The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market.  After 4 months of slowly increasing inventory, inventory declined for the last two months.   For as small a segment as this is, activity for February was quite strong with good pending and closed sale numbers.

The one month absorption rate for the February 2014, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 4.5  months (8.5 months in January), back into a sellers market.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The February 2012 numbers were: 60 active listings, 31 pending sales and 9 condos closed.   The most striking comparison to last year is the available inventory is less than half of what it was last year.  With that in mind, the relative activity is quite strong.

The February 2014 Jensen Beach residential real estate market, zip code 34957 showed good gains in activity for both pending and closed sales.   Inventory took a slight drop, but this is more a result of active listings going under contract rather than a real decrease.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 5.5  months (7.5 months in January).  Once again, back into a sellers market in Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The February 2012 numbers were: 103 active listings, 87 pending sales and 17 home sales closed.   Compared to 2013, the Jensen beach single family market is performing better.

An improving market for the condo segment of the Palm City FL real estate market for zip code 34990. All activity moved in a positive direction in February.  But please keep in mind that this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area dropped to 10.5 months (was 29 months in January).   A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The February 2012 numbers were: 69 active listings, 7 pending sales and 4 closed sales.   Very similar activity as compared to last year.

After an exceptionally strong 2013 the Palm City home market (zip code 34990) has now a second fairly weak market activity compared to the past year.  Closed sales were off for the second month in a row.  Pending sales did increase, but is not keeping up with the strong growth in inventory.  The added inventory along with the decrease in sales will be exerting some price pressures on this market if sales don’t pick up.
 
The current absorption rate increased to 9.6 months from 7.2 months in October, putting the Palm City residential real estate market into a buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

A second month in a row with a small drop in closed sales for the Stuart FL condo market for zip code 34997.  Inventory retreated from last months gain and a sizable increase in pending sales, which will hopefully show stronger closed sales in the coming months.

The one month absorption rate increased to 10.1 months from last months 9.5.  Remaining in a buyers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.  

The February 2012 numbers were: 102 active listings, 36 pending sales and 8 closed sales.   Very similar numbers to the February 2013 market activity.

The Stuart Florida Market for ZIP Code 34997 improved considerably from a somewhat poor start in January.  Inventory remained stable while both the pending and closed numbers showed excellent gains.
 
The current one month absorption rate rose to 6.7  months (was 8.3 months for January).   Back to a balanced market.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2013 numbers for February, were: 332 active listings, 243 pending listings and 47 closed sales.  Discounting pending sales, marginally better closed activity this year, though the inventory is considerably higher as well.  We still have strong pending numbers, but not as good as last year.  The increase in inventory appears to have exceeded the demand in the 34997 zip code area for residential sales, at least for the month of February.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 5.7  months from January’s 11.4.  Now, a sellers market for February 2014.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for February 2012 were: 199 active listings, 62 pending sales and 20 closed sales.  Inventory levels are still below that of 2013, one of the few areas in Martin County with these results.  Excellent activity as compared to last year, but the reduced numbers of pending sales (as compared to last year) may impact us in the coming months.

The Stuart Condo market in zip code 34994 continues to show good momentum.  The only negative for February was a decrease in the number of pending sales.  Both closed sales and inventory saw gains.

The one month absorption rate dropped to 7.6  months compared to last month’s 10.1.  (Still not as strong as some months of 2013.)  Getting close to a balanced market for the 34994 zip code condo market of Stuart FL.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 134 active listings, 50 pending sales, and 19 closed sales.   Very similar to last year, though the activity has slowed slightly for 2014 as compared to 2013.

The 34994 ZIP code area of the Stuart, Florida had a second month of decreases in closed sales, although down by only 1 home for this month.  Pending sales were unchanged.  While, the inventory took another sizable increase.  As home values rise, latent demand from sellers seems to be materializing in more active listings.  There has to be enough demand to offset this increase in inventory, and in the short term, it appears that this hasn’t yet happened. 

The one month absorption rate for the 34994 zip code for February increased to 8.6 months from last months 6.7 months.  Back to a buyers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The January 2012 numbers were 76 Active Listings, 23 pending sales and 10 closed sales.   Very similar numbers to 2013, with the exception of higher pending numbers this year, which may equate to better sales in the near future.

A difficult month for closed sales for the Sewalls Point market activity for February 2014.   Only 1 closed sales for February, even though this sale was at a nice price point, this is not a good number.  Inventory rose again for the second month in a row.  And, a glimmer of good news as pending sales rose from last month indicating a good sign pf more closed sales coming in the future.

The absorption rate shot up to 60 months compared to last months 6 months.  Not a good rate for sellers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

There are 3 active listings in Whispering Sound in March of 2014 with list prices from $179,000 to $199,000 for an average of $115.25 per sq. ft. of living area.  All three of these are conventional listings (No distressed properties)

There are 3 pending sales with list prices from $165,900 to $199,000 for an average of $119.23 per sq. ft. living area.

In the past 12 months, 16 homes have sold in Whispering Sound. Sales prices ranged from $120,000 to $182,500 or an average of $99.65 per sq. ft. of living area.   There were no short sales or foreclosures in the sales.

This is an excellent graphic demonstration of the currently rising values in Palm City and Whispering Sound in particular.

Whispering Sound is a gated age restricted community (55+) in Palm City FL.  An excellent location just west of the new Veteran’ Memorial Bridge on Martin Highway (State Road 714) making downtown Stuart a short ride as well as easy access to Florida’s Turnpike and I-95.  Lots of shopping, restaurants and medical facilities are also very close to Whispering Sound.

Whispering Sound has 228 villas that were built from 1991 to 1998.  These villas all come with either a two car or one car garage.  Sizes range from just under 1,800 sq. ft. of living area to 1.449 sq. ft.  Interiors range from 2 Bedroom and 2 Baths to 3 Bedroom 2 Bath homes.

As of this writing (March 2014) the Home Owners’ Association (HOA) fees are approximately $245 per month, payable quarterly.

St Lucie County Townhouse and Condo Sales 2013 Yearly Review

For the St Lucie County Townhouse and Condo Sales 2013 Yearly Review indicated strong activity but at a reduced volume as compared to 2012.  Year to year closed sales were up by 7.5% as compared to 2012 which saw an increase of 24.2% and new sales under contract (new pending sales) increased by 30.9% (2012 saw a n increase of 38.6%).

St Lucie County Townhouse and Condo Sales 2013 Yearly Review

Both median and average sales prices were up (year to year) by 26.2% and 16.1% respectively (2012 numbers were 18.5% and 14.7%).  Very significant gains that may explain why the reduced volume of sales for this year as townhouses and condos become less affordable.

Inventory decreased by 11.1% as compared to 2012’s decrease of 24.4%. While the supply of inventory dropped to 8.8 months as compared to 9.6 months for 2012.  Still in a buyer’s market for Saint Lucie County townhouses and condos.

St Lucie County Single Family Home Sales 2013 Yearly Review

The St Lucie County Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had excellent market activity for single family homes throughout the year of 2013.  Unfortunately, not quite as strong as 2012 in terms of volume of sales.  Year to year closed sales were up by 7.5% (was up by 16.% in 2012) and new sales under contract (new pending sales) increased by 30.9% (was up by 44.7% in 2012).

Both median and average sales prices were up (2012 to 2013) by 20% and 13.4% respectively.   Showing strong gains in value.  These numbers were 5.3% and 1.8% respectively in 2012.  This large increase in values is why the rate of sales has fallen for 2013 as homes become more expensive and less affordable.

The inventory of available homes for sale increased by 11.9% from 2012 (When there was a 38.1% decrease).  While the months supply of homes increased slightly to 5.2 months from 5 months for 2012.  Still in a strong sellers market for Saint Lucie County.

Martin County Townhouse and Condo Sales 2013 Yearly Review

For the Martin County Townhouse and Condo Sales 2013 Yearly Review showed a continued strengthening of this segment of the Martin County real estate market.   Year to year closed sales were up by 14.5% as compared to 2012 which saw an increase of 5.2% and new sales under contract (new pending sales) increased by 29.2% (2012 saw a n increase of 15%).

Martin County Townhouse and Condo Sales 2013 Yearly Review

 

Both median and average sales prices were up (year to year) by 14.9% and 12.3% respectively (2012 numbers were 3.9% and 5.4%).  Very significant gains, especially when compared to recent years.

Inventory decreased by 17.5% as compared to 2012’s decrease of 17%. While the supply of inventory dropped to 6.3 months as compared to 8.7 months for 2012.  A balanced market for Martin County townhouses and condos.  I’m a bit concerned over the continued decrease in available inventory as this will lead to reduced numbers in the future.  Though, as prices continue to gain, I expect inventories to rise as well.

The Martin County Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors indicates just how strong the market performed in 2013 for the Martin County single family housing market.   Year to year closed sales were up by 19.5% (was up by 16.8% in 2012) and new sales under contract (new pending sales) increased by 36.7% (was up by 29% in 2012).

Both median and average sales prices were up (2012 to 2013) by 12.6% and 5.5% respectively.   Showing strong gains in value.  These numbers were 3.1% and 1.2% respectively in 2012.

The inventory of available homes for sale increased by only 2.7% from 2012.  While the months supply of homes decreased to 6.5.  Indicating a balanced market, where neither the seller or buyer has an advantage.

Florida Townhouse and Condo Sales 2013 Yearly Review

For the Florida Townhouse and Condo Sales 2013 Yearly Review for the state of Florida shows continued growth and strengthening of this segment of the real estate market.   Year to year closed sales were up by 5.1% as compared to 2012 which saw an increase of 2.1% and new sales under contract (new pending sales) increased by 9.7% (2012 saw a n increase of 6.4%).

Both median and average sales prices were up (year to year) by 20.1% and 13.1% respectively (2012 numbers were 18.5% and 14.3%).  Very significant gains.

Inventory increased by 1.6% as compared to 2012’s decrease of 25%. While the supply of inventory dropped to 5.8 months as compared to 6 months for 2012.  Close to a balanced market for Florida townhouses and condos.

The Florida Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors shows that 2013 was a year of recovery for the Florida single family housing market.   Year to year closed sales were up by 11.8% (was up by 8.5% in 2012) and new sales under contract (new pending sales) increased by 17.6% (was up by 17.5% in 2012).

Both median and average sales prices were up (2012 to 2013) by 15.9% and 11.6% respectively.   Showing strong gains in value.  These numbers were 8.6% and 7.3% respectively in 2012.

The inventory of available homes for sale increased by 11.9% from 2012.  While the months supply of homes remained steady at 5.5.  Indicating a seller’s market.

January 2014 Monthly Market Detail St Lucie County Townhouses and Condos

The January 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors had a very positive start to 2014 after a number of disappointing last four months of 2013 for the townhouse and condo segment of the Saint Lucie County real estate market.  Year to year closed sales were up by 12.3% (was down by 19.4% in December) while new sales under contract (new pending sales) decreased by 9.1% (was  down by 29.1% in December).

Values continue to rise as the median sales price up by 4.3% (up 37.1% in December) and the average sales price rose by 45.2% (was up by 38.8% in December).

The inventory of available townhouses and condos increased from last month to 911 units which is still down by 6.5% from last January.  Current supply of inventory remained unchanged from last month to 9.4 months (still an 8.8% decrease from last year).   Back into a buyer’s market.  Unfortunately the low inventory along with the rapid increase in values is hurting the volume of condo and townhouse sales in St. Lucie County.  Once inventory starts to rise, I expect the volume to pick up as well.
