Amenities include a clubhouse with a kitchen, meeting facilities, game room and exercise equipment. A tennis and shuffleboard court and a community pool. Maintenance fees as of October 2016 run from $300 to $390 per month depending on the size of the condo. These fees include use of the common area, building insurance, maintenance, cable TV, landscaping, water and sewer, trash pickup and exterior pest control.

For those on a limited budget, the Village of 800 Place may be just the right place.

The Princess was built in 1984 and has a heated pool, Jacuzzi, common area with a game room, kitchen and bar. There’s tennis and bocce courts as well as trailer parking and a vehicle wash area.

The maintenance fees which include use of all facilities as well as exterior maintenance and insurance run from just under $500 a month to $700 a month depending on the size of the condo. The Princess of Hutchinson Island is one of the premier locations on the Island and is a much sought after building.

The Falls of Jensen Beach October 2016 Market Report

For October 2016 there are 7 homes available for sale in the Falls of Jensen Beach. Listing prices range from $459,000 up to $725,000 for an average asking price of $550,243 or $176.07 per sq. ft. of living area.

There is one home under contract which has not completed the sales process (closed). The list price of this home is $475,000 or $137.05 per sq. ft. of living area. This home was on the market for 173 days prior to going under contract.

In the past 12 months, 14 homes have sold in the Falls of Jensen Beach. Sales prices ranged from $440,000 up to $535,000 for an average sales price of $487,286 which is equal to $150.08 per sq. ft. of living area. These homes averaged 116 days on market before going under contract and sold on average for 98% of listed price.

A newer Kolter community located just north and west of the Treasure Coast Mall in Jensen Beach FL. This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer. Children living in the falls have the privilege of attending Martin County ‘A’ rated schools. Currently these are the Jensen beach Elementary school, Stuart Middle school and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016. As of this writing there are only two new homes available from the builder, but re-sale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC. The majority of the homes in the falls have 3 car garages. Homes range from single story ranch style designs to two story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection and most homes also feature updated kitchen with granite countertops.

The HOA fee (as of September 2016) is $218 per month and includes your landscape and lawn service, basic cable TV as well as security and the common areas. There is no community pool or clubhouse in the Falls.

There are currently 7 condos on the market in the three Atlantis condo buildings.. List prices range from $189,000 to $344,900 for an average list price of $257,800 which equates to $223.56 per sq. ft. of living area.

There are 2 Atlantis condos that are under contract that haven’t sold to date. List prices are $229,900 and $299,000 for an average of $264,450 or a per sq. ft. price of $240.31. These two condos went under contract in an average of 107 days.

In the past 12 months, 10 condos have sold in Atlantis. Sales prices ranged from $125,000 to $265,000 with an average sales price of $207,440 or $188.75 per sq. ft. of living area. These condos sold in an average of 109 days and at an average of 96% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings. Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’. Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories. End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space. Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Condo association fees at the time of this post were in the low $300’s per month for Buildings A & B and the low $400’s for Atlantis III. These three buildings have two pools in between them as well as direct ocean access from the rear of all buildings. Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The Atlantis condos are conveniently located just 1 and ½ miles north of the Jensen Beach Causeway and within an easy drive of shopping, restaurants and all the amenities offered on Florida’s Treasure Coast.

As of September 2016 there are two available condos for sale in the River Club. List prices are $145,000 and $175,000 for an average asking price of $160,000 which is $141.05 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, 9 condos have sold in the River Club. Sales prices ranged from $122,000 up to $315,000 for an average sales price of $168,056 which works out to $152.32 per sq. ft. of living area. These condos sold for an average of 96% of the last list price and went under contract in an average of 47 days.

About The River Club of Martin County:

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980. There are 15 buildings with 188 total condos all of which are 2 bedroom and 2 bathrooms. These are all two story buildings. There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas. Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River. The River Club has a 50 slip marina that is run by a separate dock association. In order to own a slip in the River Club one must be a condo owner. Tenants and owners do have the opportunity to rent slips should they be available for lease.

Great amenities include a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including wi-fi) included in the condo fees. The condo fees as of May 2016 are $326 a month.

All ages are welcome in the River Club but no pets are allowed. Rentals are allowed with some restrictions as to duration and length of unit ownership. No commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.

The River Club is a great choice for those looking for an affordable condo community with deep water docks and fishing as well as a full complement of amenities.

There are currently 44 active listings in Rocky Point. List prices range from a low of $39,500 up to $1,950,000 which results in an average list price of $386,461 or $182.12 per square foot of living area. As of July 8, 2016 these properties were averaging 115 days on the market.

26 homes and condos are under contract (pending sales) and awaiting closing. Listing prices ranged from $154,900 to $2,490,000 for an average list price of $414,050 which is $158.73 per square foot of living area. These properties averaged 106 days on the market before accepting a contract.

Admission is FREE, though attendees are asked to bring canned goods in exchange for zero admission to benefit a food drive for local food banks.

As of June 2016, there are 7 active listings in Vista del Lago. The list prices range from $44,900 to $76,900 for an average list price of $70,143 which equates to $76.24 per sq. ft. of living area. As of June 9 2016, these condos have been on the market for an average of 95 days.

There are currently 3 condos under contract which have not closed yet. List prices were from $47,900 to $74,900 for an average list price of $57,233 which equals $72.83 per sq. ft. of living area. These condos averaged 36 days on market before going under contract.

23 condos have sold in the past 12 months. Sales prices were from $27,000 to $86,000 with the average sales price being $54,061. This equals $62.25 pr sq. ft. of living area. The average days on market was 63 and these condos sold on average at 93% of list price.

The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart. This attractive complex is very conveniently located near shopping, restaurants and a quick drive to either downtown Stuart or Jensen Beach. Just a few minutes more and you can be on the Ocean in either Stuart or Jensen Beach.

For March 2016, there are no homes currently available for sale from the MLS (Multiple Listing Service) of Martin County Florida

There have been 4 homes sold in the past 12 months in Moon River. Sales prices ranged from $285,000 to $420,000 for an average sales price of $331,250 which equals $205.91 per sq. ft. of living area and these sales averaged 94% of list price. The average days on market was 158 days prior to an accepted contract.

Moon River is a community of 51 attached and 3 detached homes that were built from 1998 to 2003. This is a gated waterfront community with ocean access docks as well as a community pool and clubhouse. Two tennis courts are also available and shared with the neighboring community of Fairwinds Cove.

Moon River is an excellent choice for both full time residents and for those wishing to have their winter oasis away from the cold north.
