Residential Market Report for August 2010 in Martin County, Florida

The Martin County Residential Market Reports sales data of single-family homes and townhomes as reported by the Realtor Association of Martin County.

Sales for single-family units in Martin County for August were down to 117 units as compared to July’s disappointing 145 units and last August’s 156 units.  It appears that we are seeing some reduced demand as a result of the end of the federal home buyer’s tax credit, a weak economy that has many would-be buyers (especially of second homes) nervous and waiting on the sidelines and also normal seasonal reduced activity.

After a fairly strong spring with stabilizing prices, it appears that both median and average prices took a slide in August reflecting the weaker demand and continued oversupply of available homes.  Unlike the Condo segment of the market, single-family home inventory has risen now for the fourth month in a row as those that were trying to time this market reacted to the strong spring sales, but as with most that try to time the market, have reacted a bit to slow and late.  Interest rates have also made some small increases of late that could further negatively affect the market.

Condominium Market Report for August 2010 in Martin County, Florida

The August Condo market report shows some mixed indicators.  Sales year to year are up slightly (by 5 units).  Down from July, which is a typical seasonal result.  Prices continue to slide although the median sales price was up for August reflecting on the mix of some higher-priced units selling.  The best news is that the inventory has continued to shrink and is now equal to the inventory we had back in December of 2005 which was near the beginning of the current slump in the market.

Unfortunately, I think there’s a fairly high shadow inventory of condos with the owners waiting to see what the market does.  Should there be any sign of an upturn, these units will enter the market creating more supply which will negatively impact prices further.  The best opportunity for this segment of the market is a rebound in the economy which for the moment doesn’t seem to be near at hand.

There are three basic ingredients in the recipe for selling your Stuart, Florida home: location, condition, and price.  Sellers can’t control the location and have some control on condition but have the most control over that final ingredient, price.  If a home isn’t selling after a couple of months, that element will likely need some adjustment.

Generally, if your home isn’t selling in the average amount of time that others on the market are, overpricing is the probable culprit.  Deciding how much to adjust your asking price will depend on a reevaluation of your local neighborhood market.

Even if you’re confident that you priced fairly and correctly from the beginning, you may find yourself overpriced if local conditions in your Stuart, Florida neighborhood have declined or not seen any recent improvement.  Now may be the time to consult with your real estate agent and ask for a new CMA, or Comparative Market Analysis.

The CMA will report the current asking prices, current selling prices, and prices for homes whose listings have expired.  Forget about comparing asking prices, because the market has not yet shown if those will sell or not.

Prices at which homes did sell are a good figure to heed, but you’ll also learn a lot from the prices at which homes did not sell, or expired.  After your agent’s explanation of the CMA, make sure your new price reduction is in line with final sales prices and well below the expired listing prices.
