The Palm City, zip code 34990, area of Martin County Florida continues to have impressive market activity.  But, the inventory is getting to levels that are starting to effect year to year numbers.  For the month, sales were up by 1 home while the pending sales decreased by 9. 
 
The current absorption rate remained steady at 5.5 months, which still indicates a slight sellers market.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2012 numbers were:  416 active listings, 169 pending sales and 63 closed sales.   Closed sales outperformed last years volume, but pendings are now off slightly.  I expect slower activity if the inventory continues to drop.

A second slower month of activity for the Stuart condo market for the area in ZIP code 34997.  Still, activity remains strong for the ‘off’ season for Florida.  We need increased inventory for this market to get back to the fast pace we saw this spring.

The one month absorption rate dropped to 6.7 months.  Very close to a balanced market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The July 2012 numbers were: 100 active listings, 28 pending sales and 13 closed sales.  Similar activity as compared to last year.  With a 20% lower inventory, these are good results.

Activity eased for the second month in a row for the Stuart Florida Market Report ZIP Code 34997.  Inventory remained basically unchanged while both pending and closed sales saw decreases.  This is still a sellers market for now, but if this trend continues we will probably see a more balanced market in the next few months.
 
The current one month absorption rate rose to 5.3 months which still indicates a sellers market ( though it’s up from last months 4.9 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 330 active listings, 222 pending listings and 50 closed sales.  Better closed activity this year, while pending sales are significantly lower.  Unusually for this segment of the Stuart residential market, the inventory is similar to last year.  (Most of our areas have reduced inventory this year as compared to last)

Fairly consistent activity for the Stuart Florida Market Report ZIP Code 34996 for Condos for July 2013.   Both pending and closed sales remained steady with only a 1 unit increase and decrease respectively.  Another decrease in inventory, which is pretty normal as many condo owners feel that the summer market is not the prime time to sell condos.  Though, history has proven this to be quite wrong, as the decreased competition normally results in much greater showing activity and a better chance of a sale.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo rose slightly to 11 months. Still  a fairly significant buyers market for July of 2013.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for July 2012 were: 190 active listings, 17 pending sales and 12 closed sales.   Still doing considerably better this year as compared to last.

As of August 13, 2013 there is one spacious waterfront home listed in the Plantation at Sewalls Point.  The list price is $5,850,000 which equals $1,132.62 per square foot of living area.

One home is currently under contract.  It was listed for $979,000 (non-waterfront home) for a price per square foot of living area of $195.14.

In the past 12 months, 1 home has sold in the Plantation.  It was listed at $950,000 and closed for $890,000 at $199.37 per square foot of living area.  This was also a non-waterfront home.  None of the listings in the Plantation were distressed sales.

The Plantation at Sewalls Point is an exclusive private community of only 21 home sites.  There are 10 large estate sized waterfront lots with deep water docks and views of the Saint Lucie River some with magnificent waterfront views of the Saint Lucie River.  11 smaller non-waterfront home-sites on 1/2 to 1 acre sites.  All homes were custom built by individual contractors/builders from 1994 to the early 2000’s.  Plantation Home 4

The HOA fees depend on the size of the property and range from around $900 a quarter to $1,400.  The Plantation at Sewalls Point is one of the most prestigious communities in Martin County and the Treasure Coast of FL.

We’re in the off season for the Stuart Condo market for zip code 34994.   Surprisingly pending sales increased  by 1 condo while closed sales decreased by 6 units.   The inventory decline continues, by three condos this month.  It is a fairly seasonal condo market and we often see inventory declines in the summer months with an expected increase in late fall as the snowbird season begins.

The one month absorption rate rose to to 9.6 months, once again a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 153 active listings, 30 pending sales, and 17 closed sales.  Closed sales were off a little as compared to last year, but inventory is off by more than 30%, yet the pending numbers are considerably better.

The Sewalls Point residential real estate market for July 2013 eased off from the strong gains made in the first half of 2013.    The inventory is down again to only 47 homes available for sale and both future (pending) sales as well as closed sales showed decreases from last month.  Slower activity during the summer months is not an unexpected event, as we need to look at the trends for the entire year to get a true picture of the local real estate market.

The absorption rate jumped to 15.7 months.  A strong buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July of 2012, the inventory was 56 homes on the market, 14 pending sales and there were 5 closed sales.  Unfortunately, this year’s numbers are weaker than July 2012 results.

The Islesworth subdivision in Palm City is a very attractive neighborhood located in the heart of Palm City, FL in a non-gated community off of Route 714 (Martin Highway).  This was a Pulte community with 113 homes being built from 1996 through 1998.  Most homes are on spacious lots from just under to over ¼ acre sites.

There are currently 10 homes actively listed in Hammock Creek in Palm City, Florida.  Prices range from $639,900 to $385,000.  The average list price is $529,020 at $147.77 per square foot of living area.  There are no short sales or foreclosures in these listings.

There are 7 homes currently under contract awaiting closing.  Of these pending homes, there is one short sale and no bank owned foreclosures.  The list prices range from $575,000 to $319,900 at an average list price is $475,000 at $114.24 per square foot of living area.

In the past 12 months, 35 homes have sold in Hammock Creek.  Sales prices ranged from $570,000 to $265,000 to  with an average sales price of $363,368 at $130.05 per square foot of living area.  There were three short sales and one bank owned foreclosure included in these sales

Commentary:

The Martin County Florida Condo Market for June 2013 was strong, though it retreated considerably from the excellent April numbers.   85 condos sold in June (compared to 128 in April).   Better numbers, year to year, but not excellent.  The inventory of available condos dropped again (fifth month in a row) to only 544 condos.  This low number is beginning to effect prices and at long last it appears that condo prices are starting to rise.   The median sales price was down compared to April, but this is a reflection of the larger number of lower priced condos that sold this month, rather than decreasing value.  Summer is upon us and typically the condo market slows down during the summer months.

The one month absorption rate increased to 6.4 months from last months 4.46 months, while the three-month average is now at 5.71 months.  Basically a balanced market for the time being.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

The low inventory rates and rising interest rates are troubling and could possibly have a negative effect on the condo market recovery.

Commentary:

The Martin County Florida Residential Market for June 2013 continues to outpace recent years with continued strong sales activity.   For June, we had a slight rise in inventory (to 1,015 units) which is a positive sign as we need inventory for this market to continue to improve.  Closed sales increased from May and were also considerably better than last June’s numbers.  All signs of a good healthy recovery.

Both median and average sales prices rose in June and are much improved over last year’s prices as indicated in the graphs below.  The one month absorption rate for June 2013 decreased slightly to 4.72 months (from 4.74 months in May), and the three-month average stands at 4.66 months.  A 6 month absorption rate is considered to be a balanced market, so we are officially in a a sellers market in Martin County.  As late summer and fall approaches, we typically can expect a small decline in activity.

It appears that there is some improvement in the economy that is leading to a more positive outlook in consumer confidence.  While there is still much room for improvement, we are currently trending in the right direction.
