Martin County Single Family Homes August 2020 Market Report

The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 24.6% from last month (were up by 42.6% in July).  While new pending sales increased by 24.0% as compared to last month when they increased by 32.1%.

Prices were also up for August.  The median sales price was up from last year by 15.2% (it was up by 6.7% in July) while the average sales price increased by a whopping 57.4% (it was up by 24.6% last month).

The inventory of available single-family homes decreased from last month by 120 homes to 559 homes for August. This is 41.0% less inventory than last August.  The current supply of homes is 2.8 months.  For August of last year, it was a 4.9 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Florida Single Family Home markets seem to have overcome the effects of the current pandemic. Closed and pending sales are up for the month when compared to last year. Closed sales were up by 8.8% (were up by 11.3% in July). New sales under contract (new pending sales) were up by 21.5% (were up by 21.7% in July).

Prices were also up for August.  The median sales price rose by 13.2% (it was up by 10.1% in July). The average sales price was up by 22.3% (it was up by 14.9% last month).

The inventory of available homes for sale decreased by 35.5% from last year.  This represents a 2.3 months supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (August 2019 had a 3.6 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Meadows History:

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

HOA fees in the meadows vary by the type of home, so please look at the listing details view when checking available Meadows homes for sale.  The Meadows is not age restricted and currently allows up to 2 large pets.  Rentals are also allowed with some restrictions.

The July 2020, the St Lucie County Single Family Home market seems to have recovered from the effects of the current pandemic. Closed and pending sales were both up when compared to last year. Closed sales were up by 20.5% for the month (in June they were up by 6.1%). New sales under contract (new pending sales) increased by 30.6% (they were up by 39.9% last month).

Prices were also up for the month.  The median sales price was up by 8.2% (was up by 4.2% in June).  The average sales price was up by 10.9% (it was up by 3.3% in June).

The number of available home listings decreased by 176 homes to 1,094 homes.  This inventory is 38.9% less than last year.  The current supply of homes is 2.2 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 42.6% from last month (were up by 3.0% in June).  While new pending sales increased by 32.1% as compared to last month when they increased by 57.5%.

Prices were also up for July.  The median sales price was up from last year by 6.7% (it was down by 6.5% in June) while the average sales price increased by a whopping 24.6% (it was up by 45.5% last month).

The inventory of available single-family homes decreased from last month by 33 homes to 679 homes for July. This is 29.4% less inventory than last July.  The current supply of homes is 3.5 months.  For July of last year, it was a 4.9 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Closed sales were up by 11.3% (were up by 1.3% in June). New sales under contract (new pending sales) were up by 21.7% (were up by 23.2% in June).

Prices were also up for July.  The median sales price rose by 10.1% (it was up by 4.4% in June). The average sales price was up by 14.9% (it was up by 8.8% last month).

The inventory of available homes for sale decreased by 31.8% from last year.  This represents a 2.5 months supply of inventory. Florida remains in a seller’s market with the advantage for sellers. (July 2019 had a 3.8 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were also up for the month.  The median sales price was up by 4.2% (was up by 1.1% in May).  The average sales price was up by 3.3% (it was down by 0.1% in May).

The number of available home listings decreased by 281 homes to 1,270 homes.  This inventory is 29.4% less than last year.  The current supply of homes is 2.7 months (it was 4.0 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were also up for June.  The median sales price was up from last year by 6.5% (it was down by 3.9% in May) while the average sales price increased by a whopping 45.5% (it was up by 9.4% last month).

The inventory of available single-family homes decreased from last month by 190 homes to 712 homes for June. This is 37.0% less inventory than last June.  The current supply of homes is 3.8 months.  For June of last year, it was a 5.1 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

New sales under contract (new pending sales) increased by 11.5% (they were down by 34.7% last month).

Prices were mixed for the month.  The median sales price was up by 1.1% (was up by 6.3% in March).  The average sales price was down by 0.1% (it was up by 2.4% in March).

The number of available home listings decreased by 204 homes to 1,571 homes.  This inventory is 19.1% less than last year.  The current supply of homes is 3.3 months (it was 4.3 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  Only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Closed sales were down by 50.0% from last month (were down by 25.3% in March).  While new pending sales increased by 21.8% as compared to last month when they decreased by 49.8%.

Prices were mixed for April.  The median sales price was down from last year by 3.9% (it was down by 3.6% in April) while the average sales price increased by 9.4% (it was down by 3.7% last month).

The inventory of available single-family homes decreased from last month by 63 homes to 902 homes for May. This is 15.8% less inventory than last May.  The current supply of homes is 4.8 months.  For April of last year, it was a 5.4 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

River Watch is ocated only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line.  These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area.  Many homes have private docks and access to the Intracoastal Waterway which is also known as the Indian River.  There are 30 homes in this community off of Aqua Ra Road which accesses both subdivisions from A-1-A.

River Watch residents also have easy access to the beautiful beaches on Hutchinson Island. Simply by walking across the street to their private beach. Or a short ride to many of the public access beaches available in both Saint Lucie and Martin County beaches.

This is a non-gated community with a very reasonable HOA fee which includes your landscaping as well as basic cable TV.

Florida Single Family Homes May 2020 Market Report

The Florida Single Family Home market is now showing the effects of the current pandemic. Closed sales are down for the month when compared to last year, but pending sales saw a slight rise. Closed sales were down by 36.2% (were down by 20.7% in April). New sales under contract (new pending sales) were up by 2.3% (were down by 35.1% in April).

Prices were mixed for April.  The median sales price rose by 1.5% (it was up by 6.0% in April). The average sales price was down by 0.3% (it was up by 3.0% last month).

The inventory of available homes for sale decreased by 18.3% from last year.  This represents a 3.3 months supply of inventory. Florida remains in a seller’s market with the advantage for sellers. (May 2019 had a 4.0 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Homes April 2020 Market Report

The February 2020, the St Lucie County Single Family Home market is now showing the effects of the current pandemic. Both closed and pending sales are down for the month when compared to last year. Closed sales were down by 11.3% for the month (in March they were up by 15.1%). New sales under contract (new pending sales) decreased by 34.7% (they were down by 1.5% last month).

Prices, however, were up for the month.  The median sales price was up by 6.3% (was up by 5.5% in March).  The average sales price was up by 2.4% (it was up by 2.9% in March).

The number of available home listings decreased by 113 homes to 1,775 homes.  This inventory is 9.8% less than last year.  The current supply of homes is 3.6 months (it was 4.3 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes April 2020 Market Report

The Martin County Single Family Homes Market Report is now showing the effects of the current pandemic. Both closed and pending sales are down for the month when compared to last year. Closed sales were down by 25.3% from last month (were up by 7.8% in March).  While new pending sales decreased by 49.8% as compared to last month when they decreased by 31.9%.

Prices were lower for April.  The median sales price was down from last year by 3.6% (it was unchanged in March) while the average sales price decreased by 3.7% (it was down by 7.8% last month).

The inventory of available single-family homes decreased from last month by 5 homes to 965 homes for March. This is 12.6% less inventory than last April.  The current supply of homes is 4.8 months.  For April of last year, it was a 5.6 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.
