for the Sewalls Point single family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June 2018, the inventory was 46 homes on the market, 10 pending sales and there were 6 closed sales.  Slightly greater activity this year when compared to last year but there are more homes available for sale this year.

St Lucie County Single Family Homes May 2019 Market Report had improved sales activity when compared to last year. Closed sales were up by 1.8% (in April they were up by 2.1%) and new sales under contract (new pending sales) increased by 5.7% (they were up by 10.5% last month).

Prices were also up for the month.  The median sales price was up by 4.9% (was up by 5.1% in April).  The average sales price was up by 0.7% (it was down by 3.9% in April).

The number of available home listings decreased by 25 homes to 1,942 homes.  This inventory is still 22.1% higher than last year.  The current supply of homes is 4.3 months (it was 3.5 months last year).  The St Lucie County single family home market remains in a quite strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes May 2019 Market Report showed improved sales activity when compared to last May but not quite as robust as last month.  Closed sales were up by 1.1% (were up by 13.7% in April).  While new pending sales increased by 1.8% as compared to May 2018 (they increased by 3.0% in April).

Prices were mixed for May.  The median sales price was up by 3.8% from last year (down by 1.4% in April) while the average sales price decreased by 0.2% (was down by 14.5% last month).

The inventory of available single-family homes decreased from last month by 33 homes to 1071 units for May,  this is a 12.3% greater inventory than last May.  The current supply of homes is 5.4 months.  For May of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of June 2019, there are 6 homes for sale in Sunset Trace.  These homes have list prices from $152,900 up to $259,900.  This is an average list price of $180,367 or $136.23 per square foot of living area.

There are 4 homes under contract and awaiting settlement.  The list prices ranged from $169,900 up to $209,000.  This works out to an average list price of $184,450 which equals $135.72 per sq. ft. of living area.  These homes were on the market for an average of 35 days prior to going under contract.

In the past 12 months, 48 homes have sold in Sunset Trace.  Sales prices ranged from a low of $135,000 up to $220,000.  This equals an average sales price of $164,755 or $124.69 per sq. ft. of living area.  These homes sold for an average of 97% of list price and went under contract in an average of 38 days of being on the market.

 About Sunset Trace in Palm City FL:

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community.   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area.  Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area.  Wellesley models have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally, the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full-size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

Located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line, there is a wonderful small community by the name of River Watch.  These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area and your very own private dock and access to the Intracoastal Waterway which is also known as the Indian River.  There are 30 homes in this community which is adjacent to the Windmill Village community and shares the Aqua Ra Road which accesses both subdivisions from A-1-A.

Most of these homes are waterfront with access to the Intracoastal Waterway, but suitable mostly for shallower draft vessels and the unusual stipulation that they access the river without the use of gas motors, so only human or electric power for that initial stretch of water.

The absorption rate dropped to 4.1 months, in April it was 4.4 months.  Remaining in a seller’s market for the Sewalls Point single family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May 2018, the inventory was 51 homes on the market, 12 pending sales and there were 7 closed sales.  Pretty similar results when compared to last year.  Slightly higher closed sales this year while pending sales were a bit better last year.

Prices were lower for April.  The median sales price was down by 1.4% from last year (up by 0.9% in March) while the average sales price decreased by 14.5% (was up by 0.4% last month).

Prices were mixed for April.  The median sales price rose by 2.6% (it was up by 2.0% in March) and the average sales prices dropped by 0.2% (it was down by 1.4% last month).

The inventory of available homes for sale increased by 6.6% from last year.  This is a 4.1 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (April 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Martin County single family home market showed slower sales volume when compared to the first quarter of 2018, last year.   Prices, on the other hand, continued to rise.  Though, it remains an active market.

For May 2019, there are 9 homes and townhomes available for sale in River Marina in Stuart FL.  2 of these are single family homes and 7 are townhomes and range in price from $219,900 up to $509,900 for an average price of $271,189 or $149.71 per sq. ft. of living area.

There is only 1 townhome currently under contract.  The list price was $223,000 which equals $138.68 per sq. ft. of living area.  This homes went under contract 26 days after going on the market.
