River marina is a newer community consisting of 84 single-family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single-family homes in River Marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently, only about 47 townhomes have been built with plans for a total of approximately 220 units. St Lucie County Single Family Homes March 2021 Market Report

The March 2021, St Lucie County Single Family Home market continues to show yearly improvements with strong sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 7.7% for the month compared to last year (in February they were up by 21.6%). New sales under contract (new pending sales) increased by 37.1% (they were up by 8.6% last month).

Prices were also up for the month.  The median sales price was up by 15.8% (was up by 17.0% in February).  The average sales price was up by 18.4% (it was up by 24.2% in February).

The number of available home listings decreased by 142 homes to 765 homes.  This inventory is 59.5% less than last year.  The current supply of homes is only 1.4 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes March 2021 Market Report

The Martin County Single Family Homes Market Report shows improved activity when compared to last March. Closed sales were up by 33.8% from last year(were up by 21.8% in February).  While new pending sales increased by 61.3% as compared to last year (increased by 21.1% last month).

Prices were up significantly for March.  The median sales price was up from last year by 30.4% (it was up by 12.9% in February) while the average sales price increased by 70.8% (it was up by 14.4% last month).

The inventory of available single-family homes decreased from last month by 10 homes to 340 homes for March. This is 64.9% less inventory than last March.  The current supply of homes is only 1.5 months.  For March of last year, it was a 4.7 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Florida Single Family Home continues to show stronger activity when compared to last year. Closed and new pending sales were both up for the month when compared to last year. Closed sales were up by 23.3% (were up by 15.7% in February). New sales under contract (new pending sales) were up by 48.2% (were up by 10.9% in February).

Prices were also up for March.  The median sales price rose by 18.9% (it was up by 16.6% in February). And, the average sales price was up by 37.6% (it was up by 28.7% last month).

The inventory of available homes for sale decreased by 62.1% from last year.  This represents a 1.2 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (March 2020 had a 3.4 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

There is 1 home for sale in the Estuary.  The list price is $434,500 which equals $281.23 per sq. ft. of living area.

There are 3 homes currently under contract.  List prices ranged from $495,888 up to $740,000. This is an average list price of $578,629 or $273.14 per sq. ft. of living area.  These homes were on the market for an average of 82 days before going under contract.

In the past 12 months, 7 Estuary homes have sold.  Sales prices ranged from $334,000 up to $860,000.  This equals an average sales price of $543,286 which works out to $228.97 per sq. ft. of living area. The February 2021, St Lucie County Single Family Home market continues to show yearly improvements with strong sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 21.6% for the month compared to last year (in January they were up by 21.9%). New sales under contract (new pending sales) increased by 8.6% (they were up by 9.6% last month).

Prices were also up for the month.  The median sales price was up by 17.0% (was up by 17.4% in January).  The average sales price was up by 24.2% (it was up by 16.8% in January).

The number of available home listings decreased by 81 homes to 907 homes.  This inventory is 51.7% less than last year.  The current supply of homes is only 1.7 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report shows improved activity when compared to last February. Closed sales were up by 21.8% from last year(were up by 20.8% in January).  While new pending sales increased by 21.1% as compared to last year (increased by 22.5% last month).

Prices were also up for February.  The median sales price was up from last year by 12.9% (it was up by 10.7% in January) while the average sales price increased by 14.4% (it was up by 45.6% last month).

The inventory of available single-family homes decreased from last month by 134 homes to 350 homes for February. This is 62.1% less inventory than last February.  The current supply of homes is only 1.5 months.  For February of last year, it was a 4.6 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Closed sales were up by 15.7% (were up by 18.0% in January). New sales under contract (new pending sales) were up by 10.9% (were up by 16.9% in January).

Prices were also up for February.  The median sales price rose by 16.6% (it was up by 15.1% in January). And, the average sales price was up by 28.7% (it was up by 25.6% last month).

The inventory of available homes for sale decreased by 56.3% from last year.  This represents a 1.3 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (February 2020 had a 3.3 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Meadows at Martin Downs is a family-friendly gated residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard-gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town-Home building (Stamford) in what is now known as Lakemont Village. St Lucie County Single Family Home Sales 2020 Yearly Review

The St Lucie County Single Family Home Sales for 2020 as reported by Florida Realtors indicates that Saint Lucie County had a stronger market activity for single family home sales throughout the year of 2020 when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 8.3% (were up by 6.7% in 2019) and new sales under contract (new pending sales) increased by 17.8% (were up by 6.1% in 2019).

Both median and average sales prices were up for 2020 by 7.3% and 9.1% respectively.   These numbers were 5.9% and 4.0% respectively in 2019.

The inventory of available homes for sale decreased by 46.4% from 2019 (When there was a 9.3% decrease).  While the monthly supply of homes decreased to 1.8 months from 3.5 months for 2019.  Remaining in an extreme seller’s market for Saint Lucie County.

Martin County Single Family Home Sales 2020 Yearly Review

The Martin County Single Family Home Sales for 2020 as reported by Florida Realtors showed stronger sales activity when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 10.5% (were down by 0.2% in 2019) and new sales under contract (new pending sales) increased by 17.7% (was up by 2.6% in 2019).

Both median and average sales prices continued to rise (2019 to 2020) by 3.4% and 7.8% respectively.  This rate while positive is not as high as last year which was 3.1% and 1.1% respectively in 2019.

The inventory of available homes for sale decreased by 45.7% from 2019.  While the monthly supply of homes decreased to 2.2 months. A very strong seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor buyer has an advantage.

Florida Single Family Home Sales 2020 Yearly Review

The Florida Single Family Home Sales for 2020 as reported by Florida Realtors shows that this last year continued the positive momentum with an improved rate from the previous year.   Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers market for the remainder of the year. Year to year closed sales were up by 5.8% (was up by 5.9% in 2019) and new sales under contract (new pending sales) increased by 9.2% (was up by 5.2% in 2019).

Both median and average sales prices were up (2019 to 2020) by 9.6% and 15.8% respectively.   These numbers were 3.7% and 2.3% respectively for 2019.

The inventory of available homes for sale decreased by 44.1% from 2019.  While the month’s supply of homes decreased to 1.8 months.  Indicating that Florida single-family homes remain in a strong seller’s market.

The Heritage Ridge community of Hobe Sound encompasses a number of associations and styles of homes.  From mobile and manufactured homes to villas, townhouses, condos, and single family homes.  The different sections of Heritage Ridge are all anchored by the Heritage Ridge Golf Club.  This is a non-equity course that is open to the public.

The various areas of Heritage Ridge are all controlled by their individual homeowners’ associations and many also pay a fee to the master Heritage Ridge Association.  This wonderful community is located in northern Hobe Sound with quick access to either the beach at Jupiter Island (in Hobe Sound) or to the downtown area of Stuart as well as the amenities in both the Martin County and Jupiter areas of the Treasure Coast.
