There are currently 10 Florida Club homes for sale.  List prices range from $244,900 to $529,900 for an average list price of $399,199 which equals $179.95 per sq. ft. of living area.

There are 4 homes under contract awaiting their sale.  The list prices are from $249,900 to $529,900 for an average of $390,450 or $178.06 per sq. ft. of living area.  These homes averaged 79 days on market before accepting the current offers.

In the past 12 months, 31 homes have sold in the Florida Club with sales prices ranging from $226,000 to $454,000 for an average sales price of $282,433 which equals $156.83 per square foot of living area.  The average days on market was 42 days with a 96% list to sales price ratio.

Conveniently located at the gateway to Stuart, Florida and Martin County, the Florida Club is a DiVosta built golf club community located off Kanner Highway and within minutes of I-95. The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  With only 4 actively listed condos, there’s just not that many options out there for buyers.  Amazingly, there were no changes from last month at all.

The current absorption rate is 4 months (Unchanged from last month).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The December 2014 numbers were: 13 active listings, 6 pending sales and 5 closed sales.  Much better activity last year with considerably more inventory to work with.

The one month absorption rate for the December 2015, Jensen Beach Florida Market Report ZIP Code 34957 plunged to 5.3  months (from  18 months in November), bringing this segment of the Martin County condo market back into a sellers market again, after one month as a buyers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The December 2014 numbers were: 140 active listings, 56 pending sales and 33 home sales closed.   A little greater closed activity last year, but better pending sales this year and all with a reduced inventory from last year.

Summerfield Golf Club Market Report for July 2015 – Home of the Champions Golf Club

As of January 2016, there are 10 homes on the market in Summerfield ranging in listing price from $290,000 to $427,850 for an average list price of $347,647 which equals $170.29 per square foot of living area. Of these 10 homes, three are in the Summerfield Point section which is an area of 13 new homes being built by D. R. Horton.

There are 5 homes under contract (pending) awaiting their closing. Listing prices are from $218,000 to $439,900 for an average list price of $338,260 which equates to $169.02 per square foot of living area. These homes averaged 63 days on the market prior to receiving an accepted offer.

In the past 12 months, 31 homes have sold.  Sales prices ranged from $238,000 to $511,900 for an average sales price of $339,264 which equals $160.49 per square foot of living area.  The average days on market for these sales was 43 days and the average list to sales price was at 96%.

The December 2014 numbers were: 61 active listings, 6 pending sales and 6 closed sales.   Somewhat better activity last year, but only marginal.  If the lower inventory is considered there’s a better percentage of activity this year.

After a fairly weak November, the Palm City FL 34990 came back strong for December.  Unfortunately the inventory decreased this month after some much needed increases in the past few months. Pending sales were off a little while we had a nice jump in closed sales.
 The current absorption rate increased to to 6.3 months from 8.3 months in November.  Back into a balanced market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The December 2014 numbers were:  431 active listings, 116 pending sales and 76 closed sales.  Better closed activity last year, though pending sales are just as strong this year even with the reduced inventory.

     The Stuart FL condo market for zip code 34997 continues with excellent activity for December.  Our inventory rose for the fifth month in a row and we now have surpassed last years active number of condos for sale.  Pending sales were off unfortunately, but there was a very strong month of closed sales in December.
     The one month absorption rate plunged to 3 months from 6.4 months for November.  Back into a strong sellers market after last months balanced market. Continuing a trend prevalent for most of the past year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The December 2014 numbers were: 44 active listings, 15 pending sales and 5 closed sales.  Much better closed activity this year as compared to 2014.  Encouragingly, the inventory of condos in the 34997 zip code is up from last year.

     The current one month absorption rate remained almost the same at 5.0  months (was 4.8 months for November).  Continuing as a sellers market for the 34997 segment of the Stuart residential market for all of the year.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for December, were: 337 active listings, 177 pending listings and 79 closed sales.  Better activity across the board from 2014, though the percentages are similar when the reduced inventory is factored into the equation.

The numbers for December 2014 were: 142 active listings, 47 pending sales and 21 closed sales.  Somewhat slower market activity for 2015 as compared to last year, though in large measure due to the reduced inventory of available condos for sale.

The 34996 zip code area of the Stuart Florida residential real estate market is on a bit of a roller coaster as we regained all of the lost inventory from last month.  Sales also doubled from November, though there’s still plenty of room for improvement.

The one month absorption rate for the 34996 zip code area of Stuart Florida for December improved dramatically to 14.2 months as compared to November’s 23.8 months.  Still a buyers market for this section of Martin County, but much improved from last month.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for December of 2014 were: 176 active listings, 11 pending sales and 24 closed sales.  Considerably better sales activity last year, while future sales look better for next year with the better pending numbers.

The Stuart FL 34994 Condo made a nice comeback for December.  Somewhat surprising as we are not yet into the start of the peak seasonal condo market.  But, it’s welcome none the less.

The one month absorption rate dropped to 5.5 months compared to last month’s 7.4.   Back into a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last December the numbers were 95 active listings, 29 pending sales, and 10 closed sales.   Better activity this year with very similar inventory levels..

The single family real estate market in Sewalls Point had a poor month for closed sales in December, though other indications of future activity look very positive.  The inventory is down to a much more reasonable level from past months and pending sales are also looking very positive.

The current absorption rate climbed to 17 months, in November it was 7.8 months. a strong buyers market for Sewalls Point.  Though, if the trend for improving sales continue, this may soon come to an end.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to December of 2014, the inventory was 57 homes on the market, 8 pending sales and there were 18 closed sales.  Considerably better closed activity last year for the Sewalls Point single family home market, though pending sales look better this year.
