The Meadows is a guard-gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town-Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as full-time support staff.

St Lucie County Townhouses and Condos February 2022 Market Report

The St Lucie County Townhouses and Condos market had slightly weaker sales activity when compared to last February. Until the unprecedented low inventory levels ease, I don’t expect much-improved sales activity. People can’t buy what doesn’t exist! Closed sales were down by 3.0% from last year (were up by 1.0% in January). New pending sales were down by 25.1% for February(they were down by 4.8% last month).

Prices continued to rise in February. The median price increased by 11.8% from last year (was down by 7.2% in January) and the average sales price increased by 24.4% (was up by 21.7% in January).

The inventory of available townhouses and condos increased by 5 units from last month to 141 residences. This is 50.0% less inventory than we had in February 2021. The current inventory supply is 1.1 months, as compared to 2.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a tight sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes February 2022 Market Report

The February 2022 St Lucie County Single Family Home market had improved sales activity when compared to last year. This is pretty impressive when you consider the extremely low inventory of available homes available for purchase as well as the results of other surrounding counties. Closed sales were up by 22.0% for the month compared to last year (in January they were up by 15.6%). New sales under contract (new pending sales) decreased by 5.9% (they were up by 3.8% last month).

Prices were up in February.  The median sales price was up by 27.3% (was up by 30.0% in January).  The average sales price was up by 24.0% (it was up by 29.7% in January).

The number of available home listings increased by 16 homes to 595.  This inventory is 32.6% less than last year.  The current supply of homes is only 1.0 months (it was 1.7 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos had weaker sales volume when compared to last February. This is quite surprising considering the extremely low inventory of available homes. Closed sales for the month were down by 10.7%.  They were up by 23.6% in January.  New sales under contract (new pending sales) were down by 25.0% from last year.  They were down by 28.7% in January.

Prices continued to rise for February.  The median sales price increased by 28.3% (was up by 18.5% last month). While the average sales price increased by 40.9% (was up by 27.4% in January).

The inventory of available townhouses and condos increased by 14 units to 107 properties.  This is a 57.5% smaller supply of inventory than we had in February 2021.  Currently, there’s a 0.9 months supply of inventory (compared to 2.5 months for February 2022).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Vista Pines condominium complex consists of over 517 condos very conveniently located on SE Ocean Blvd. just in between the downtown Stuart area and the beaches of Hutchinson Island.  Also, close to restaurants, grocery stores and medical facilities that are within walking distance for many.

Martin County Single Family Homes February 2022 Market Report

The Martin County Single Family Homes Market Report showed considerably weaker activity than last February. We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were down by 19.8% from last year (were down by 18.4% in January).  While new pending sales decreased by 35.5% as compared to last year (decreased by 31.9% last month).

Prices were up for February.  The median sales price increased from last year by 24.4% (it was up by 16.3% in January) while the average sales price increased by 40.8% (up by 42.1% last month).

The inventory of available single-family homes increased by 26 homes from last month to 178 homes. This is 49.1% less inventory than last February.  The current supply of homes is 0.8 months.  For February of last year, it was a 1.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Townhouses and Condos February 2022 Market Report

Florida Townhouses and Condos showed slightly slower sales activity when compared to last year. We need to be aware that we remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  This will most likely continue in the near future until inventory levels begin to rise. Closed sales were down by 3.6% as compared to last month’s increase of 6.7%.  New sales under contract (new pending sales) decreased by 17.1% (In January, a 7.3% decrease).

Prices continued to rise in February.  The median sales price was up by 24.3% (was up by 23.9% in January). While the average sales price increased by 19.0% (was up 19.6% in January).

The inventory of active listings decreased by 55.7% from February of last year.  This results in 1.2 months supply of inventory as compared to 3.4 months for February 2021.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Southwood is a small community of 115 home sites located just southeast of Salerno Rd on Kanner Highway in Stuart FL.  This location makes it easy for anyone wishing to commute either north or south as it’s only a few minutes to I-95.  It is also close to the Publix shopping center at the intersection of Kanner Highway and Salerno Rd.  Just minutes to Martin Memorial South Hospital.  Only about 10 to 15 minutes to downtown Stuart and just slightly longer to the beaches and waterways of Martin County.

One enters the Southwood subdivision through a long private drive.  Currently, this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie-cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area up to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood.  And, this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $98.00 a month as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through the preserve areas.

Florida Single Family Homes February 2022 Market Report

The Florida Single Family Home market activity had slightly lower sales volume compared to last February.  We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  I don’t really see any quick turnaround until the inventory starts to increase. Closed sales were down by 1.2% (were up by 1.4% in January). New sales under contract (new pending sales) were down by 12.6% (were down by 9.4% in January).

Prices continue to rise.  The median sales price rose by 21.1% (it was up by 23.0% in January). And, the average sales price was up by 16.9% (it was up by 16.7% last month).

The inventory of available homes for sale decreased by 24.1% from last year.  This represents only a 0.9 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (February 2021 had a 1.3 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
