In October 2022, there is 1 condo on the market in the three Atlantis condo buildings on Hutchinson Island in Jensen Beach FL. The list price is $440,000 which is $417.85 per sq. ft. of living area.

There are no Atlantis condos currently under contract.

In the past 12 months, 10 Atlantis condos have sold.  Sales prices ranged from a low of $315,000 up to a high of $577,000.  Making for an average sales price of $444,480 or $400.72 per sq. ft. of living area.  These condos were on the market for an average of 53 days before going under contract. And, they sold for an average of 97% of the list price.

These Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consist of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedrooms 2 bathrooms condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap-around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

For October 2022, there are 2 homes available for sale in the Falls of Jensen Beach.  The list prices are $875,000 and $949,900. This is an average list price of $912,450 or $324.81 per sq. ft. of living area.

There are no Falls of Jensen Beach homes currently under contract.

In the past 12 months, 7 Falls of Jensen Beach homes have sold.  Sales prices ranged from $630,000 up to $1,145,000.  This is an average sales price of $822,501 which is equal to $266.87 per sq. ft. of living area.  These homes averaged 19 days on the market before going under contract. And, they sold on average for 98% of the list price.

A newer Kolter community is located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County’s A-rated schools.  Currently, these are Jensen Beach Elementary school, Stuart Middle school, and Jensen Beach High school.

Recent sales in the Falls of Jensen Beach:

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single-story ranch-style designs to two-story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection. Most of these homes also feature an updated kitchen with granite countertops.

The HOA fee includes your landscape and lawn service, basic cable TV as well as security and the common areas.  There is no community pool or clubhouse in the Falls.

As of October 2022, there are 2 condos available for sale in the Princess of Hutchinson Island.  The list prices are $495,000 and $650,000. This is an average list price of $572,500 or $473.53 per sq. ft. of living area.

There are also 2 Princess condos currently under contract.  The list prices were $535,000 and $625,000. This was an average list price of $580,000 which equals $463.51 per sq. ft. of living area.  These condos were on the market for an average of 78 days prior to going under contract.

In the past 12 months, 12 Princess condos have sold. Sales prices ranged from $431,000 up to $825,000.  This is an average sales price of $556,458 which works out to an average of $410.69 per sq. ft. of living area.  These condos were on the market for an average of 42 days before going under contract.
