 The Jensen Beach FL 34957 Condo Market Report October 2014 remains a small sector as far as condos in Martin County.  Unfortunately closed sales were down this month after a very good month in September.  Pending sales increased though, which is a good sign for future activity.

The one month absorption rate for the October 2014, Jensen Beach Florida Market Report ZIP Code 34957 rose to 11 months (3.4 months in September), now a strong sellers market after a couple of weak summer months.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The October 2013 numbers were: 36 active listings, 13 pending sales and 7 condos closed.   Slightly better activity last year, but with such a small number it’s difficult to draw meaningful comparisons.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  After zero sales in September, there was a nice little rebound for this month with 3 closed sales along with an increase in pending sales.

The current absorption rate for condos in the 34990 zip code area is 19.3 months (was 15 months in August).   A good time to buy if one is interested in the his area.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The October 2013 numbers were: 59 active listings, 6 pending sales and 4 closed sales.   Very similar activity when compared to last year.

The Palm City FL 34990 residential real estate market showed weaker closed sales for October, much like the rest of Martin County.  Inventory took a nice little jump and pending sales remained up, but closed sales were off.
 
 The current absorption rate increased to 7.8 months from 6.2 months in September, moving the Palm City residential real estate market back into a buyers market after a long time of being in a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2013 numbers were:  416 active listings, 144 pending sales and 54 closed sales.  Inventory is up from last year as are closed sales (although only slightly). Unfortunately pending sales are off.

The Stuart FL condo market for zip code 34997 continues with strong activity for October of 2014.  Closed sales increased by more than 50% from last month.  Unfortunately, pending sales were off, while the inventory too a small drop.

The one month absorption rate dove to 2.8  months from last months 6.7.  Back into a sellers market after last months balanced market.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The October 2013 numbers were: 91 active listings, 17 pending sales and 19 closed sales.  Even with the considerably lower inventory, this segment of the Stuart condo market is markedly outperforming last year’s activity.

The Stuart FL 34996 Condo Market demonstrated a weaker October 2014.  Closed sales took a big dive, fortunately pending sales were up and interestingly this segment saw a rise in inventory.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 10.1 months from September’s 5.25 months .  Back into a buyers market after last months strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2013 were: 171 active listings, 32 pending sales and 22 closed sales.  Inventory is still considerably under last years levels and sales are also lower.  The bright note is the increase in pending sales which should result in greater sales numbers in the near future.

The numbers for October of 2013 were: 129 active listings, 27 pending sales and 13 closed sales.  There’s increased inventory from last year and also a greater number of pending sales, unfortunately fewer closed sales.

The Stuart FL 34994 Condo market eased a bit for October, though still having strong activity.  Both pending and closed sales were down from last month, with the inventory basically unchanged.

The one month absorption rate remained basically unchanged at 5.9  months compared to last month’s 4.75.  Still a slight sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 121 active listings, 43 pending sales, and 14 closed sales.  Our inventory is significantly lower from last year, yet sales continue to be better.  Pending sales are lower.

The 34994 ZIP code area of the Stuart, Florida retreated some more in activity as compared to the past few months.  This is fairly common for this time of the year in the Stuart FL real estate market.  Inventory was up and both closed and pending sales were off for the month.

The one month absorption rate for the 34994 zip code for October decreased to 8.8 months from last months 4.8 months.  shifting back into a buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The October 2013 numbers were 62 Active Listings, 48 pending sales and 8 closed sales.   Closed sales were equal to last year.  Unfortunately pending sales are lower this year which will not be good for future closed sales.  Inventory is up slightly.

The Sewalls Point single family homes market activity for October 2014 had two closed sales after nothing last month.  While this is an improvement, it’s still no very good.  Inventory was steady and pending sales rose by 1 home.

The current absorption rate is 22.5 months, in August it was 5.6 months.  This is an extreme buyers market for October.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October of 2013, the inventory was 47 homes on the market, 7 pending sales and there were 5 closed sales.  Better closed activity last year, though with similar pending activity, we may see some improvement in the coming months.

As of November 2014, there is only one home for sale in River Landing. The list price is $450,000 which equates to $153.11 per sq. ft. of living area.

There is one home under contract and awaiting settlement.  The list price is $389,900 which equates to $157.98 per sq. ft. of living area.

In the past 12 months, 5 homes have sold in Landing Creek.  Sales prices ranged from $299,000 to $337,500 for an average of  $321,300 or $130.64 per sq. ft. and a 99% list to sales ratio.  These sales included one short sale.

In the past 12 months, 5 homes have sold in Conquistador Estates with sales prices ranging from $155,000 to $250,000.  An average sales price of $217,000 or $123.02 per sq. ft. of living area at 92% list to sales ratio.  None of these sales were short sales or foreclosures.

Condos:  There are currently 9 condos for sale in Conquistador.  Listing prices range from $79,000 to $229,000.  The average is $108.17 per sq. ft. of living area.  All of these listings are conventional sales.

2 Condos are under contract awaiting settlement.  List prices are $85,000 and $96,000 for an average of 82.45 per sq. ft. of living area.  Once again, none of these listing are distressed properties.

In the past 12 months, 27 condos have sold in Conquistador.  Sales prices ranged from $63,000 to $149,000.  The average sales price was $92,485 which equals a per sq. ft. value of $79.81, and these sales averaged a 93% list to sales ratio.  There was 1 foreclosure and two short sales in these sales.

September 2014 Monthly Market Detail St Lucie County Townhouses and Condos

The September 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed renewed activity as compared to both the last few months and last year.  Closed sales were up by 12.9% (was down by 9.1% in August) while new sales under contract (new pending sales) decreased by 18.4% (was down by 0.8% in August). 

The median sales price was up by 13.1% (up 7.8% in August) and the average sales price increased by 9.4% (was down by 14.2% in August).  Like last year, it appears that sales prices are once again on the rise.

The inventory of available townhouses and condos decreased by 46 units from last month to 632 units which is down by 22.8% from last September.  Current supply of inventory decreased to 6.1 months from the 6.6 month supply in August and is 23.8% lower than last year.  The St. Lucie County townhouse and condo market is drifting back into a buyers market.  An increase in inventory would help this segment grow faster.

September 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors continues to show a robust single family home market.  Closed sales from last year were up by 31.8% (in August they were up by 7.6%) and new sales under contract (new pending sales) decreased by 15.6% (they were up by 17.7% last month).

Both median and average sales prices were up again (year to year) substantially by 17.8% and 16.4% respectively from last September (For last month these figures were 9.6% and 14.3%).  After some slowing in the rate of appreciation, it appears to have increased for the past two months.

The inventory of active listings decreased in September (from last month) by 23 homes to 1,862, which is now under last year’s inventory by 2.7%.  The current supply of inventory is only 4.0 months (an 10.8% decrease from last year).   A strong sellers market for the Saint Lucie County single family home market.  Inventory will soon become a problem as it has been decreasing for many months in a row.
