A strong end of the year for the Stuart condo market for the area in ZIP code 34997.  Inventory decreased and sales tripled from the month before.  Pending sales were off slightly.

Compared to last year’s numbers when there were 177 active listings, 46 pending sales and 6 closed sales, we can see the inventory is considerably less, with fewer pending sales but increased closed sales. With condo prices being low as well as interest rates at historically low levels, it’s definitely a good time to buy and it looks like for this segment of the Stuart Florida condo market, people have been doing just that in December of 2011.

A very strong month for December in the 34997 zip code area of Stuart Florida.  Sales almost doubled by the end of the year.  Inventory was down and the only negative report shows pending sales were down.

Compared to December of 2010, the inventory is down by approximately 50 homes or 10%.  Less supply should be a catalyst for greater demand.  Lower supply should also help stabilize prices.  There were 155 pending sales in 2010 compared to the 176 this year (Dec 2011) and there were 47 homes sold in Dec 2010 as compared to the 78 last month.  Very strong results that may very likely continue into 2012 as the economic outlook appears to be more positive.  With renewed optimism, I see a strong market in the future for the Stuart 34997 zip code area.

In December of 2011, we saw a slight increase in sales from November in the Sewalls Point, Florida real estate market.  Most of the sales for December were solidly in the mid-price category for Sewalls Point real estate. Inventory was up by 9 units which is close to a 20% rise while pending sales were off by 5 homes.

Comparing the results to December of 2010, the inventory is down from 67 homes, pending sales were 9 last year and 4 homes sold.  Other than a lower inventory, the numbers are almost identical to a year ago.

Martin County Florida Condo Market Report for November 2011

The Martin County Florida condo market report for November 2011 retreated from the good numbers posted last month.  Sales were down to 35 units (vs. last month’s 53 and for November of 2010 they were 45 condos).  The median sales price was off more than 20% from the same period last year while the listing prices remained stable.  The height of the condo season will be coming shortly and we expect some positive numbers for volume, but we just don’t see any increase in price on the horizon at this point.

The big uncertainty that remains is the economy. We believe that if we have any sustained good news, we will see a pretty good rush on the market which will be a nice change from the present. For the longer term, even though we have the best mortgage rates in history at the moment, inflation is making news and this is not good for rates down the line. The Fed. is working hard to keep rates down, but for how long, we’re just not too sure.

Our outlook for Martin County is fairly positive as for buyers, prices and rates remain very attractive. For sellers, it doesn’t look like we’re going to see any significant improvements soon, so if you need to sell, you may be better off now than possibly in the near future.

Martin County Florida Residential Market Report for November 2011

The Martin County Florida residential market report for November 2011 continues to show improved momentum and resiliency.   Sales volume (135 units) was up as compared to both last year (112) and last month (113).  The one-month absorption rate is down to just above 10 months.  This is the best value since the current housing difficulties started.

The average sales price was up from last year, while the median is unchanged. Listing prices on average are down by a small amount as well.   There was a small increase in inventory as many sellers are finally realizing that prices will not be rebounding to the levels they were hoping for and too many uncertainties remain in the economy to wait it out if they want to move on with their lives.

Our outlook for Martin County remains cautiously optimistic as prices and rates remain at historic low levels. For sellers, homes are selling, and if priced and presented optimally, they are going quickly.  Buyers are seeing historically low-interest rates and very affordable quality homes in almost all price ranges.

The Hobe Sound condo market (Zip Code 33455) is a very small segment of both Hobe Sound real estate as well as the smallest condo market on the Treasure Coast. Unfortunately no sales last month, but the inventory dropped marginally and pending sales were up to 3 units.  Compared to last year, where there were 41 listings, 9 pending sales and 1 closed sale, the market has not changed much for Hobe Sound.

Hopefully, we’ll see some improvement in sales in the coming months, but as long as the inventory stays this small, we just don’t see any appreciable rise in numbers.  Most of these products are in the lower price ranges and this is where we expect to see activity.

Last month’s disappointing results for the Jensen Beach condo market report (ZIP Code 34957) has continued into November.  At least the inventory didn’t increase and there were 2 sales this month as opposed to last month’s 1.   Last year at this time, 3 sales, 24 pending sales and 65 active listings.  In the residential segment (single-family homes) of the market, we’ve seen a marked improvement over the past year.  In the condo market, this hasn’t been the case.

Speculating on the reasons for this could be the current low prices of single-family units.  The difficulty of obtaining financing for condos in this lending environment and the nervousness regarding the economy and future are being felt by the more senior set that tend to go for the condo type of housing.  Condo sales tend to be more active after the holidays and we will hopefully see an increase in activity following the holiday season.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single-family homes or townhomes.  With only 60 currently active listings, it is not a very large market.   Last year at this time there were 78 active listings, and the market was more active with 5 pending sales and 6 closed sales as compared to this year’s anemic 3 and 1 respectively.  The condo market overall remains significantly more sluggish as compared to the single-family residential market.

Compared to last year, inventory is significantly reduced (179 units to the present 119).  The sales and pendings are basically unchanged.  The majority of sales in this market area remain in the lower price ranges.

The Stuart condo market for the area in ZIP code 34996 had another month of increased inventory for November. Also, the second month of small decreases in closed and pending sales.  Hopefully, this is just a typical seasonal slowdown as we get into the holiday months. The large increase in inventory is troubling for sellers as this may have significant downward pressure on prices for the coming winter season if this trend continues.

There were a couple of higher-priced sales this past month, which helps the average sales price report and brings those numbers up a bit.  The inventory does remain approximately 20% below the 2010 level, but unfortunately, sales, as well as pending sales, were also down.  The 2012 selling season should start to heat up in the January report (two months from now) and hopefully, the trend will be positive.

Unlike the residential market in Martin County, Florida, the Stuart condo market for the area in ZIP code 34994 continues to show some weakness.  While inventory is down significantly from last year’s levels (177 units in 2010 to 146 in 2011), sales were off from the previous month as well as last year.  Inventory has also risen for the past two months.  On a positive note, pending sales were up slightly.  The vast majority of sales in this Stuart (34994 zip code market) are selling in the lower spectrum of the price range.

How much of this market trend can be attributed to the slower holiday season is not known at this point.  In the next few months, the peak season for condos will show what the market can bear for the 2012 Treasure Coast condo sales season.

Bucking the trend from the rest of Martin County, the Hobe Sound real estate market (ZIP Code 33455) had a second month of decreasing inventory and increasing pending sales.  Unfortunately closed sales were down by 50% from 30 units (a strong October) to only 15 last month.

Compared to last November, we had 431 active listings, 51 pending sales and 16 closed sales.  Even with a significant decrease in inventory, sales as well as pending sales remain strong.  In addition, recent sales have tended toward more medium and upper-end price ranges which shows many higher-income buyers coming back into the market.

Provided we don’t see a drastic increase in distressed properties (short sales and bank-owned foreclosures), we should be in line for a good performance from the Hobe Sound real estate market in 2012.

For the Palm City, zip code 34990, area of Martin County Florida, we had a second month of increasing inventory, although modest in number.  Also an increase in pending sales, but unfortunately a decrease in closed sales.  Comparing the numbers to November of 2010 when there were 608 active listings, 121 pending sales and 40 closed sales, there is significantly less inventory this year, with sales close to equal of last year as well as a higher number of pending sales.  Of the closed sales in the past few months, there are a significantly higher number of homes in the medium to upper price ranges as compared to the past few years, showing a renewed interest in the medium and upper end of the market.

Provided the numbers for distressed homes don’t increase in 2012, we should see continued growth and good activity in the Palm City, Florida real estate market.

The 34996 zip code area pf Stuart Florida had a much better November compared to October up to 14 homes from a low of 5 in October.   Inventory also rose by 12 homes and pending sales were off, possibly reflecting a slowdown of activity during the holiday season.  Buyer traffic is remaining strong as many realize that it is an excellent market for home affordability on Florida’s Treasure Coast.

The numbers for November of 2010 were 210 active listings, 29 pending sales and 5 closed sales.  Sales have almost tripled with less inventory available.  An excellent sign for market recovery which we believe is well underway.  Depending on the status of distressed homes (short sales and bank-owned properties), we wouldn’t be surprised to see prices start to inch up in the near future.

11 Homes Sold in November (Up 2 from October)

The 34994 ZIP code area of Stuart had a relatively unchanged market from last month.  With inventory up slightly by two homes, pending sales off by 4 and closed sales up by 2.  Comparing the activity to November of 2010 when there were 119 active listings with 32 pending sales and 2 closed sales.   A significantly higher number of sales were completed this year compared to last year even though there were fewer available homes.

With the lower inventory this year, it will be interesting to see what happens as we get into the height of the season in the next few months.
