Martin County Townhouses and Condos January 2023 Market Report

The Martin County Townhouses and Condos market continues to show weaker sales activity when compared to last year. The inventory numbers are growing, but we are facing headwinds with increasing mortgage rates. Closed sales for the month were down by 43.8%.  They were down by 38.9% in November.  New sales under contract (new pending sales) were down by 7.5% from last year.  They were down by 26.1% in December.

Year-to-year prices were stubbornly higher once again.  The median sales price increased by 26.0% (was down by 1.8% last month). While the average sales price increased by 8.2% (was up by 0.8% in December).

The available townhouses and condos inventory increased by 9 units to 300 properties.  This is a 222.6% greater supply of inventory than we had in January 2022.  Currently, there’s a 3.4 months supply of inventory (compared to 0.8 months for January 2022).  We remain in a seller’s market for townhouses and condos in Martin County, though trending towards a more balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Florida Townhouses and Condos January 2023 Market Report

Florida Townhouses and Condos market report continue to show weaker sales activity when compared to last year. The inventory numbers are growing, but we are facing headwinds with increasing mortgage rates. Price increases seem to have moderated a little, which may indicate future increased activity. Closed sales were down by 40.7% compared to last month’s decrease of 40.0%.  New sales under contract (new pending sales) decreased by 31.4% (In December, there was a 39.9% decrease).

Year-to-year prices were higher.  The median sales price was up by 8.8% (was up by 8.8% in December). While the average sales price increased by 10.7% (was up 1.5% in December).

The inventory of active listings increased by 90.0% from January last year.  This results in 3.1 months supply of inventory as compared to 1.2 months for January 2021.  We remain in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Townhouses and Condos December 2022 Market Report

The St Lucie County Townhouses and Condos market continues to show weaker sales activity when compared to last year. The inventory numbers are improving, but we are facing headwinds with increasing mortgage rates and stubbornly high prices. Closed sales were down by 38.7% from last year (were down by 39.7% in November). New pending sales were down by 20.6% (they were down by 50.5% last month).

Year-to-year prices were up for December. The median price increased by 20.0% from last year (was up by 23.1% in November) and the average sales price increased by 18.0% (was up by 32.5% in November).

The available townhouses and condos inventory decreased by 15 units from last month to 291 residences. This is 99.3% greater inventory than we had in December 2021. The current inventory supply is 3.0 months, as compared to 1.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, though trending towards a balanced one. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Martin County Townhouses and Condos market continues to show weaker sales activity when compared to last year. The inventory numbers are growing, but we are facing headwinds with increasing mortgage rates. Price increases seem to have moderated which may be an indication for future increased sales activity. Closed sales for the month were down by 38.9%.  They were down by 26.3% in November.  New sales under contract (new pending sales) were down by 26.1% from last year.  They were down by 37.5% in November.

Year-to-year prices were mixed.  The median sales price decreased by 1.8% (was up by 42.5% last month). While the average sales price increased by 0.8% (was up by 13.1% in November).

The available townhouses and condos inventory increased by 5 units to 291 properties.  This is a 282.9% greater supply of inventory than we had in December 2021.  Currently, there’s a 3.2 months supply of inventory (compared to 0.7 months for December 2021).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Townhouses and Condos market report continues to show weaker sales activity when compared to last year. The inventory numbers are growing, but we are facing headwinds with increasing mortgage rates. Price increases seem to have moderated which may be an indication for future increased activity. Closed sales were down by 40.0% as compared to last month’s decrease of 38.9%.  New sales under contract (new pending sales) decreased by 39.9% (In November, there was a 42.1% decrease).

Year-to-year prices are still going up but at a lower pace.  The median sales price was up by 8.8% (was up by 12.3% in November). While the average sales price increased by 1.5% (was up 10.1% in November).

The inventory of active listings increased by 65.0% from December of last year.  This results in 2.8 months’ supply of inventory as compared to 1.3 months for December 2021.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

For the 4th quarter of 2022, the Saint Lucie Count townhouses and condo real estate market continued the trend of reduced sales volume. Prices, unfortunately still rose, but at a reduced rate from previous reports. Inventory is increasing drifting us closer to a balanced market, though we are not quite there yet (still a seller’s market). Interest rates rose this past quarter but now seem to be flattening out which should be good for the future. If we can get prices under control, 2023 may end up being a decent market.

The St Lucie County Townhouses and Condos Sales for 2022 is now showing the turnaround the real estate market has experienced with prices that rose too rapidly, increasing mortgage rates, and worries about an upcoming recession. Year-to-year closed sales were down by 27.3% as compared to 2021 which saw an increase of 20.5% and new sales under contract (new pending sales) decreased by 28.7% (2021 saw an increase of 14.0%).

Prices, though, were up when compared to last year. The median sales price increased by 19.1% compared to the 9.3% rise last year. The average sales price was up by 20.0% as compared to the 16.2% increase in 2021.

Inventory increased by 99.3% as compared to 2021’s decrease of 54.2%. At the same time, the monthly supply of inventory rose to 3.0 months as compared to 1.1 months for 2021.  Remaining a seller’s market for Saint Lucie County townhouses and condos for the time being.

The Martin County Townhouses and Condos Sales for 2022 is now showing the turnaround the real estate market has experienced with prices that rose too rapidly, increasing mortgage rates, and worries about an upcoming recession. Year-to-year closed sales were down by 20.8% as compared to 2021 which were up by 14.3% and new sales under contract (new pending sales) decreased by 25.9% (2021 saw an increase of 15.1%).

Both median and average sales prices were up (year to year) by 31.5% and 18.3% respectively (2021 numbers were 18.3% and 27.1%).  Stronger than the increases of the previous year.

Inventory increased by 282.9% as compared to 2021’s decrease of 73.4%. And the supply of inventory rose to 3.2 months as compared to 0.7 months for 2021.  Still a seller’s market for Martin County townhouses and condos.

Associated with the Country Club are the condos, townhouses, and homes making up the Miles Grant community.  These include the two phases of the Miles Grant Condominiums Phase 1 and Phase 2, Hanson’s Landing condos, River Pines townhouses, Fairway Villas of Miles Grant, Pine Breeze Golf Villas, Lakeside Villas of Miles Grant, Country Club Apartments, and Country Club Cove.

Recent Miles Grant sales:

Most of these homes and condos were built between the years of 1973 and 1979.

The Florida Townhouses and Condos Sales for 2022 is now showing the turnaround the real estate market has experienced with prices that rose too rapidly, increasing mortgage rates, and worries about an upcoming recession. Year-to-year closed sales were down by 21.7% compared to 2021 which saw an increase of 34.2% and new sales under contract (new pending sales) decreased by 26.4% (2021 saw an increase of 29.2%).

Both median and average sales prices were up (year to year) by 21.6% and 16.3% respectively (2021 numbers were 17.2% and 26.4%).  A considerably higher rate of increase than the previous year.

Inventory increased by 65.0% as compared to 2021’s decrease of 57.4%. And, the supply of properties rose to 2.8 months as compared to 1.3 months in 2021.  Still a sellers’ market for Florida townhouses and condos.

Located west of A-1-A  (Ocean Drive) on Hutchinson Island in Jensen Beach (Saint Lucie County) and just approximately 3 miles north of the Jensen Beach Causeway is this unique townhome community by the name of Tradewinds.

There are a total of 14 townhomes in Tradewinds.  Two large Spanish Med-style units on the north end were completed in 2009 while the other 10 are in a Key West style and were completed between 2012 and 2014.

The older units are quite large with over 3,500 sq. ft. of living space on two and three levels and numerous bedrooms and bathrooms and garages.  The newer units are all 3 bedroom, 2 and ½ bathroom homes with approximately 2,300 sq. ft. of living area with reserved parking.  There is one end unit that has a detached garage.

Recently sold Tradewinds townhomes:

All ages are welcome and up to two large pets are OK.  Rentals are also permitted with some restrictions.

These townhomes are deeded as condos. The monthly fees include maintenance and insurance for all structures and common areas.  There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway).  Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

The St Lucie County Townhouses and Condos market continues to show weaker sales activity when compared to last year. The inventory numbers are improving, but we are facing headwinds with increasing mortgage rates as well as stubbornly high prices. Closed sales were down by 39.7% from last year (were down by 42.4% in October). New pending sales were down by 50.5% for October (they were down by 43.5% last month).

Year-to-year prices were up for November at stubbornly high rates. The median price increased by 23.1% from last year (was up by 20.2% in October) and the average sales price increased by 32.5% (was down by 5.6% in October).

The available townhouses and condos inventory increased by 47 units from last month to 306 residences. This is 81.1% greater inventory than we had in November 2021. The current inventory supply is 3.1 months, as compared to 1.2 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Martin County Townhouses and Condos market continues to show weaker sales activity when compared to last year. The inventory numbers are improving, but we are facing headwinds with increasing mortgage rates as well as stubbornly high prices. Closed sales for the month were down by 26.3%.  They were down by 4.9% in October.  New sales under contract (new pending sales) were down by 37.5% from last year.  They were down by 41.2% in October.

Year-to-year prices continue to go up at stubbornly high rates.  The median sales price increased by 42.5% (was up by 45.2% last month). While the average sales price increased by 13.1% (was up by 25.1% in October).

The inventory of available townhouses and condos increased by 41 units to 286 properties.  This is an 89.4% greater supply of inventory than we had in November 2021.  Currently, there’s a 3.0 months supply of inventory (compared to 1.3 months for November 2021).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Townhouses and Condos market report continue to show weaker sales activity when compared to last year. The inventory numbers are improving, but we are facing headwinds with increasing mortgage rates as well as stubbornly high prices. Closed sales were down by 38.9% as compared to last month’s decrease of 26.9%.  New sales under contract (new pending sales) decreased by 42.1% (In October, there was a 42.5% decrease).

Year-to-year prices are still going up.  The median sales price was up by 12.3% (was up by 19.2% in October). While the average sales price increased by 10.1% (was up 17.6% in October).

The inventory of active listings increased by 47.4% from November of last year.  This results in 2.7 months’ supply of inventory as compared to 1.5 months for November 2021.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

For the 3rd quarter of 2022, the Saint Lucie Count townhouses and condo real estate market had weaker sales volume and higher sales prices when compared to the 3rd quarter of 2021.  The good news is that inventory is beginning to increase. The bad news is that it’s not enough yet and there are also higher prices and interest rates. This is causing a market that is in transition, though I think it will take some time and may be painful for both buyers and sellers of residential real estate before we see significant improvement.

Year-to-year prices were up for October. The median price increased by 20.2% from last year (was up by 11.3% in September) and the average sales price increased by 5.6% (was down by 2.5% in September).

The available townhouses and condos inventory increased by 19 units from last month to 259 residences. This is 43.9% greater inventory than we had in October 2021. The current inventory supply is 2.5 months, as compared to 1.3 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed sales for the month were down by 4.9%.  They were down by 28.8% in September.  New sales under contract (new pending sales) were down by 41.2% from last year.  They were down by 31.3% in September.

Year-to-year prices continue to go up.  The median sales price increased by 45.2% (was up by 26.5% last month). While the average sales price increased by 25.1% (was up by 4.0% in September).

The inventory of available townhouses and condos increased by 28 units to 245 properties.  This is a 133.3% greater supply of inventory than we had in October 2021.  Currently, there’s a 2.6 months supply of inventory (compared to 0.9 months for October 2021).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
