The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For November this segment of our market had a nice jump in closed sales sending us into a balanced market.  It would be nice to see this trend continue.

The current absorption rate for condos in the 34990 zip code area plunged to 6.6 months (was 18 months in November).   Back into a balanced market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The November 2014 numbers were: 61 active listings, 11 pending sales and 2 closed sales.   Better closed activity this year, with a slightly reduced inventory.  Though, pending sales were better last year.

After a very strong October, the Palm City FL 34990 had a moderating month for November.  The inventory continues to see some increases, while both pending and closed sales were off.  Whether this is a result of the holiday season or possibly prices having risen to fast, I just can’t tell at this point, but this development bears watching.
 The current absorption rate increased to to 8.3 months from 6.5 months in October.  Into a buyers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The November 2014 numbers were:  433 active listings, 124 pending sales and 56 closed sales.  A little less volume of closed sales as compared to last year.  Though, still with less inventory also.

     The Stuart FL condo market for zip code 34997 showed positive results for November.  Our inventory rose for the fourth month in a row and we  now have surpassed last years figures.  Pending sales rose by a good margin while closed sales were off.  Indications look very positive for the height of the season for condos coming in the next few months.
     The one month absorption rate increased to 6.4 months from 4.9 months for October.  Back into a balanced market after last months sellers market. Continuing a trend prevalent for most of the past year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The November 2014 numbers were: 51 active listings, 25 pending sales and 10 closed sales.   Very similar volume of sales and pending sales to last year.  Encouragingly, the inventory of condos in the 34997 zip code is up from last year.

      The Stuart Florida Residential Market for ZIP Code 34997 continues as the largest and the strongest segment of the Martin County single family real estate market.  We’ve had three months of increased inventory, and the sales activity seems to be absorbing all this product very strongly as we remain in a sellers market.
     The current one month absorption rate remained almost the same at 4.8  months (was 4.7 months for October).  Continuing as a sellers market for the 34997 segment of the Stuart residential market for all of the year.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for November, were: 346 active listings, 174 pending listings and 56 closed sales.  Better closed activity this year, though still not as much inventory as we had last year.

The Stuart FL 34996 Condo Market of Stuart continues to do well.  The inventory had a nice increase, now two months in a row, as well as an increase in the number of pending sales.  Unfortunately, closed sales were off for November.  Though, I suspect the number of sales will rise dramatically as we enter the season in the next few months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 5.9 months from October’s 3.0 months.  Approaching a balanced market after numerous months of a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2014 were: 144 active listings, 48 pending sales and 24 closed sales.  Much better closed and pending volume last year, though the inventory of available condos is still lower by a considerable margin.

There are 6 homes under contract which have not closed as this post was written.  The list prices of these pending sales range from $359,900 to $785,000 for an average list price of $539,816 which equates to $171.10 per sq. ft. of living area.  These homes averaged 44 days on market prior to going under contract.

In the past 12 months, 17 homes have sold in the Willoughby Golf Club.  Sales prices ranged from $225,000 to $729,900 for an average sales price of $420,282 which equals $151.43 per sq. ft. of living area.  Sales prices averaged 95% of list prices and these were on the market for an average of 122 days before receiving an accepted offer.

The 34996 zip code area of the Stuart Florida residential real estate market lost most of the increased inventory from last month.  Much of it appears to have gone under contract with the increase in the number of pending sales.  Unfortunately, closed sales were a bit disappointing.

The one month absorption rate for the 34996 zip code area of Stuart Florida for November continued to slide up to an atrocious 23.8 months as compared to October’s 13.4 months.  A very strong buyers market for this section of Martin County.  Though, with the big increase in pending sales, this may not be a very long lived phenomenon. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for November of 2014 were: 163 active listings, 31 pending sales and 16 closed sales.  Fewer closed sales this year, while having a grater number of pending sales with less inventory.

The Stuart FL 34994 Condo market retreated a bit in November.  While this is not unexpected as we are into the off season for condos, it is still less than last year at this time.  Hopefully the increased inventory will result in some better activity as we come into the high season for condo activity.

The one month absorption rate increased to 7.4 months compared to last month’s 5.8.   Back into a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 90 active listings, 27 pending sales, and 18 closed sales.   Our current inventory surpassed last years’ which is a positive sign.  Unfortunately closed and pending sales were not as strong as they were last year.

There are currently 22 homes under contract awaiting settlement.  Listing prices ranged from $40,000 to $1,750,000, for an average of $516,799 which equals $160.00 per sq. ft. of living area.  These homes averaged 121 days on the market prior to accepting the current offers.

In the past 12 months, 82 homes have sold in Palm City Farms with sales prices ranging from $20,000 to $813,000 for an average sales price of $327,983 or $135.08 per sq. ft. of living area. These sales averaged for 96% of the last listed price and were under contract in an average of 91 days after being listed.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida swing back to an active month prior to the holiday season, with a very nice increase in closed sales.  Inventory was up slightly and unfortunately the pending sales ( a sign of potential future activity) dropped a little.

The one month absorption rate for the 34994 zip code for November decreased to 5.1 months from last months 6.9 months, seesawing back and forth for the past few months, now back into a sellers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The November 2014 numbers were 77 Active Listings, 35 pending sales and 11 closed sales.   Similar volume of closed sales as to last year, while having a lower inventory and also a lower number of pending sales.

As of December 2015, there are only 5 active listings for sale in Sunset Trace. List prices vary from $119,000 to $153,000 with an average list price of $159,900 which equals $109.79 per square foot of living area.

There are currently 5 homes under contract and awaiting settlement.  The listing prices range from $102,000 to $139,900 for an average list price of $129,080 which equals $96.57 per sq. ft. of living area.  These homes were on the market for an average of 45 days prior to accepting an offer.

In the past 12 months, 44 homes have sold in Sunset Trace.  Sales prices ranged from $92,800 to $156,000 for an average sales price of $126,985 which equals $96.99 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and were under contract within 30 days of their lost date.

 

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15 minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community:   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area; Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area; Wellesley models  have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

The single family real estate market in Sewalls Point had a poor month for closed sales in November, though other indications of future activity look very positive.  The inventory is down to a much more reasonable level from past months and pending sales are also looking very positive.

The current absorption rate climbed to 17 months, in October it was 7.8 months. a strong buyers market for Sewalls Point.  Though, if the trend for improving sales continue, this may soon come to an end.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November of 2014, the inventory was 57 homes on the market, 8 pending sales and there were 18 closed sales.  Considerably better closed activity last year for the Sewalls Point single family home market, though pending sales look better this year.

“Homes sales are down 0.4 percent year-over-year. Although this is a seemingly insignificant number, it represents the first drop in home sales since March 2014 for Palm Beach County. Also, our tight inventory is starting to ease up ─ months’ supply of inventory is moving in the right direction for the 4th consecutive month. If this trend continues, we will soon find ourselves in a balanced market that no longer favors sellers. If you are a seller, request a Comparative Market Analysis (CMA) now while buyers are still offering on average 94 percent of original list prices.

Market Detail

In the single family homes sector, we saw declines in the following categories: closed sales, median days on market, and inventory levels. Closed sales decreased 0.4 percent from 1,487 to 1,481 transactions, and median days on market decreased 32.7 percent from 55 to 37 days. Inventory levels were down 5.5 percent from 7,543 to 7,125 active listings and down 17.7 percent 5.7 to 4.7 months’ supply of inventory. Meanwhile, median sale price increased 3.6 percent from $275,000 to $285,000, and average percent of list price received remained unchanged at 94.0 percent.

In the townhouses/condos sector, we saw gains in the following categories: closed sales, median sale price, and average percent of list price received. Closed sales increased 2.9 percent from 1,175 to 1,209 transactions, and median sale price increased 11.5 percent from $130,000 to $145,000. For average percent of list price received, the increase was small, up only 0.7 percent from 92.2 to 92.8 percent. Meanwhile, median days on market decreased 14.3 percent from 56 to 48 days, and inventory levels continued to decline, down 6.1 percent from 6,193 to 5,818 active listings and down 10.6 percent from 5.5 to 4.9 months’ supply of inventory.
