October 2014 Monthly Market Detail Martin County Townhouses and Condos

October 2014 Monthly Market Detail Martin County Townhouses and Condos showed another month of strong gains.  Compared to the Florida state activity, Martin County is outperforming the average in activity and price  Year to year closed sales were up by 14% (was up by 22.2% in September) as well as new sales under contract (new pending sales) rose by 36.6% from October 2013 (was up by 44% in September). 

The median sales price jumped by 49.8% (was down by 1% in September) while the average sales price rose by 43.5% (was down by 0.4% in September) as compared to October of 2013.  We had some small decreases in September, but for October we are seeing some exceptional value increases.

 The inventory of available townhouses and condos has decreased by 27 units to 487 properties from last month which is also 20.8% less inventory than was available in October of 2013.   This represents a 4.7 month supply of inventory (a 20.5% decrease from last year).  A sellers market for townhouses and condos in Martin County for October 2014.

October 2014 Monthly Market Detail Martin County Single Family Homes

The October 2014 Monthly Market Detail Martin County Single Family Homes showed a continued strong market with activity significantly outpacing the average for the state of Florida.  Year to year closed sales were up by 23.3% (was up 23.3% in September). New pending sales increased by 4.6% as compared to October of 2013 (increased by 14.1% in September). 

The median sales price was up by 2.6% from last year (up by 4% in September) while the average price increased by 26.8% (was down by .5% last month).  Some considerably better appreciation this month compared to September.

The inventory of available single family homes increased from September 2014 by 24 homes to 1,253 units this month, and is a 2.5% increase from last October.  Current supply of inventory increased to 6.1 months from last month’s  6.0 (a 10% decrease from last year).  Currently, Martin County has a balanced market for single family home sales.

October 2014 Monthly Market Detail Florida Townhouses and Condos

For the October 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida there’s continued growth though at a slower pace than the past year.  Year to year closed sales were up by 7.4% as compared to last months increase of 2.2% and new sales under contract (new pending sales) decreased by 3.3% (September’s decrease was 1.2%).

Both median and average sales prices were up (year to year) by 7.7% and 10.3% respectively (in September they were up by 9.8% and 12%). These fairly large increases can be a mixed blessing as too fast of a rate of appreciation can price many potential buyers out of the market.

Inventory rose for the thirteenth month in a row, by 3.4% (was up by 5.3% in September).  The October 2014 numbers show a continuation of a good strong healthy market for townhouses and condos and is currently a balanced market as there is a 5.9 months supply of inventory (was 5.8 months in September) which is up 6% from last year.  A 6 months inventory supply is considered a balanced market.

October 2014 Monthly Market Detail Florida Single Family Homes

The October 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed continued improvement for the single family real estate market.  Year to year closed sales were up by 17.8% (was up by 13.5% in September) and new sales under contract (new pending sales) increased by 4.7% (was up by 10.6% in September).

Both median and average sales prices continue to rise ( October 2013 to October 2014) by 4.6% and 6.1% respectively, compared to September’s 5.9% and 4%.   Slow and steady appreciation is a sign of a stable and growing real estate market.

The inventory of available homes for sale rose by 4.2% from last year.  This is now a full thirteen months of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  This increase in inventory makes for greater choices and more price competition among sellers. With only a 5.4 months supply of inventory, this is a healthy market with a slight edge to sellers. (October of 2013 had a 5.5 month supply)

The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that October not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2013 numbers were: 15 active listings, 4 pending sales and 1 closed sales. Almost identical to last year’s activity.

The current absorption rate for condos in the 34990 zip code area is 19.3 months (was 15 months in August).   A good time to buy if one is interested in the his area.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The October 2013 numbers were: 59 active listings, 6 pending sales and 4 closed sales.   Very similar activity when compared to last year.

 The current absorption rate increased to 7.8 months from 6.2 months in September, moving the Palm City residential real estate market back into a buyers market after a long time of being in a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2013 numbers were:  416 active listings, 144 pending sales and 54 closed sales.  Inventory is up from last year as are closed sales (although only slightly). Unfortunately pending sales are off.

The October 2013 numbers were: 91 active listings, 17 pending sales and 19 closed sales.  Even with the considerably lower inventory, this segment of the Stuart condo market is markedly outperforming last year’s activity.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 10.1 months from September’s 5.25 months .  Back into a buyers market after last months strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2013 were: 171 active listings, 32 pending sales and 22 closed sales.  Inventory is still considerably under last years levels and sales are also lower.  The bright note is the increase in pending sales which should result in greater sales numbers in the near future.

The one month absorption rate for the 34996 zip code area of Stuart Florida for October increased to 14.2 months as compared to September’s 22 months.  A strong buyers market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for October of 2013 were: 129 active listings, 27 pending sales and 13 closed sales.  There’s increased inventory from last year and also a greater number of pending sales, unfortunately fewer closed sales.

The Stuart FL 34994 Condo market eased a bit for October, though still having strong activity.  Both pending and closed sales were down from last month, with the inventory basically unchanged.

The one month absorption rate remained basically unchanged at 5.9  months compared to last month’s 4.75.  Still a slight sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 121 active listings, 43 pending sales, and 14 closed sales.  Our inventory is significantly lower from last year, yet sales continue to be better.  Pending sales are lower.

The one month absorption rate for the 34994 zip code for October decreased to 8.8 months from last months 4.8 months.  shifting back into a buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The October 2013 numbers were 62 Active Listings, 48 pending sales and 8 closed sales.   Closed sales were equal to last year.  Unfortunately pending sales are lower this year which will not be good for future closed sales.  Inventory is up slightly.

The Sewalls Point single family homes market activity for October 2014 had two closed sales after nothing last month.  While this is an improvement, it’s still no very good.  Inventory was steady and pending sales rose by 1 home.

The current absorption rate is 22.5 months, in August it was 5.6 months.  This is an extreme buyers market for October.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October of 2013, the inventory was 47 homes on the market, 7 pending sales and there were 5 closed sales.  Better closed activity last year, though with similar pending activity, we may see some improvement in the coming months.

There are 2 homes currently available for sale in Springtree.  List prices are $243,000 and $259,900 for an average of $251,450 which is $138.17 per sq. ft. of living area.  Both of these listings are conventional sales (non distressed sales).

Currently, there are no homes under contract in Springtree.

6 Springtree homes have sold in the past 12 months.  Sales prices ranged from $209,000 to $248,500 for an average sales price of $225,501 which equals $125.97 per sq. ft. of living area.  Sales prices averaged 97% of list price. There was one bank owned foreclosure in these sales.

There are currently 13 homes for sale in Stuart West.  List prices range from $284,350 to 875,000 with an average asking price of $627,909 which is $182.69 per sq. ft. of living area.  There are two short sales and one bank owned foreclosure in this set of listings.

There are no homes under contract at present.

In the past 12 months, 10 homes have sold in Stuart West.  Sale prices ranged from $205,000 to $880,000 with the average sale price being $488,050 which equals a per sq. ft. of living area price of $147.28.  There were no short sales and one bank owned foreclosure in these sales.
