181 Residential sales are pending and awaiting close or lender approval (up 17 from June).

56 Homes Sold in June (down 4 from June, but up from 44 homes closed in July)

Fairly strong results for the 34997 zip code area of Stuart, Florida as sales were strong and represented a good cross-section of available price ranges.  Pending sales also remain strong as inventory has declined further.

Even with the latest poor economic news, the market in this Stuart zip code seems to be doing well compared to some neighbors and certain communities with very low inventory have seen some slight price increases.

For August 2011 in the 34996 Zip Code area of Stuart, Florida :

There are currently 160 active listings (down 7 from June).

28 Residential sales are pending and awaiting close or lender approval (down 5 from June).

9 Homes Sold in August(up 3 from June and down from a solid 17 sales in July).

After a solid 17 sales in July, only 9 homes closed in August for the 34996 zip code area of Stuart Florida.  With the latest poor economic news as well as a seeming political deadlock in Washington, consumer confidence has once again dropped and we are seeing a marked decrease in sales in the mid to upper range in the Martin County real estate market.  The latest sales (which show some good results) were mainly initiated prior to the more current news as typically real estate sales typically take from one to three months to close.

On the brighter side, the inventory continues to decrease.  Not a great amount of foreclosure sales of any significance have come on the market. Short sales continue to be numerous but for the most part, the lenders are cooperating much more aggressively and they seem to be closing quicker and with greater frequency.

With any uptick in the economic news, there should be a pretty good run on residential real estate as there is some pent-up demand with homes being at historically affordable levels.  If this demand is not met with increasing inventory levels, prices should remain steady and could conceivably rise a little for the most attractive properties.

13 Residential sales are pending and awaiting close or lender approval (Down 2 from June)

4 Homes sold in August (much better than the zero sales from June)

In August of 2011, 4 homes were sold in Sewalls Point. Much better than the zero sales from June.  But not as good as the 8 homes that sold in July, which included 3 waterfront homes.  The inventory is down considerably which makes Sewalls Point homes of good value much more difficult to find and more attractive.  Unfortunately at this point, the economy is also a big question mark and many upscale buyers are nervous about making a move in such uncertain times, even though interest rates are at historic all-time lows.  Along with the low-interest rates, lenders have made their loan products more difficult to obtain with much more stringent standards than before.

There’s nothing as inviting as natural light inside of what otherwise could be a dark home, filled with artificial lights.  Today’s new styles of skylights can brighten the living room, a windowless bathroom, or especially a dark staircase.  People don’t have to find a light switch and turn it on before they climb the stairs. Skylights are easy additions to your home that not only bring in light but add ventilation. Neat new styles include an electric one that has a rain sensor. It will shut itself off when the rain begins.

Some have solar-power shades that you can operate with remote control. Too much sun? Just press a button and the shade closes.The two most common types are fixed, which don’t open or vent and vented. Vented skylights open to allow air to come in from the outside. They have screens to keep out mosquitoes, but you still get a nice breeze in the evening.Tubular skylights are small tubular openings, also known as sun tunnels. They are great for bathrooms and hallways. They are a good alternative if you want natural light but not the skylight effect.A skylight can be installed in a day for about $500, depending on how much work is involved. It is important to get a qualified company to install the unit. The most common skylight complaint is leaking caused by poor installation.

If it happens, a more experienced installer should be called to correct the problem.

A New Life for the Holiday Inn Oceanside at Jensen Beach

After seven long years, it looks like the Holiday Inn Oceanside may soon be revitalized and open as the popular beachfront destination it was in the past.  The Holiday Inn suffered extensive damage after the hurricanes of 2004, was almost completely refurbished and then sold with plans for an upscale beach resort.  With the economic downturn, those plans never materialized and the hotel sat idle, being used occasionally for training for local Fire Departments. Now it appears that Ocean Properties Ltd. of Delray Beach (who bought the 4.6 acre property for 12 million in 2009) are getting ready to refurbish and once again restore this popular beachfront hotel.  While the timeline is not complete, plans call for a 184-room hotel, outdoor pool, conference and meeting rooms and a restaurant based on the existing structure of the old hotel. This will be a welcome addition to the Jensen Beach Oceanside area and will greatly help the local tourist industry by increasing our very limited beachfront short-term rooms for visitors.  We look forward to Ocean Properties Ltd. plans and wish them good luck in rebuilding this welcome hotel back into our community.

Palm Pointe/Palm Isles is a small family-friendly gated community in Palm City, Florida that is made up of 143 homes that is within walking distance to the Hidden Oaks Middle School and only a short bike ride to the palm City Elementary School, both of which are ‘A’ rated. The pool is open year-round (but not heated). During the long, hot summer days, it is open until 10 p.m. In winter, it closes at dusk. The main pool measures 20 feet by 40 feet and is 3 to 6 feet deep. The kiddy pool is about 8 feet around and 16 inches deep. The cabana has a men’s and a ladies’ restroom.

Four cameras show the swimming pool, the Palm Pointe gate and the Palm Isles gate. All are recorded 24 hours a day to capture security issues such as gate damage or pool damage. A banner runs along the bottom of the screen giving information and phone numbers for management and security.

The Palm Pointe/Palm Isles common areas are irrigated with water from the lakes. This is surface water, collected from runoff from rainfall. Each lake has a “pump station,” which consists of a pump, motor and a recharge well to put water into the lake during periods of drought.

Wonderful gated community in the Martin Downs area of Palm City, Florida

The Meadows at Martin Downs is a family-friendly residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4-unit townhouses, and 4-unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro and Ridgewood.

The Meadows is a guard-gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, a children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200-square-foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

We’ve changed the scope of our charts for the Martin County Florida Condo market report from previous months. We are now going back to when we first started to record the data in 2004. Condo sales were off for July which is to be expected for the summer season for Martin County.  There was a significant drop in the median sales price for July. This reflects that the majority of condo sales were in the lower-priced range and the higher-end condos are seeing a difficult market.

The current uncertain economic climate is a very significant factor in keeping the market from rising at present.

Sales were off for July which is to be expected for the summer season for Martin County.  Interestingly enough not as much as in many of the previous years.  Average sales prices took another dive but the average list prices did go up.  Possibly an indication of mainly lower-priced homes selling for the month of July.

The current uncertain economic climate is a very significant factor in keeping the market from rising at present.

Not very much different from May for the Hobe Sound Condo Real Estate market for zip code 33455.  Sales were unchanged, Pending sales up slightly as well as an increase of 1 condo on the active inventory.  This is a very limited market in Martin County and difficult to determine any trends.  We expect an increase in activity for the next season which typically begins in November.

Sales for June were off for the Jensen Beach Florida residential real estate market (zip code 34957) for June.  Inventory continued its gradual decrease and pending sales rose slightly.  Most sales for June were in the lower to lower middle price ranges as the general market for Jensen beach tends to be sluggish with the exception of some bright spots with new construction in the Jensen Beach Golf and Country Club as well as Windemere near the Pines.

Condo Sales in the 34997 area of Stuart Florida were unchanged for June.  As with all other areas in Stuart, the inventory continues to shrink,  Pending sales were down as we will probably see a slower market for condos during the summer and early fall season.  Typical for this area of the Treasure Coast.  Actually, quite good numbers considering the weak economy and the pretty bad news reports for June.  With the decreasing inventory, demand will sooner or later catch up to supply leading to a more balanced market and hopefully an appreciation of values.
