Not a very good month for the Stuart Florida Market Report ZIP Code 34996 for Condos We are now in the off peak season for condos and it’s not unusual to see a lower number of pending sales and fewer closed sales for the summer and fall for this segment of Stuart, Florida real estate. For the first time in months, we’ve also seen a small increase in inventory as well.
The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo is just under 16 months. Still a very strong buyers market for now.

The 34996 zip code area of Stuart Florida showed a modest increase in sales for July as compared to last month while inventory saw a small increase. Pending sales were off slightly. We continued to have some excellent sales in the higher price brackets this month, continuing a trend from June.
The one month absorption rate for the 34996 zip code area of Stuart Florida is now 15 months, which still has plenty of room for improvement. Abalanced market, favoring neither buyer or seller is considered to be around a 6 month absorption rate.

The Sewalls Point market report for July 2012 remained pretty static compared to last months numbers with the exception of one less home for sale. Whether this is a sign of the sold listings or sellers waiting for the season to sell, remains to be seen. One high end home sold for $2,900,000 last month and the other four sales ranged from the 300’s to the 500’s price range. Both pending and sold numbers remain unchanged from June.
Comparing the results to July of 2011, the inventory slightly higher this year as there were 52 homes on the market last year, pending sales were 15, and no homes sold. Considerably better numbers this year as the Sewalls Point real estate market is showing signs of a rebound.

The Stuart Condo market for zip code 34994 showed an increase in closed for July, after a disappointing June. A little bit of a surprise as we head into the historically slower season for condo sales. Pending sales were off by 25% and also a surprise, we’ve had the first increase in inventory in quite some time. Most sales were in the more modest categories of under $80,000.
The one month absorption rate for this market is now 9 months. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months. Meaning neither a buyers or sellers market.

The 25th Annual Stuart Florida Dancin’ In The Streets! gets under way on Saturday, August 25th in downtown Stuart at 6 p.m. Presented by Stuart Main Street whose mission is to promote the historic downtown area of Stuart, Florida.

Stuart Main Street is part of the Florida Main Street program, which is administered by the National Main Street Center of the National Trust for Historic Preservation. Florida Main Street’s mission is to provide the tools to Florida Main Street cities to revitalize their historic downtown centers. They use the “Main Street 4-Point Approach,” as a blueprint to work with community leaders to bring about many small but positive improvements. This approach includes promotion, design, economic restructuring and organization
Springtree is a beautiful small development just west of US 1 in Stuart, Florida. Conveniently located between Indian Street and Salerno Road, Springtree is close to shopping, restaurants, beaches and easy access to I-95 for commuters. This community is a wonderful family neighborhood and in the Martin County ‘A’ rated school district, with Pinewood Elementary, Stuart Middle and Martin County High.
Engle Homes completed this community between the years of 2000 and 2003. This is a gated community with a lighted lake and fountain as the centerpiece of the community. Low HOA fees of approximately $120. month make this an affordable community. Many homes boast wonderful private lakeside views. Springtree also has a number of preserve areas as well as a playground to keep the tots occupied.
Currently their are two homes on the market in Springtree. One home is under contract, a short sale, which is awaiting lender approval. And, in the past 12 months, 7 homes have sold in Springtree.

There are currently 16 homes and villas available for sale in the Jensen Beach Golf and Country Club.
8 homes are under contract awaiting the final sale, none of these are short sales and one is a foreclosure (bank owned).
In the past six months, 23 homes have sold. Only one short sale and no bank owned (foreclosure) homes.
The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast. There are 656 homes and home sites spread out on over 240 acres of wildlife preserve with plenty of privacy and homes from four different builders. Homes began to be constructed in 2000 and new homes continue to be built to order, with a limited number of spec homes available from D.R. Horton and Renar Homes. Previous builders included WCI Communities and Engle Homes.
The Jensen beach Golf and Country Club is home to the Eagle Marsh Golf Course. This is apublic course and all are welcome to play. The Jensen Beach Golf and Country Club is attractively situated only 2 miles from the Indian River (the Intracoastal Water Way) and quaint downtown Jensen Beach, only across the causeway to the public beach of Jensen beach for those wishing to take advantage of the clear waters of the Atlantic Ocean. Less than a mile to the west is the Treasure Coast Mall and the shopping and restaurant corridor of US-1.

Commentary:
The Martin County Florida Condo Market for June 2012 continues on a positive trend. Sales for June were a strong 62 units, which is the highest number of condo sales for a June in the past few years. Ant this with an inventory of available condos now the lowest since October of 205. On another positive note, the median sales price rose to $141,250 reflecting some higher to moderate priced condos having sold. This is the fourth month in a row we’ve had an increase in median prices.
The inventory is now down to 572 condos, down from the 668 condos that were on the market in June of 2011. The one month absorption rate is now at 9.23 months, while the three-month average is down to 8.40 months. While it remains a somewhat challenging market for condos in Martin County, there are some signs of life as prices across the board have declined significantly. We need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one. The June numbers are showing that the condo market is coming back to life and desirable units are in fact selling.
Our outlook for the Martin County condo market is fairly positive. Buyers can get units at attractive prices and sellers have the ability to sell their units for today’s market value.

Commentary:
The Martin County Florida residential market report for June 2012 showed excellent results. The sales volume of 189 homes continues to surpass recent years. Along with strong numbers this spring, it certainly indicates that the market is turning for the better. If this rate of activity continues, I expect to see a strong sellers market developing.
Both average and median sales prices were down slightly from the excellent May results. This is an indication of the mix of homes sold, rather than either a decrease or increase in home values overall. We are seeing some segments of our market with slowly rising prices. More specifically some of the newer homes in developments that were hardest hit in the market over the past few years.
The inventory is now down to 1154 homes, down from the 1391 homes that were on the market in June of 2011. The one month absorption rate is now at 6.11 months, while the three-month average is down to 6.36 months. This indicates a balanced market, favoring neither seller or buyer.
One issue coming up recently is the shortage of quality inventory. Many buyers are just not finding the homes they desire as our inventory has decreased to such low levels. Those that need to buy will settle for something that they can make work. For the more discretionary buyer, they continue to wait for that ‘right’ home to come on the market.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market. The current inventory remains low and was unchanged from May. Pending and closed sales fell for June, possibly an indication of the slower summer season for condo sales.
Last June there were 61 active listings, 17 pending sales and 5 closed sales. Fairly similar results last year. We now have a lower inventory and more pending sales though.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. June showed excellent activity with 6 closed sales and a further decrease in inventory to only 30 available units. pending sales were down slightly. I don’t expect to see any great movement in this segment of the Treasure Coast Florida condo market with such a small inventory.
Last June’s numbers were 41 active listings, 10 pending sales and 1 closed sales. With the exception of pending sales, much better numbers this year as compared to last.

The inventory continues to decline in the Stuart condo market for the area in ZIP code 34996. Sales activity slowed from May and pending sales were also down from last month. We are approaching the slower time of the year for seasonal condos and it’s not unusual to see a lower number of pending sales and probably fewer closed sales for the summer and fall for this segment of Stuart, Florida real estate.
Compared to last year in June of 2011, the numbers were 203 active listings, 21 pending sales and 30 closed sales. Last June we had much better closed activity, but our pending sales are higher this year and the inventory is marginally lower.
