The Jensen Beach FL 34957 Residential Market continues to perform well.  After an increase in inventory for last month, we’re back to slim pickings again for the number of available homes for sale.  Both pending and closed activity remains very active.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.7 months ( was 3.1 months in March).  A very extreme sellers market for Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The June 2015 numbers were: 119 active listings, 90 pending sales and 46 home sales closed.   Considerably better numbers from last year along with a greater inventory of available Jensen Beach homes for sale.

The Jensen Beach FL 34957 Residential Market continues to perform well.  It’s good to see an increase in inventory for this month, even if it’s only three homes.  Closed sales volume was unchanged from last month while there was a small decrease in pending sales.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 remained unchanged at 3.1 months (also was 3.1 months in March).  Still an extreme sellers market for Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The May 2015 numbers were: 135 active listings, 92 pending sales and 31 home sales closed.   Higher closed sales volume this year with lower inventory, though pending sales were much better last year.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.1 months (was 4.3 months in March).  An extreme sellers market for Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The April 2015 numbers were: 145 active listings, 88 pending sales and 48 home sales closed.   Better activity last year, but also with considerably higher inventory.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 4.3 months (was 6.4 months in February).  After one month in a balanced market, we’re back into a sellers market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The March 2015 numbers were: 142 active listings, 85 pending sales and 29 home sales closed.   The same number of closed sales for this year when compared to March of 2015 with less inventory and also less homes under contract.

The February 2015 numbers were: 146 active listings, 85 pending sales and 26 home sales closed.   Somewhat better activity last year along with reduced availability of homes this year.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 4.3 months (was 6.8 months in November).  Slid right back into a sellers market after a one month stint in a balanced market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The December 2014 numbers were: 140 active listings, 56 pending sales and 33 home sales closed.   A little greater closed activity last year, but better pending sales this year and all with a reduced inventory from last year.

The Jensen Beach FL 34957 Residential Market continues to be a strong market.  Closed sales were off some for November, though with the large increase in pending sales, this should indicate strong sales continuing through the holiday season.  Also, nice to see some increase in inventory, even if it was just a small bump.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 6.8 months (was 4.9 months in October).  Back into a balanced market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The November 2014 numbers were: 134 active listings, 55 pending sales and 24 home sales closed.   Better closed activity last year, though with the greater pending activity for this year, this may soon change.

The October 2014 numbers were: 125 active listings, 62 pending sales and 22 home sales closed.   A bit more closed sales this year as compared to 2014, but pending sales are not quite as strong.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased slightly to 3.8 months (was 3.9 months in August).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The September 2014 numbers were: 112 active listings, 74 pending sales and 39 home sales closed.   Better activity last year, but this is still a strong market favoring sellers.

The Jensen Beach FL 34957 Residential Market eased for the second month in a row, yet this is still very much of a sellers market.  We’ve had two months of increasing inventory which is good news for buyers and the general health of this market.  Going into the holiday months, I expect sales activity to decrease until we get into our next season.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 3.9 months (was 3.1 months in July).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The August 2014 numbers were: 104 active listings, 74 pending sales and 29 home sales closed.   Much less pending activity as compared to last year and similar closed activity.  Inventory is greater this year which is very unusual for our market at this time.

The Jensen Beach FL 34957 Residential Market eased a little for July in sales activity.  Though it remains quite strong and we wouldn’t mind seeing a bit more inventory come on the market to make this activity a bit more sustainable for the future..  The Jensen Beach residential sales activity remains among the strongest of the County.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 3.1 months (was 2.6 months in June).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The July 2014 numbers were: 104 active listings, 76 pending sales and 29 home sales closed.   One of our few areas in Martin County where the inventory this year exceeds last year’s.  Market activity for 2015 is also much better than last year.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.6 months (was 4.4 months in May).  A very strong sellers market for Jensen Beach home sales but heading towards a balanced market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The June 2014 numbers were: 122 active listings, 62 pending sales and 25 home sales closed.   Much better volume this year and encouragingly Jensen Beach inventory hasn’t declined as much as some other parts of Martin County.
