Tres Belle August 2015 Market Report
August 2015 Market Update:
There are 7 homes currently for sale in the Tres Belle subdivision of Stuart FL. Listing prices are from $579,900 to $1,067,183 for an average list price of $774,840 and works out to $201.60 per sq. ft. of living area. A number of these homes are new construction from Kolter Homes. Those interested, please ask about our new home buyer rebate program.
There are currently 2 homes under contract with list prices of $550,0000 and $649,900 for an average list price for these pending sales of $599,950 or $171.46 per sq. ft. of living area.
21 homes have sold in the past 12 months. Ranging in sales price from $480,000 to $765,714. The average sales price was $615,657 which comes out to $183.52 per sq. ft. of living area. These homes sold on average of 122 days on market days with sales prices at 98% of list price.
The Tres Belle Estates in Stuart FL is a Kolter Homes development of approximately 167 homes on a minimum of ½ acre lots located just east of Kanner Highway on Cove Road in Stuart FL.
The first homes were completed in 2007 and construction and sales of new homes continue to this date (August 2015). Homes range in size from a minimum of 3 bedrooms and 2 baths with over 2,500 sq. ft. of living area up to 4 and 5 bedroom, 5 bath homes with close to 4,500 sq. ft. of living area.
Tres Belle is located adjacent to the Atlantic Ridge Preserve State Park which has miles and miles of rugged and scenic trails. Also, close to shopping on US-1 as well as at the intersection of Cove Rd and Kanner Hwy. Martin Memorial Hospital South is only a few minutes away. A consistently highly rated medical facility. For those looking to commute or just be close to the Interstate, I-95 is only a minute or two away.
For boaters, there are an abundance of waterways and boat ramps and marinas are only a short ride and only a few minutes to your choice of beaches at either Stuart or Jupiter Island.
Tres Belle is located in the ‘A’ rated school district of Martin County with children currently slated for Crystal Lake elementary, David L. Anderson middle and South Fork high schools.
The HOA fees are $588 per quarter and include maintenance of the common areas as well as Cable TV. This is a pet friendly community.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. I may have to stop reporting on Hobe Sound condos if we don’t get more inventory in the next few months. We are down now to only 3 active listings. This is the lowest inventory I’ve ever seen in Hobe Sound or any other segment of the Martin County real estate market since we’ve been looking at the data.
The current absorption rate is 3 months (Last month it was 1.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that July not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The July 2014 numbers were: 17 active listings, 4 pending sales and 2 closed sales. Better closed activity last year, but we still have more pending sales this year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong. Both sales and pending sales retreated a bit from last month, but still remain very strong. The inventory took a slight increase from last month. This is a much needed statistic that will hopefully continue in the months ahead.
The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 3 months (2.5 months in June). Still a strong seller’s market for the Hobe Sound area of Martin County. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The numbers for July 2014 were: 237 active listings, 80 pending sales and 51 closed sales. Even with the significantly smaller inventory, sales activity is better than last year.

The Jensen Beach FL 34957 Condo Market Report July 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic. Activity has been dropping in the Jensen Beach condo market. Some of this decrease is due to the very low inventory levels we presently have and the rest due to the fact that summer is a slow season for our condo market.
The one month absorption rate for the July 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 8.3 months (from 6.2 months in June), back into a buyer’s market after many, many months of being a seller’s market. A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.
The July 2014 numbers were: 30 active listings, 13 pending sales and 1 condos closed. Slightly better closed numbers this year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market. It’s good to see a rebound in the inventory, though unfortunately both closed and pending sales were off this month. Not unexpected as the condo market often slows down during the summer season.

The Stuart FL 34996 Condo Market moderated a bit for July. Closed sales were down from the previous month and unfortunately the inventory continues to drop. Surprisingly there was a large jump in pending sales which is a good indication for continued strong activity for the remainder of the summer..
The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 5.8 months from June’s 3.9 months. Drifting close to a balanced market for July. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.
The numbers for July 2014 were: 143 active listings, 45 pending sales and 11 closed sales. Better activity this year even though our inventory is significantly lower than it was in July of 2014.

The 34996 zip code area of the Stuart Florida residential real estate market continues to struggle, though it improved from June’s very poor showing. Unfortunately pending sales were off considerably this month. This could be a sign of continued weak activity for the near future.
The one month absorption rate for the 34996 zip code area of Stuart Florida for July dropped to 12.3 months as compared to June’s atrocious 17 months. Still a strong buyers market for this section of Martin County. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.
The numbers for July of 2014 were: 169 active listings, 32 pending sales and 21 closed sales. Considerably weaker activity this year as compared to July of 2014.

The Stuart FL 34994 Condo market showed strong activity for July 2015. Inventory didn’t go down this month, which is really the only positive as sales slowed for the month. Though still an active market especially since we are well into the slower months for condo sales.
The one month absorption rate increased to 4.2 months compared to last month’s 3.6. Continuing as a seller’s market. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months. Meaning neither the buyers or sellers have an advantage in the real estate market.
Last July the numbers were 118 active listings, 40 pending sales, and 25 closed sales. For the 34994 zip code area of Stuart there was considerably greater activity in 2014, though the inventory was quite a bit larger as well.

There are currently 58 active listings (Decreased by 3 homes since last month)

The Sewalls Point single family homes market continues to face some challenging volume of sales, though there were some excellent closings on the higher end of the market for June. Also, a nice decrease in inventory will bring back some activity for the near future to Sewalls Point.
The current absorption rate dropped to 11.6 months, in June it was 20.3 months. Still plenty of room for improvement. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
Comparing the results to July of 2014, the inventory was 48 homes on the market, 13 pending sales and there were 5 closed sales. Other than a larger inventory, last years sales activity is almost identical to this year.
