Martin County Single Family Homes July 2018 Market Report

The Martin County Single Family Homes July 2018 Market Report had another month of weaker sales when compared to July 2017.  Closed sales were down by 1.4% (was down by 7.3% in June).  While new pending sales decreased by 13.0% as compared to July 2017 (Decreased by 19.6% in June).

Prices were mixed for July.  The median sales price was up by 4.2% from last year (up by 3.4% in June) while the average sales price decreased by 4.5% (was up by 11.8% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 917 units for July,  this is 14.1% less than last July.  The current supply of homes is 4.6 months, for July of last year, it was a 5.3 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
