The single family real estate market in Sewalls Point for August rebounded from last month’s slow closed sales activity.  Pending sales also rose a little while the inventory of available homes for sale is up from last year but down slightly from last month.

The current absorption rate dropped to 11 months, in July it was 34.5 months.  Still a sellers market, but a large improvement from July’s numbers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2014, the inventory was 59 homes on the market, 16 pending sales and there were 3 closed sales.  Better closed sales for this year, but we also have a greater number of available homes for sale.

A unique private community in Stuart, Florida built before land was so expensive that homes had to be placed on top of each other.  All home in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community.  Those homes not on the lakes have private preserve views of the Atlantic Ridge.

July 2016 Monthly Market Detail St Lucie County Townhouses and Condos

The July 2016 Monthly Market Detail St Lucie County Townhouses and Condos had slower closed and pending activity when compared to last year.  Closed sales were down 22.6% from last year (was up 5.7% in June) while new pending sales decreased by 2.6% (was down by 14.8% in June).

Prices also took a hit for July with the median sales price decreasing by 18.8% (was up by 23.6 in June) while the average sales price decreased by 1.7% (decreased 1.4% in June).  I don’t expect prices to decrease very much but, the previous rate of increases were unsustainable.

The inventory of available townhouses and condos decreased by 57 units from last month to 509 units, which is only 7.8% less than July 2015. The current supply of inventory dropped to 5.1 months, which is less than the 5.4 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

There are two available condos in the Jensen Beach Club on Hutchinson Island in the MLS at this time. The list prices are $149,999 and $157,000 for an average list price of  $153,500 which equates to $140.83 per sq. ft. of living area.

There are no condos under contract at the present time.

In the past 12 months, 8 condos have sold. Sales prices ranged from $130,000 to $175,000 for an average sales price of$150,938 which is $142.00 per sq. ft. of living area. These condos sold in an average of 83 days and on average sold for 95% of list price.

Jensen Beach Club on Hutchinson Island

The Jensen Beach Club is a complex consisting of 9 buildings surrounding a lake on Hutchinson Island on a pristine 21 acres. Lying directly across the street from the Ocean and the public beach at the end of the Jensen Beach Causeway. There are 196 condos which are all 1,090 sq. ft. of living area with 2 bedrooms and 2 bathrooms with private balconies or patios. The Jensen beach Club complex was built between 1986 and 1987 and has a community pool, clubhouse and tennis courts. These are three story buildings with the most desirable condos being end units with lake views.

The Jensen beach Club will allow up to 25 lb. or smaller pet and rentals are also allowed with some restrictions. The maintenance fee at the time of this post was around $300 per month, which includes the insurance and maintenance for the building exterior as well as the common areas, pest control, management and water and sewer charges.

There are two designated parking spots for each unit and ample guest parking as well. Jensen Beach Club residents enjoy the convenience of having ocean access just across the street and also being a short drive or bicycle ride to restaurants, shopping and the wonderful amenities of Jensen Beach and Martin County FL. July 2016 Monthly Market Detail St Lucie County Single Family Homes showed reduced sales volume as compared to last year much like it’s neighboring counties and the state of Florida.  Closed sales were down by 9.0% (in June they were up by 8.9%) and new sales under contract (new pending sales) decreased by 10.0% (they were up by 2.2% last month).

Though, prices continue their upward march at some pretty impressive numbers.  The median and average sales prices up by 13.0% and 15.2% respectively from last July (For June these numbers were 12.8% and 19.2%).

Active listings fell by 39 homes to 1,477 homes.  This inventory is 2.3% less than last year.  The current supply of homes is at 3.3 months (the same as last year). The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

July 2016 Monthly Market Detail Martin County Townhouses and Condos continues showing some uneven sales volumes.  Closed sales were up for this month, increased by 4.7% (was down by 5.0% in June) while new sales under contract (new pending sales) were down by 15.2% from July 2014 (increased by 39.1% in June).

Prices, however continued with strong increase as the median sales price increased by 8.8% (was down by 5.7% in June) while the average sales price increased by 4.1% (was down by 5.4% in June) as compared to July of 2015.  This remains a very active segment of the real estate market and I don’t expect any slowdown of price increase until we get considerably greater inventory or fewer sales numbers.

The inventory of available townhouses and condos decreased by 11 units to 370 properties as compared to last month.  The second month of reduced inventory. This is 3.4% greater than the July 2015 inventory.  Currently, there’s a 3.8 month supply of inventory (an 11.8% increase from last year).  Still in a strong sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

In the past 12 months 32 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $225,000 up to a high of $460,000 representing an average sales price of $341,666 which equates to $153.88 per sq. ft. of living area.  These homes were on the market for an average of 70 days before going under contract and sold for 97% of list price.

When these developments were planned the original intent was to combine the two for ease of access.  However the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

The July 2016 Monthly Market Detail Martin County Single Family Homes continues to show reduced sales volume when compared to last years figures, yet this is still a very active market.  Closed sales were down by 9.5% (was down by 10.0% in June). New pending sales decreased by 22.3% as compared to July of 2015 (Decreased by 17.5% in June).

Both median and average sales prices continue with strong gains.  The median sales price was up by 6.1% from last year (up by 15.9% in June) while the average price increased by 13.8% (was up by 9.2% last month).  If inventory levels continue to increase and sales volume continues to decrease I expect the rate of price appreciation to decrease.

The inventory of available single family homes decreased from last month by 1 homes to 987 units for July,  this is 8.5% greater than last July.  Current supply of homes is 4.9 months, for July of last year it was a 4.3 months supply. (This is a 14.0% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 13 homes on the market in Lighthouse Point and Seagate Harbor in Palm City, FL.  Listing prices are from a low price of $409,000 to a high of $1,335,000 with an average listing price of $706,969 which equals $314.96 per square foot of living area.

There are three homes under contract.   The listing prices range from $529,000 to $795,000 for an average of $674,333 which works out to $290.19 per square foot of living area.  These homes averaged 104 days on market before going under contract.

15 homes have sold in Lighthouse Point and Seagate Harbor in the past 12 months.  Sale prices were from $300,000 to $888,000 with an average sales price of $568,827 or $259.24 per square foot of living area.  These homes sold on average in 117 days and at 93% of the listed price.

A boater’s and sailor’s Delight in an affordable waterfront niche community with deep water dockage! Nature and families are the focus in this desirable community characterized by beautiful homes, parks, nearby golf, restaurants, shopping, and A Rated schools!

Almost every home has waterfront dockage available in an intricate network of deep water canals. Some select homes with wide views of the Saint Lucie River. A community boat ramp is also available. Everything a boater would want!

The homeowner’s association is very reasonable at only $50 and $75 per year, most of which goes towards a number of great community get togethers throughout the year. These two neighboring communities are in the ‘A’ rated Martin County school system with local children currently zoned fir Bessey Creek Elementary, Hidden Oaks Middle and Martin County High Schools.

There are no fixed bridges to the open Ocean (Only high span 60’ +). The canals are maintained and dredged to a 6’ depth. In recent years sewer and city water have been brought to these communities which has resulted in the transformation starting to take place in this waterfront neighborhood as homes are being torn down or renovated to larger and more state of the art structures.

Those looking for affordable waterfront in the Martin County area may want to act sooner than later as current prices have been rising rapidly.

The July 2016 Monthly Market Detail Florida Townhouses and Condos showed continued weaker activity compared to last year.   Closed sales were down by 11.5% as compared to last months decrease of 2.6% and new sales under contract (new pending sales) decreased by 11.3% (In June there was a 7.6% decrease).

Prices have continued to rise, though for July this rate has slowed appreciably.  Median sales prices were up by 6.8% (was up by 8.6% in June), while the average sales price increased only by 0.4% (was down 3.1% in June).  With the increase in inventory, these price rises will continue to moderate and possibly even decrease slightly.

The inventory increased by 7.6% from July of last year.  For July 2016 we have 5.9 months of inventory (was 6.0 months in June) and compared to 5.3 for July 2015.  We are currently in a very slight sellers market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For late August 2016 there are 45 properties for sale.  These 45 properties include a mix of condos and homes.  The list prices range from $165,000 up to $1,499,000 for an average list price of $427,338 which works out to $160.14 per sq. ft. of living area.

There are two homes under contract (pending) which have not completed the sales process to date.  List prices were $540,000 and $624,900 for an average of $582,450 or $175.33 per sq. ft. of living area.  These two homes averaged 91 days on market prior to going under contract.

In the past 12 months, 27 homes and condos have sold.  Sales prices ranged from $185,000 up to $705,000 for an average sales price of $376,929 which equals $136.64 per sq. ft. of living area.  These homes averaged 120 days on the market before going pending and sold on average at 92% of the last listed price.

The July 2016 Monthly Market Detail Florida Single Family Homes had a reduced volume of sales when compared to last July, while prices continue to rise.  Closed sales were down by 8.0% (was up by 0.4% in June) and new sales under contract (new pending sales) were down by 9.6% (was down by 7.7% in June).

Both median and average sales prices continue to rise ( July 2015 to July 2016) by 11.6% and 8.0% respectively, compared to June’s 10.8% and 6.8%.  If the reduced volume of sales continue, I expect that these price rises will moderate considerably and possibly even retreat by next year at this time.

The inventory of available homes for sale fell by 3.3% from last year.  This is another trend that I think may reverse in the near future as more homes may come on the market while fewer sell.  For July there was only a 4.3 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (July of 2015 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For August 2016, there are 9 homes for sale in the Mariner Village gated community of Stuart FL.  These homes range in asking prices from $309,900 to $345,000 with an average list price of $323,567 which equals $154.49 per sq. ft. of living area.

There are currently 2 homes with pending sales that have not closed to date.  These homes were listed for $262,000 and $310,000 or an average list price of $286,000 or $163.22 per sq. ft. of living area.  These two homes averaged 25 days on market before going under contract.

In the past 12 months, 15 homes have sold in Mariner Village.  Sales prices ranged from a low of $235,000 up to a high of $350,000 for an average sales price of $286,593 which works out to $141.69 per sq. ft. of living area.  These homes sold for an average of 97% of the last list price and were actively on the market for an average of 60 days.

Mariner Village is a gated community in the very southern section of Stuart FL, adjacent to the Hobe Sound area of Martin County.  This community consists of 330 homes that were built between 1992 and 2000.  Home sizes range from 2 bedroom, 2 bath homes with around 1,600 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 3,000 sq. ft. of living area.
