The Palm City FL 34990 residential real estate started the year with a decline in closed sales but also an impressive increase in pending sales which should indicate some good activity for the immediate future. A nice little increase in inventory is also a good sign.
 The current absorption rate jumped to 8.1 months from 5.7 months in December. Back into a buyers market after a month in the sellers market in December.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The January 2013 numbers were:  447 active listings, 117 pending sales and 62 closed sales.  With similar inventory as compared to last year, sales were off this year however pending sales are considerably higher which indicates some strong activity for the coming months.

There are currently 5 Angler Cove condos available for sale.  Prices range from $189,900 to $375,000 with an average price of $261,980 which equals $200.15 per sq. ft. of living area.  None of these listings are distressed properties.

There is 1 condo currently under contract and awaiting settlement.  It is listed for $194,000 or $137.98 per sq. ft. of living area.

In the past 12 months there have been 4 sales.  Sales prices ranged from $199,000 to $295,000 and the average sales price was $238,250 or $167.95 per sq. ft. of living area.  The list to sales prices averaged at 90%.  None of these sales were distressed sales.

(Please consider that some condos in Angler Cove have deeded docks and some don’t.  This can add to the wide disparity of both listing and sales prices)

The one month absorption rate plunged to 4 months after last months amazing 8.8.  Back into a very strong sellers market after a one month duration of a buyers market.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The January 2013 numbers were: 104 active listings, 27 pending sales and 11 closed sales.   With less than half of last year’s inventory the 34997 zip code area of Stuart is doing quite well in sales.  Though, the low inventory will definitely effect future sales.

      The Stuart Florida Residential Market for ZIP Code 34997 continues to outperform most other Stuart FL areas in the single family real estate market.  Our inventory is lower than last year, though it did increase some from December.  Pending sales had a nice increase and only a small decrease in closed sales from last month.
     The current one month absorption rate dropped to 4.6  months (was 4.3 months for December).  Still a strong sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2013 numbers for January, were: 424 active listings, 149 pending listings and 51 closed sales.  Considerably better activity for the beginning of 2015 as compared to last year.

The Stuart FL 34996 Condo Market is one of the bright spots for Martin County’s real estate market for January.  Nice increases in both pending and closed sales while many other segments of the January market were off this year.  Unfortunately our inventory of available condos is decreasing as well.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 5.4 months from December’s 6.8 months .  Again back to a sellers’ market for January.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for January 2013 were: 171 active listings, 49 pending sales and 15 closed sales.  Considerably better activity this year even with a greatly reduced inventory.

The 34996 zip code area of the Stuart Florida residential real estate market started off with greatly decreased closed activity from previous months.  Though, the bright note is also greater pending activity, which should equate to much better closed sales coming in the next few months.  The inventory was down, which also came as a surprise.

The one month absorption rate for the 34996 zip code area of Stuart Florida for January increased to 22.9 months as compared to December’s 7.3 months.  A huge buyers’ market, though I suspect this will be a short time phenomenon.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for January of 2013 were: 146 active listings, 33 pending sales and 17 closed sales.  Better closed activity last year, though the greater pending numbers and inventory is a good sign for later performance.

The Stuart FL 34994 Condo market continued a bit of a slide for January.  We did get a nice jump in inventory which often happens for condos as we approach the snowbird season in South Florida.  A small increase in pending sales was also welcome, though closed sales are not keeping pace with the market at least for January.

The one month absorption rate increased to 12.3 months compared to last month’s 9.5.  Further into a buyers market after several months of being in a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 121 active listings, 46 pending sales, and 12 closed sales.  Overall, less activity for this year when compared to 2014.

The current absorption rate is 19.3 months, in December it was 11.6 months.  Sewalls Point single family home sales remain in a pretty extreme buyers market for January.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to January of 2013, the inventory was 54 homes on the market, 4 pending sales and there were 12 closed sales.  Considerably better activity for the start of 2014 as compared to this year.

 As of Feb 2015, there are two homes on the market in the Foxwood equestrian community in Stuart, FL.  The list prices are $449,900 and $549,900 for an average of $499,900 and this equals $178.74 per sq. ft. of living area.  Both of these are conventional sales.

There are no pending sales awaiting settlement at this time.

In the past 12 months there were three sales in this western Stuart community.  Sales prices ranged from $360,000 to $435,000 for an average of $398.666 which equals $146.39 per sq. ft. of living area.  These sales averaged a 94% list to sales ratio and none of these homes were in a distressed sales situation.

Sales prices were from $207,209  to $427,500.  The average sales price was $323,470 or $138.62 per square foot of living area.  These sales were at an average of 95% list to sales ratio.  The lowest priced sale was a bank owned foreclosure.  This was the only distressed home in these sales.

The December 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed very strong sales activity for the final month of 2014. Closed sales were up by 29.8% (was down by 22.5% in November) while new sales under contract (new pending sales) increased by 20.2% (was down by 0.9% in November).

The median sales price was up by 8.3% (down 3.7% in November) and the average sales price decreased by 5.1% (was up by 8.1% in November). Prices for townhouses and condos in the St Lucie County market have been erratic for the past few months. With the improving economy and low interest rates, I expect to see increases in 2015.

The inventory of available townhouses and condos increased by 8 units from last month to 683 properties, which is still down by 22.3% from last December. Current supply of inventory remained unchanged from November at 6.5 months. This is 25.3% lower than last year. The St. Lucie County townhouse and condo market remains in a balanced market. It is good to see a continued increase in inventory for December after many months of decreases.

December 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors continues to produce year to year improvements. Though, for December the volume of sales increases has declined a little, while prices continue to rise quite strongly.  Closed sales from last year were up by 6.7% (in November they were up by 12.7%) and new sales under contract (new pending sales) increased by 10.5% (they were down by 19.9% last month).

Both median and average sales prices were up again (year to year) by 16.3% and 14.8% respectively from last December (For last month these figures were 11.9% and 5.2%).  Better increases than last month and more than double the state averages.

The inventory of active listings decreased in December (from last month) by 46 homes to 1,748, which is also lower than last year’s inventory by 20%. The current supply of inventory is only 3.6 months (a 29.5% decrease from last year). A strong sellers market for the Saint Lucie County single family home market. This reduced inventory is exerting strong pressure on keeping price increases high.  When and if more inventory comes on line, I expect price increases to moderate considerably.

December 2014 Monthly Market Detail Martin County Townhouses and Condos ended up the years with strong sales volume though prices were less than for the end of 2013. Year to year closed sales were up by 31.3% (was down by 1.8% in October) as well as new sales under contract (new pending sales) increased by 10.8% from December 2013 (was down by 0.9% in October).

The median sales price was off by 18.2% (was up by 15.8% in October) while the average sales price dropped by 13.6% (was up by 7% in October) as compared to December of 2013.  Prices have risen for most of the past two years and this may just be a one month event.

The inventory of available townhouses and condos has increased by 19 units to 509 properties from last month, though this is 20.5% less inventory than was available in December of 2013.  For December there was a 4.8 month supply of inventory (a 22.8% decrease from last year).  Still a sellers market for townhouses and condos in Martin County for December 2014.

December 2014 Monthly Market Detail Martin County Single Family Homes

The December 2014 Monthly Market Detail Martin County Single Family Homes picked up steam in the final month of 2014. Year to year closed sales were down by 8.6% (was up 1.2% in November). New pending sales increased by 13.7% as compared to December of 2013 (increased by 9% in November).

The median sales price was up by 5.9% from last year (down by 1.5% in November) while the average price increased by an impressive 29% (was down by 8.8% last month). We appear to be in somewhat of a roller coaster ride in the past three months as far as prices are concerned.  Though all indications to date show more positive news coming for 2015.

The inventory of available single family homes increased from November 2014 by 25 homes to 1,285 units this month, and is a 4% increase from last December.  Current supply of inventory rose slightly to 6.2 months from last month’s 6.1 (a 6.4% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.
