There are currently44 active listings in Rocky Point.  List prices range from a low of $94,600 to $2,995,000 which results in an average of $190.29 per square foot of living area.  There is one short sale and 5 bank owned foreclosures in this set of listings.

12 homes are under contract (pending sales).    Listing prices ranged from $111,100 to $899,000 for an average of $145.40 per square foot.  These include 4 bank owned properties and no short sales.

In the past 12 months, 65 homes have sold in Rocky Point with sales prices ranging from $41,054 to $1,315,000 for an average of $139.11 per square foot of living area.  There were 8 bank owned foreclosures and 1 short sale in these sales.

The June 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors has shown a second strong month after a somewhat difficult spring season.  Closed sales were up by 15.5% (was up by 24.6% in May) while new sales under contract (new pending sales) increased by 6% (was  down by 13.6% in May).  Nice to see both trends in a positive direction.

The median sales price was down by 4.6% (up 1.2% in May) and the average sales price decreased by 1.8% (was down by 1.3% in May).  This is now the third month of either decreasing values or just holding steady.  While many would like to see values continue to rise, buyers are hoping for the opposite.

The inventory of available townhouses and condos decreased by 59 units from last month to 756 units which is down by 7% from last June.  Current supply of inventory decreased to 7.2 months from the 7.8 month supply in May and is 9.2% lower than last year.  The St. Lucie County townhouse and condo market appears to be strengthening for now, though the reduction in inventory is troubling for future volume.June 2014 Monthly Market Detail St Lucie County Townhouses and Condos

June 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors continues with strong market activity and rising prices, with increased volume from last year.  Closed sales from last year were up by 16.2% (in May they were up by 28.7%) and new sales under contract (new pending sales) increased by 7.7% (they were up by 3.2% last month).

Both median and average sales prices were up again (year to year) by 11.5% and 7.2% respectively from last June (For last month these figures were 8.3% and 9.9%).  Slightly less appreciation than last month, but still showing some strong groth in values.

The inventory of active listings decreased in June (from last month) by 60 homes to 1,975, which is still greater than last year by 15.7%.  Current supply of inventory is only 4.4 months (a 15.7% increase from last year).   Still a strong sellers market for the Saint Lucie County single family home market.  It is somewhat surprising that with this strong rise in values and sales that the current inventory level is decreasing.June 2014 Monthly Market Detail St Lucie County Single Family Homes

June 2014 Monthly Market Detail Martin County Townhouses and Condos showed strong market movement with a more moderate rate of price changes as compared to the recent past.  Year to year closed sales were up by 11.5% (was up by 0.8% in May) while new sales under contract (new pending sales) decreased by 19.4% from June 2013 (was down 20.8% in May).  The decrease in pending sales June be an indication of some future weakness in this market.

The median sales price increased by 3.1% (was down by 1.0% in May) while the average sales price decreased by 4.9% (was down 19.3% in May) as compared to June of 2013.  After nearly a year of pretty impressive price rises, values were off for the second month in a row.

 The inventory of available townhouses and condos has decreased by 7 to 558 units from last month which is also 1.8% less inventory than was available in June of 2013.  I continue to be surprised that inventory levels are still so low, considering that values have increased over 20% in the past year.  The current supply of inventory is 5.6 months (an 4% decrease from last year).  While still strong activity in this seller’s market, I’m a bit concerned over the decrease in both inventory and pending sales.

The June 2014 Monthly Market Detail Martin County Single Family Homes showed another month with excellent activity.  Martin County single family home sales exceeded the average in the state and continues to show excellent strength.  Year to year closed sales were up by 19.6% (was up only 18.6% in May). New pending sales increased by 15.7% as compared to June of 2013 (decreased by 0.4% in May).  Quite the turnaround from earlier this year.

The median sales price was up by 13.7% from last year (up by 8.0% in May) while the average price increased by 9.2% (was down by 4.3% last month).  Strong increases in value once again after a fairly slow spring.

The inventory of available single family homes decreased from May 2014 by 29 homes to 1,391 units this month, this still represents a 28.7% increase from last June.  Current supply of inventory decreased to 7.2 months from last month’s 7.5  (a 15.8% increase from last year).  This market is in a slight advantage for buyers.

For the June 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida, activity has decreased from last years hot pace but has improved from last month.  Year to year closed sales were up by 3.1% as compared to last months decrease of 7% and new sales under contract (new pending sales) decreased by 9% (May’s decrease was 13.4%).

Both median and average sales prices were up (year to year) by 8.5% and 5.8% respectively (in May it was 13.7% and 12.7%). Moderating price increases have been anticipated by me as the inventory rises and the sales activity cools a bit.

Inventory rose for the ninth month in a row, by 13.4% (was up by 11.3% in May).  While the June 2014 numbers are not as robust as those of last year, this continues to be an active market with a 5.8 month supply of inventory (was 6 months in May) which is up 11.4% from last year.  Currently a slight advantage to sellers.

The June 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors continues with improving market results, though at a bit of a slower rate than last year.  But, considerably better than a fairly slow May of 2014.  Year to year closed sales were up by 14.6% (was up by 3.6% in May) and new sales under contract (new pending sales) increased by 4.1% (was down by 0.6% in May).

Both median and average sales prices continue to rise ( June 2013 to June 2014) by 5.2% and 4.2% respectively, compared to May’s 4.3% and 8.9%.   While still positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale rose by 21.7% from last year.  This is now the ninth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  This increase in inventory makes for greater choices and more price competition among sellers. With only a 5.6 months supply of inventory, this is a healthy market with a slight edge to sellers. (2013 had a 4.9 month supply)

There are currently 3 homes on the MLS in Murano with prices ranging from $204,900 to $319,900. This is an average of $97.30 per sq. ft. of living area.  Of these three homes one is a bank owned foreclosure and one is a short sale.
 
There are currently no homes under contract in the MLS (though I am aware of a number of pending sales with D.R. Horton)
 
In the past 12 months 15 homes have sold in Murano with sales prices ranging from $215,000 to $312,000 for an average of $116.78 per sq. ft. of living area and 97% sales to list price.  The average days on market was 65.

Originally developed by Home Dynamics with homes built in 2007 and later this community was taken over by D. R. Horton with building resuming in 2011 to the present. Murano homes range from two story 5 Bedroom 4 bathroom homes of 0ver 3,200 sq. ft. to single story 2 Bedroom, 2 bath homes of just over 1,700 sq. ft.

This is a very family friendly neighborhood close to schools, shopping and Florida’s Turnpike for commuters. There is a community pool and low HOA fees of approximately $65 per month (as of this writing).

In July of 2014 there are 14 homes actively listed in Crane Creek.  List prices range from $189,500 to $699,999 for an average of $141.46 per sq. ft. of living area.  In this group, there is one short sale and one bank owned foreclosure.

Four homes are under contract and awaiting settlement, priced from $154,900 to $379,000 for an average of $104.90 per sq. ft. of living area. Again, one of these is a short sale and one is a foreclosure.

In the past 12 months there have been 20 sales in Crane Creek with sales prices ranging from $135,000 to $635,000 for an average of $111.93 per sq. ft. of living area. There were 3 short sales and 3 bank owned properties in these sales.

There are 10 actively listed homes for sale in the Pinecrest Lakes community as of July 2014.  Listing prices range from $679,000 to $334,990 which equate to an average of $154 per sq. ft. of living area.  (No bank owned or distressed sales)
There are 3 homes under contract and awaiting closing.  List prices are $295,000 to $380,930 at an average asking price of $154 per sq. ft. of living area.
In the past 12 months, 28 homes have sold in Pinecrest Lakes with sales prices ranging from $250,000 to $447,680 which was an average of $146 per sq. ft. of living area.  In these sales there was one short sale and one foreclosure.

The Pinecrest Lakes community of Jensen Beach FL was first developed in the late 70’s and early 80’s during a time when the Martin County Commissioners were notoriously stringent and restrictive about new developments in the area. The current absorption rate is 9 months (Last month it was 6.7 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that June not indicate a true trend in the market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2013 numbers were:  19 active listings, 10 pending sales and no closed sales.   As poor as the activity was this year, it’s still an improvement over 2013.

After a couple of months of inventory gains, the trend stopped in Junes and available condos for sale remained unchanged.  Pending sales were up by only 1 condo and closed sales were off.

Following an exceptionally strong May, the Jensen Beach FL 34957 Residential Market Report cooled a bit for June 2014.  Pending sales dropped for the third month in a row, which way be an indication of some future weakness in the number of sales.  Closed sales unfortunately declined.  There was also a nice little increase in inventory making a greater choice of homes for those looking in Jensen Beach.

The June 2012 numbers were: 112 active listings, 75 pending sales and 31 home sales closed.  Last years activity was still better for Jensen Beach.  This is a hot segment of the Martin County residential real estate market.

A second very weak month for the Palm City FL 34990 condo real estate market.  The inventory rose while both pending and closed sales declined.  The Palm City condo market is quite small and inferences into the more general condo market should not be made.

The current absorption rate for condos in the 34990 zip code area rose to 18.7 months (was 13 months in May).   A strong buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The June 2012 numbers were: 54 active listings, 14 pending sales and 8 closed sales.   Much better activity in 2013.  Hopefully, this segment of the Martin County FL real estate market will strengthen soon.

     A good strong June for closed sales in the Palm City FL 34990 residential real estate market.   Unfortunately pending sales were off, a potential warning for weaker future sales.  The inventory remained strong with a small increase.
 
     The current absorption rate decreased to 4.7 months from 6.1 months in May, putting the Palm City residential real estate market back into a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

     The June 2012 numbers were:  382 active listings, 162 pending sales and 69 closed sales.  Considerably grater closed activity this year, but weaker pending sales figures.

A considerable easing of activity for the Stuart FL condo market for zip code 34997 in June of 2014.  If you read my previous market reports for this segment of the Martin County market, this was not unexpected as pending sales have been decreasing over the past few months and continued to do so in June.  Both closed sales as well as available inventory also continue to decrease.  Though, this is still a very active market.  It’s just that the super strong Spring activity is not sustainable for this area for the summer.

The one month absorption rate is now 4.7  months from last months 2.6.  Still in a sellers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The June 2012 numbers were: 77 active listings, 32 pending sales and 8 closed sales.  Continuing to be a better market tha last year and slowly getting back into a more sustainable activity level.

      The Stuart Florida Residential Market for ZIP Code 34997 has been one of the hottest areas for Martin County residential sales.  Unfortunately, June saw a little decrease in activity with 27 fewer sales from the previous month.  Though, pending sales increased which is a good indicator for strong future sales.  Inventory was down by a fairly significant number making fewer options available for buyers of single family homes in the Stuart area.
 
 
     The current one month absorption rate rose to 4.8 months (was 3.9 months for May).  A sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
 
     The 2013 numbers for June, were: 332 active listings, 172 pending listings and 68 closed sales.  This segment of the Stuart residential market has a dramatic increase in inventory when compared to last year.  Considerably stronger activity in this segment of the Stuart residential real estate market.
