For the 3rd quarter of 2023, the Saint Lucie Count townhouses and condo real estate market bucked the trend of reduced sales volume with an increase in closed sales. Prices were also up for the quarter. Inventory is continuing to increase and this may have helped with the increase in sales for the quarter.  However, I believe we are a long way from seeing a more vibrant Saint Lucie County real estate market.

There are 3 condos currently available for purchase in the Twin Lakes community of Stuart FL. The list prices range from $185,000 and $275,000. This is an average list price of $239,667 which equals $214.49 per sq. ft. of living area.

The Twin Lakes Condos of Stuart FL is located at 6531 SE Federal Highway in South Stuart, just north of the edge of Hobe Sound.  There are just over 280 units in Twin Lakes.  These condos were built from 1973 through 1979 with the last phase completed in 1989.  All condos are 2-bedroom 2-bathroom units in two-story buildings with interior square footage ranging from 977 to 1,182.

One portion of this community is a 55 and over section while the other is open to all ages.  Both phases will accept one small pet.  There is a community pool, clubhouse, tennis courts, shuffleboard courts, and a pleasant area for those wishing to hike around the lakes.

The current Condo Association fees are $306 a month (as of October 2018) and these fees cover Building Insurance, Cable, Common Areas, Lawn Care, Maintenance Exterior, Manager, Master Antenna/TV, Pest Control, Pool Service, Reserve Funds and Trash Removal.

For the 3rd quarter of 2023, the St Lucie County single-family home real estate market continued the trend of reduced sales volume. Prices, however, rose for the quarter at a slower rate.  But, high loan costs and a low inventory are keeping buyers at bay. I doubt we will see any improvement any time soon until interest rates start to decline.

For the Martin County townhouses and condos real estate market, a small blip of increased sales volume. Though, new pending sales are down, indicating that this trend will most likely be short-lived.  Prices were mixed when compared to this quarter last year.  Along with the rising interest rates, this is not a good sign for the future. I doubt that we will see any improvement in this market until rates begin to recede.

There are 2 homes currently available for sale in the Estuary. The list prices are $550,000 and $725,000. This is an average list price of $637,500 or $301.06 per sq. ft. of living area.

There are also no Estuary homes currently under contract.

In the past 12 months, 5 Estuary homes have sold.  Sales prices ranged from $440,000 up to $1,120,000.  This equals an average sales price of $676,000 which works out to $332.88 per sq. ft. of living area. These homes sold for an average of 93% of the list price. And, went under contract in an average of 74 days.

Condos

There is 1 condo currently for sale in the Estuary. The list price is $298,500 which is $289.81 per sq. ft. of living area.

The Martin County single-family home real estate market is now showing weakness in the overall single-family home market. Prices were also slightly higher than last year. Inventory dropped for the first time in many months. However, sales remain quite active when compared to a normal market. The Martin County single-family real estate market remains in a strong seller’s market. I doubt that we will see any improvement in this market until rates begin to recede.

For the 3rd quarter of 2023, the Florida townhouse and condo real estate market continued the trend of reduced sales volume. Prices appear to have moderated and only rose modestly for this quarter. Inventory is continuing to increase, but it is not bringing in more buyers to date mainly due to the currently high interest rates.  I doubt that we will see any improvement in this market until rates begin to recede.
