Martin County Single Family Homes October 2020 Market Report

The Martin County Single Family Homes Market Report continues to show strong activity. Closed sales were up by 34.0% from last month (were up by 27.9% in September).  While new pending sales increased by 36.9% as compared to last month when they increased by 24.0%.

Prices were also up for October.  The median sales price was up from last year by 9.3% (it was up by 4.9% in September) while the average sales price increased by a whopping 28.2% (it was up by 7.4% last month).

The inventory of available single-family homes decreased from last month by 31 homes to 507 homes for October. This is 43.5% less inventory than last October.  The current supply of homes is only 2.4 months.  For October of last year, it was a 4.6 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
