Martin County Single Family Homes November 2021 Market Report

The Martin County Single Family Homes Market Report showed weaker activity than last November. Mostly because of the low inventory of available homes as well as the rapid appreciation of prices. Closed sales were down by 19.5% from last year (were down by 25.0% in October).  While new pending sales decreased by 28.9% as compared to last year (decreased by 29.2% last month).

Prices, however, continued to rise in November.  The median sales price increased from last year by 28.0% (it was up by 19.2% in October) while the average sales price increased by 10.0% (up by 14.4% last month).

The inventory of available single-family homes decreased by 20 homes from last month to 231 homes. This is 53.6% less inventory than last November.  The current supply of homes is only 1.0 months.  For November of last year, it was a 2.3 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Single Family Homes November 2021 Market Report

The Florida Single Family Home market activity was slightly more active in sales volume compared to last November. This is an improvement from October’s results. Closed sales were up by 4.3% (were down by 6.8% in October). New sales under contract (new pending sales) were up by 1.6% (were down by 3.6% in October).

Prices continue to rise.  The median sales price rose by 19.6% (it was up by 17.7% in October). And, the average sales price was up by 17.2% (it was up by 12.9% last month).

The inventory of available homes for sale decreased by 31.1% from last year.  This represents only a 1.2 months supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (November 2020 had a 2.0 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

As of December 2021, there are 3 homes for sale in Sunset Trace in Palm City FL.  List prices range from $228,900 up to $285,000. This is an average list price of $247,967 which is $194.34 per sq. ft. of living area.

There are 9 homes under contract and awaiting settlement.  The list prices ranged from $220,000 up to $299,900.  This works out to an average list price of $251,644 which equals $194.37 per sq. ft. of living area.  These homes were on the market for an average of 15 days prior to going under contract.

In the past 12 months, 39 homes have sold in Sunset Trace.  Sales prices ranged from a low of $149,000 up to $312,500.  This equals an average sales price of $213,500 or $162.63 per sq. ft. of living area.  These homes sold for an average of 100% of the list price. Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, an outdoor racquet and/or handball courts and a full-size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace. Children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

Heronwood consists of single-family homes that were built between 1983 and 1987.  Homes range in size from smaller 2 bedroom, 2 bathroom homes with a den at 1,567 sq. ft. of living area with garages up to spacious 4 bedroom, 3 bathroom homes with over 3,000 sq. ft. of living area.

The October 2021, St Lucie County Single Family Home market had slower sales activity when compared to last year. This is due to our currently very low inventory and high prices. Closed sales were down by 7.7% for the month compared to last year (in September they were up by 2.3%). New sales under contract (new pending sales) increased by 7.5% (they were up by 3.9% last month).

Prices continued to rise in October.  The median sales price was up by 28.8% (was up by 27.6% in September).  The average sales price was up by 25.4% (it was up by 28.2% in September).

The number of available home listings increased by 22 homes to 749 homes.  This inventory is 21.9% less than last year.  The current supply of homes is only 1.3 months (it was 1.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report showed weaker activity than last October. Mostly because of the low inventory of available homes as well as the rapid appreciation of prices. Closed sales were down by 25.0% from last year (were down by 25.0% in September).  While new pending sales decreased by 29.2% as compared to last year (decreased by 21.8% last month).

Prices, however, continued to rise in October.  The median sales price increased from last year by 19.2% (it was up by 12.2% in September) while the average sales price increased by 14.4% (up by 21.9% last month).

The inventory of available single-family homes decreased by 39 homes from last month to 251 homes. This is 50.5% less inventory than last October.  The current supply of homes is only 1.0 months.  For October of last year, it was a 2.4 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Though, I do see some indications that the inventory may soon start increasing. Closed sales were down by 6.8% (were down by 1.3% in September). New sales under contract (new pending sales) were down by 3.6% (were down by 6.1% in September).

Prices, however, continued to rise.  The median sales price rose by 17.7% (it was up by 18.3% in September). And, the average sales price was up by 12.9% (it was up by 16.3% last month).

The inventory of available homes for sale decreased by 29.9% from last year.  This represents only a 1.3 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (October 2020 had a 2.1 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County single-family home market had weaker sales volume when compared to the 3rd quarter of 2020, last year.   Prices, however, were higher than this period last year with strong gains. Currently, our biggest issue is a very low inventory of available homes for sale. We are expecting this low inventory to affect future sales volume for the near future.

For November 2021, there are 3 homes and/or townhomes available for sale in River Marina in Stuart FL. The list prices range from $310,000 up to $749,000. (2 townhomes and 1 single-family home) This is an average list price of $456,333 or $207.89 per sq. ft. of living area. 

There are 2 properties currently under contract. (1 townhome and 1 single-family home) List prices were $289,000 and $630,000.  This works out to an average list price of $459,500 which equals $233.05 per sq. ft. of living area.  These homes went under contract an average of 4 days after going on the market.

River marina is a newer community consisting of 84 single-family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single-family homes in River Marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently, only about 47 townhomes have been built with plans for a total of approximately 220 units. Closed sales were up by 2.3% for the month compared to last year (in August they were down by 11.7%). New sales under contract (new pending sales) increased by 3.9% (they were up by 7.9% last month).

Prices continued to rise in September.  The median sales price was up by 27.6% (was up by 25.7% in August).  The average sales price was up by 28.2% (it was up by 21.5% in August).

The number of available home listings increased by 3 homes to 727 homes.  This inventory is 24.9% less than last year.  The current supply of homes is only 1.2 months (it was 1.9 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The August 2021, St Lucie County Single Family Home market showed fewer closed when compared to last year. This is most likely a result of the historically low inventory of properties available for sale as well as the recent increase in prices. There appear to be many buyers but not enough available or affordable listings. New pending sales rose slightly which is hopefully a good sign for the future. Closed sales were down by 11.7% for the month compared to last year (in July they were up by 5.0%). New sales under contract (new pending sales) increased by 7.9% (they were down by 19.9% last month).

Prices continued to rise in August.  The median sales price was up by 25.7% (was up by 26.0% in July).  The average sales price was up by 21.5% (it was up by 23.1% in July).

The number of available home listings increased by 65 homes to 724 homes.  This inventory is 23.6% less than last year.  The current supply of homes is only 1.2 months (it was 1.9 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report showed fewer closed and new pending sales when compared to last year. This is most likely a result of the historically low inventory of properties available for sale as well as the recent increase in prices. There appear to be many buyers but not enough available or affordable listings. Closed sales were down by 8.5% from last year (were down by 8.6% in July).  While new pending sales decreased by 19.0% as compared to last year (decreased by 18.4% last month).

Prices continued to rise in August.  The median sales price increased from last year by 16.5% (it was up by 16.7% in July) while the average sales price increased by 29.3% (up by 7.1% last month).

The inventory of available single-family homes decreased by 3 homes from last month to 302 homes. This is 46.0% less inventory than last August.  The current supply of homes is only 1.2 months.  For August of last year, it was a 2.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Single Family Homes August 2021 Market Report

The Florida Single Family Home market activity was almost unchanged for closed sales when compared to last year. Pending sales were lower. This is a result of the historically low inventory of homes on the market. There are many buyers but not enough available homes. Closed sales were up by 0.2% (were down by 2.1% in July). New sales under contract (new pending sales) were down by 4.7% (were down by 14.1% in July).

Prices, however, continued to rise.  The median sales price rose by 18.0% (it was up by 20.3% in July). And, the average sales price was up by 19.7% (it was up by 22.8% last month).

The inventory of available homes for sale decreased by 32.4% from last year.  This represents only a 1.3 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (August 2020 had a 2.3 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 12 homes under contract in the Meadows.  These homes were listed from $182,500 up to $525,000.  This is an average list price of $362,867 which is $219.10 per sq. ft. of living area.  These homes averaged 37 days on the market before going under contract.

The Meadows at Martin Downs is a family-friendly gated residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard-gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town-Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as full-time support staff.

HOA fees in the meadows vary by the type of home, so please look at the listing details view when checking available Meadows homes for sale.  The Meadows is not age-restricted and currently allows up to 2 large pets.  Rentals are also allowed with some restrictions.

St Lucie County Single Family Homes July 2021 Market Report

The July 2021, St Lucie County Single Family Home market showed slightly improved closed sales when compared to last year. Pending sales, however, are down, reflecting the overly low inventory that is currently available. This will most likely result in lower closed sales results in the coming months. Closed sales were up by 5.0% for the month compared to last year (in June they were up by 25.7%). New sales under contract (new pending sales) decreased by 19.9% (they were down by 36.0% last month).

Prices continued to rise in July.  The median sales price was up by 26.0% (was up by 24.5% in June).  The average sales price was up by 23.1% (it was up by 28.9% in June).

The number of available home listings decreased by 258 homes to 659 homes.  This inventory is 39.1% less than last year.  The current supply of homes is only 1.1 months (it was 2.2 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
