April 2014 Monthly Market Detail Florida Townhouses and Condos

For the April 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida the rate of activity has slowed some, but is now a much healthier market than last years super heated activity.  Year to year closed sales were down by 5.1% as compared to last months decrease of 5.2% and new sales under contract (new pending sales) decreased by 11% (March’s decrease was 6.2%).

Both median and average sales prices were up (year to year) by 9.8% and 10.6% respectively (in March it was 16.7% and 16.1%). These strong price appreciations is what I suspect is the cause of the decrease in market activity for condos and townhouses in Florida for April, though it is a strong balanced market at this time.

Inventory rose for the seventh month in a row, by 9.3%.  The rising inventory is producing some pressure to moderate the price increases.  This should help continue a strong momentum for sales activity.  The 6 month supply of inventory is a good sign that we are in a balanced market.

The March 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed a continuing trend of disappointing results for volume of sales after a good start to the year in January.  Year to year closed sales were down by 21.3% (was down by 8.2% in February) while new sales under contract (new pending sales) decreased by 9.9% (was  down by 28.2% in February).  The decrease in pending sales is much less than last month which is at least a small positive.  Much of this decrease can be attributed to a decrease in inventory from last year as well as the rapidly increasing prices.

The median sales price up by 21.1% (up 15% in February) and the average sales price increased by 7.4% (was up by 14.4% in February).

The inventory of available townhouses and condos decreased by 6 units from last month to 895 units which is still down by 13.1% from last March.  Current supply of inventory remained inched up from last month to 9.6 months (a 0.3% increase from last year).   This is a buyers market at present and will most likely continue until inventory increases and price rises moderate to a more sustainable rate.

March 2014 Monthly Market Detail St Lucie County Single Family Homes

March 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors showed continued strong market activity in both volume and rising prices.  Closed sales from last year were up by 9.9% (in February they were up by 14.1%) and new sales under contract (new pending sales) decreased by 8.8% (they were down by 14.8% last month).

Both median and average sales prices were up again (year to year) by 15.7% and 12.1% respectively from last March (For last month these figures were 10.9% and 13%).

The inventory of active listings decreased in March (from last month) by 93 homes to 2,269, which is an increase of 27.4% from last year.  Current supply of inventory is only 5.1 months (a 21.3% increase from last year).   Still a strong sellers market for the Saint Lucie County single family home market.  While not as red hot as last year, it is still very positive and could still slow down some to become a balanced market.

March 2014 Monthly Market Detail Martin County Townhouses and Condos report showed continued disappointing results as to both last year and the past few months.  Year to year closed sales were down by 29.9% (was down by 1% in February) while new sales under contract (new pending sales) decreased by 9% (was down 27% in February).

The median sales price increased by 7.4% (was up by 17.6% in February) while the average sales price decreased by 11% (was up 20.6% in February) as compared to March of 2013.  As the price increases moderate, I would expect to see some increased volume of closed and pending sales for the future.

 The inventory of available townhouses and condos has decreased by 39 to 596 units from last month which is 13.2% less inventory than was available in March of 2013.  With values going up as much as they have, I would have expected higher inventory levels.  The current supply of inventory is 6.2 months (a 16.5% decrease from last year).   Though down in volume from last year, this is still a balanced market that favors neither the buyer nor the seller.

For the March 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida continues to struggle in volume as the prices have soared. It appears that the prices have risen much to fast for consumer demand to keep up.  Year to year closed sales were down by 5.2% as compared to last months decrease of 6.8% and new sales under contract (new pending sales) decreased by 6.2% (February’s decrease was 14.5%).

Both median and average sales prices were up (year to year) by 16.7% and 16.1% respectively (in February it was 15.2% and 13.9%). These strong price appreciations is what I suspect is the cause of the decrease in market activity for condos and townhouses in Florida for March.

Inventory rose for the fifth month in a row, by 7%.  The rising inventory should produce some pressure to moderate the price increases.  This should help regain the momentum of sales.  The 6 month supply of inventory is a good sign that we are in a balanced market.

The February 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors once again showed some disappointing results after a good start to the year in January.  Year to year closed sales were down by 8.2% (was up by 12.3% in January) while new sales under contract (new pending sales) decreased by 28.2% (was  down by 9.1% in January).  This decreased volume is concerning.  Most of it, I suspect, is from the rapid price increases this past year, though with this month, this appears to be easing as well.

The median sales price up by 15% (up 4.3% in January) and the average sales price dropped by 14.4% (was up by an impressive 45.2% in January).

The inventory of available townhouses and condos decreased by 10 units from last month to 901 units which is still down by 8.1% from last February.  Current supply of inventory remained unchanged from last month to 9.4 months (still an 4.6% decrease from last year).   This is a buyers market at present and the lower prices will most likely continue until inventory and closed sales pick up.

February 2014 Monthly Market Detail Martin County Townhouses and Condos report showed some disappointing results as to volume of activity, though prices continued to soar.  Year to year closed sales were down by 1% (was up by 4.3% in January) while new sales under contract (new pending sales) decreased by 27% (was down 20.9% in January).

The median sales price increased by 17.6% (was up by 15.2% in January) while the average sales price increased by 20.6% (was up 15.2% in January) as compared to February of 2013.  These large price increases are most likely responsible for the drop in volume as many buyers are simply being priced out of the market.

 The inventory of available townhouses and condos has decreased by 3 to 635 units from last month which is 15% less inventory than was available in February of 2013.  With values going up as much as they have, I would have expected higher inventory levels.  The current supply of inventory is 6.4 months (a 24.4% decrease from last year).

For the February 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida activity slowed considerably as compared to last year.  Hopefully, this is just a one month issue.   Year to year closed sales were down by 6.8% as compared to last months increase of 9.3% and new sales under contract (new pending sales) decreased by 14.5% (January’s decrease was 6%). 

Both median and average sales prices were up (year to year) by 15.2% and 13.9% respectively (in January it was 17% and 21%).  I suspect that these very strong price gains are what is now slowing the sales activity as many buyers are simply being priced out of the market.

Inventory rose for the fourth month in a row, by 3.7%.  The rising inventory should produce some pressure to moderate the price increases.  This should help regain the momentum of sales.

St Lucie County Townhouse and Condo Sales 2013 Yearly Review

For the St Lucie County Townhouse and Condo Sales 2013 Yearly Review indicated strong activity but at a reduced volume as compared to 2012.  Year to year closed sales were up by 7.5% as compared to 2012 which saw an increase of 24.2% and new sales under contract (new pending sales) increased by 30.9% (2012 saw a n increase of 38.6%).

Both median and average sales prices were up (year to year) by 26.2% and 16.1% respectively (2012 numbers were 18.5% and 14.7%).  Very significant gains that may explain why the reduced volume of sales for this year as townhouses and condos become less affordable.

Inventory decreased by 11.1% as compared to 2012’s decrease of 24.4%. While the supply of inventory dropped to 8.8 months as compared to 9.6 months for 2012.  Still in a buyer’s market for Saint Lucie County townhouses and condos.

For the Martin County Townhouse and Condo Sales 2013 Yearly Review showed a continued strengthening of this segment of the Martin County real estate market.   Year to year closed sales were up by 14.5% as compared to 2012 which saw an increase of 5.2% and new sales under contract (new pending sales) increased by 29.2% (2012 saw a n increase of 15%).

Both median and average sales prices were up (year to year) by 14.9% and 12.3% respectively (2012 numbers were 3.9% and 5.4%).  Very significant gains, especially when compared to recent years.

Inventory decreased by 17.5% as compared to 2012’s decrease of 17%. While the supply of inventory dropped to 6.3 months as compared to 8.7 months for 2012.  A balanced market for Martin County townhouses and condos.  I’m a bit concerned over the continued decrease in available inventory as this will lead to reduced numbers in the future.  Though, as prices continue to gain, I expect inventories to rise as well.

For the Florida Townhouse and Condo Sales 2013 Yearly Review for the state of Florida shows continued growth and strengthening of this segment of the real estate market.   Year to year closed sales were up by 5.1% as compared to 2012 which saw an increase of 2.1% and new sales under contract (new pending sales) increased by 9.7% (2012 saw a n increase of 6.4%).

Both median and average sales prices were up (year to year) by 20.1% and 13.1% respectively (2012 numbers were 18.5% and 14.3%).  Very significant gains.

Inventory increased by 1.6% as compared to 2012’s decrease of 25%. While the supply of inventory dropped to 5.8 months as compared to 6 months for 2012.  Close to a balanced market for Florida townhouses and condos.

The January 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors had a very positive start to 2014 after a number of disappointing last four months of 2013 for the townhouse and condo segment of the Saint Lucie County real estate market.  Year to year closed sales were up by 12.3% (was down by 19.4% in December) while new sales under contract (new pending sales) decreased by 9.1% (was  down by 29.1% in December).

Values continue to rise as the median sales price up by 4.3% (up 37.1% in December) and the average sales price rose by 45.2% (was up by 38.8% in December).

The inventory of available townhouses and condos increased from last month to 911 units which is still down by 6.5% from last January.  Current supply of inventory remained unchanged from last month to 9.4 months (still an 8.8% decrease from last year).   Back into a buyer’s market.  Unfortunately the low inventory along with the rapid increase in values is hurting the volume of condo and townhouse sales in St. Lucie County.  Once inventory starts to rise, I expect the volume to pick up as well.

 The inventory of available townhouses and condos has increased by 15 to 638 units from last month, but this is still down from January of 2013 by 19.6%.  Current supply of inventory is 6.4 months (a 29.9% decrease from last year).  The Martin County townhouse and condo market is fairing much better than many other areas of the state.

For the January 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida a mostly positive result to begin the year as compared to the start of 2013.   Though more positive results than they were for last month.   Year to year closed sales were up by 9.3% as compared to last months decrease of 2.5% and new sales under contract (new pending sales) decreased by 6% (December’s decrease was 8.7%).

Inventory rose for the third month in a row, by 3.5%.  If the inventory keeps rising, I expect to see some increases in the sales volume and a leveling off or a moderation to the pretty dramatic price increases we’ve experienced last year.

As of February 2014, there are 4 condos on the market in the Maritimes Condos and Townhomes on Hutchinson Island in Stuart FL.  Listing prices range from $210,000 to $499,000 with an average list price of $199.68 per sq. ft. of living area.  None of these condos are distressed sales.  (No foreclosure, bank owned or short sales.)

No current the Maritimes Condos and Townhomes listings are pending (under contract” at this time).

The Maritimes is one of the prime ocean to river communities on South Hutchinson Island in Stuart, FL.  Offering larger than normal homes on both the river and Oceanside settings.  The riverside (or Maritimes West has a lovely private sand beach with kayak storage for those not wishing to play in the surf or for those days when the it’s a bit windy on the beach side.  The Oceanside (Maritimes East) has private beach access as well as a heated pool when you’re finished frolicking in the crystal clear waters of the Atlantic Ocean.

Unfortunately the December 2013 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed another month of decreasing sales volume as compared to last year.  This is now four months in a row.  This is one of the most under performing sectors in the Treasure Coast and Florida in general for volume.   Year to year closed sales were down by 19.4% (was down by 17.5% in November) while new sales under contract (new pending sales) decreased by 29.1% (was  down by 5.4% in November

Though values were considerably higher this year with the median sales price up by 37.1% (up 40% in November) and the average sales price rose by 38.8% (was up by 31.4% in November).

The inventory of available townhouses and condos decreased from last month to 841 units which is a decrease of 11.1% from last December.  Current supply of inventory remained unchanged from last month to 8.8 months (still an 8.3% decrease from last year).   Unfortunately the low inventory along with the rapid increase in values is hurting the volume of condo and townhouse sales in St. Lucie County.  Once inventory starts to rise, I expect the volume to pick up as well.

December 2013 Monthly Market Detail Florida Townhouses and Condos

For the December 2013 Monthly Market Detail Florida Townhouses and Condos for the state of Florida a second relatively weak month as compared to the end of 2012.  Though a bit improved from last month’s numbers.  Year to year closed sales were down by 2.5% as compared to last months decrease of 7.1% and new sales under contract (new pending sales) decreased by 8.7% (November’s decrease was 10.2%).December 2013 Monthly Market Detail Florida Townhouses and Condos

 

Both median and average sales prices were up (year to year) by 17% and 4.1% respectively.

Inventory rose for the second month in a row, though only marginally by 1.6%.  If the inventory keeps rising, I expect to see some increases in the sales volume and a leveling off or a moderation to the price increases we’ve experienced this past year.

The November 2013 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed  the third month in a row of decreases in sales volume from last years numbers.   Year to year closed sales were down by 17.5% (was down by 12.7% in October) while new sales under contract (new pending sales) decreased by 5.4% (was  down by 13.6% in October

Prices continued to rise however, year to year, with the median sales price up by 40% (up 14.3% in October) and the average sales price rose by 31.4% (was up by 26% in October).

November 2013 Saint Lucie County Condo and TownhouseThe inventory of available townhouses and condos increased from last month to 852 units which is a decrease of 7.8% from last November.  Current supply of inventory rose slightly from last month to 8.8 months (still a 7.8% decrease from last year).   This segment of the market continues to be a buyers market and  unless there’s a moderation in the price increases, I see no change in the easing of the volume of closed and pending sales.

The November 2013 Monthly Market Detail Martin County Townhouses and Condos continues to showed some weakness of the year to year results.  This is the second month of mixed to poor results and mirrors some of the other counties as well as the state of Florida as a whole.  We are now well into our slower season, however we are comparing to last years results for the same period.   Year to year closed sales were down by 6.4% ( up by 1.1% in October) while new sales under contract (new pending sales) decreased by 1% (was down 36.2% in October).

The median sales price decreased by 0.2% (was up by 1.3% in October) while the average sales price dropped by 26.7% (was up 10.7% in October) as compared to November of 2012.November 2013 Martin County Condo and Townhouse

 The inventory of available townhouses and condos has increased to 624 units from last month, still under November 2012 inventory by 15.8%.  Current supply of inventory is 6.2 months (a 27.5% decrease from last year).  After several months of a seller’s market we are transitioning into a balanced market once again.  A balanced market is a healthy sign if it continues through the year.
