There are currently 4 condos on the market in the three Atlantis condo buildings..  List prices range from $195,000 to $297,000 for an average list price of $234,000 which equates to $209.58 per sq. ft. of living area.

There is 1 Atlantis condo that is under contract which hasn’t sold to date.  The list price was $279,000 or $241.77 per sq. ft. of living area.  This condo went under contract 38 days after being listed.

In the past 12 months, 12 condos have sold in Atlantis.  Sales prices ranged from a low of $163,500 up to $300,000 with an average sales price of $228,638 or $205.24 per sq. ft. of living area.  These condos sold in an average of 148 days and at an average of 95% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Condo association fees at the time of this post were in the low $300’s per month for Buildings A & B and the low $400’s for Atlantis III.  These three buildings have two pools in between them as well as direct ocean access from the rear of all buildings.  Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The 34996 zip code area of the Stuart Florida residential real estate showed greatly reduced activity for September along with decreased inventory.  Much of this may be attributed to Hurricane Irma which shut down real estate for a little over a week last month.

The one month absorption rate for the 34996 zip code area of Stuart Florida for September jumped to 65 months as compared to August’s 12.1 months.  Into an extreme buyer’s market for the 34996 zip code area of Stuart FL.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The Stuart FL 34994 Condo market remains strong, though it showed weaker activity this September.  Some of this reduced activity may have been a result of Hurricane Irma which shut down real estate for a little over a week last month.

The absorption rate for September increased to 5.2 months compared to last month’s 3.3.  Still in a seller’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last September the numbers were 92 active listings, 28 pending sales, and 11 closed sales.  Better activity last year.

The absorption rate dropped to 10.8  months, in August was 54 months.  Still a buyers’ market for Sewalls Point single family homes but not nearly as extreme as the previous month.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September 2016, the inventory was 69 homes on the market, 10 pending sales and there were 7 closed sales.  Considerably better sales activity last year.

About The Estates at Stuart Condos:

The Estates at Stuart is a newer condo community with 123 units that was originally built as an apartment complex and then converted to condos beginning in 2005.  After the slowdown in the real estate market, a large number of these units were taken back by the developer and continue to be in the in-house rental program.  Currently, with only a very limited number of these condos available for private ownership, there is quite the demand for this community because of the wonderful amenities as well as excellent location.

The amenities include a fully-equipped fitness center, children’s playground, large resort-style pool with covered lanai, sand volleyball court, tennis court, recreation, and billiards lounge and beautiful landscaping. This is a gated community and only minutes from the historic downtown area of Stuart.  Also, only about 10 minutes to I-95 for those needing to commute either north or south or wishing to take a short trip down to Miami, Fort Lauderdale or up to Orlando.

Condos in the Estates at Stuart range from 1 bedroom 1 bathroom units up to 3 bedroom 2 bath with the square footage of living area from just under 800 sq. ft. to over 1,500 sq. ft.  Some units come with either attached or detached 1 car garages. This is a dog- and cat-friendly community allowing for up to one medium sized pet.  The condo association fees vary by size of the unit and whether a garage is included or not and run from just under $175 a month to $350 a month as of June 2017.

St Lucie County Townhouses and Condos August 2017 Market Report

The St Lucie County Townhouses and Condos Market Report for August 2017 showed some weakness in closed sales but good numbers for new pending sales.  Closed sales were down by 7.3% from last year (were up by 26.8% in July) while new pending sales were up by 15.8% for August (was unchanged in July).

Values continue to rise with the median price up by 17.2% (was up by 17.5.% in July) while the average sales price increased by % (was up by 7.7% in July).  Continuing a fairly steady rise in values.

The inventory of available townhouses and condos decreased by 58 unit from last month to 441 units, which is 15.8% less than August 2016. The current supply is 4.5 months, which is 13.5% less than the 5.2 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes Market Report for August 2017 showed moderating activity as compared to last July as well as last month. Closed sales were down by 6.2% (in July they were up by 8.5%) and new sales under contract (new pending sales) increased by 13.4% (they were up by 1.2% last month).

Prices continued to rise.  The median and average sales prices up by 10.8% and 8.6% respectively from last August (For July these numbers were up 14.3% and 10.2%).  The continued rate of price increases is beginning to have a major impact on affordability in St Lucie County.

Active listings decreased by 21 homes down to 1,592 homes.  This inventory is 0.6% lower than last year.  The current supply of homes is 3.5 months (was also 3.5 months for July) and also 3.5 months for last year.  This is unchanged from last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos Market Report for August 2017 showed strong growth when compared to last August.  Closed sales for the month were up by 36.7% (were up by 11.1% in July) while new sales under contract (new pending sales) were up by 22.1% from August 2016 (increased by 14.4% in July).

Prices were also up for August as the median sales price decreased by 5.1% (was down by 4.8% in July) while the average sales price increased by 10.6% (was up by 4.9% in July) as compared to August of 2016.  Improved results from last month as well as last year.

The inventory of available townhouses and condos decreased by 69 units to 351 properties as compared to last month.  This is 6.1% less than the August 2016 inventory.  Currently, there’s a 3.7 month supply of inventory (a 2.6% increase from last year which was 3.8 months).  Still a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For September 2017, there is 1 home for sale in Moon River on Hutchinson Island in Jensen Beach FL.  This home is listed for $314,000 or $230.21 per sq. ft. of living area.

This is a pet friendly community allowing for up to two pets that are no larger than 50 lbs. HOA fees at the time of this post were $343 per month (payable quarterly). 
Moon River lies on the east side of the Jensen Beach Causeway in Martin County Florida. It’s only a short walk or bike ride to the public beach on the Atlantic Ocean. It’s also close to shopping, restaurants and the remaining wonderful amenities that Martin County has to offer.

Moon River is an excellent choice for both full time residents and for those wishing to have their winter oasis away from the cold north.

The Martin County Single Family Homes Market Report for August 2017 showed mixed results when compared to last August.  Closed sales were up by an impressive 30% (were unchanged in July).  While new pending sales decreased by 14.5% as compared to August of 2016 (Increased by 22.3% in July).

Prices continued to rise rapidly with the median sales price up by 17.4% from last year (up by 10.9% in July) while the average price increased by 23.3% (was down by 7.2% last month).

The inventory of available single family homes decreased from last month by 45 homes to 1,023 units for August,  this is  4.3% greater than last August.  The current supply of homes is 4.9 months, for August of last year it was also 4.9 months supply. (This is unchanged from last year).  Still a seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for August 2017 showed continued growth when compared to last year with a nice rise in new pending sales.   Closed sales were up by 2.6% as compared to last month’s increase of 3.6% and new sales under contract (new pending sales) increased by 8.1% (In July there was a 3.6% increase).

Prices continue to go up.  Median sales prices were up by 6.3% (was up by 6.8% in July), while the average sales price increased by 5.5% (was up 9.8% in July).

The inventory of active listings decreased by 3.1% from August of last year.  For August 2017 we have 5.4 months of inventory (was 5.6 months in July) and compared to 5.7 months for August 2016.  We remain in a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for August 2017 continues to improve as compared to last August though at a reduced rate from the past few years and months.  Closed sales were up by 0.9% (were up by 2.0% in July) and new sales under contract (new pending sales) were up by 2.2% (were up by 3.3% in July).

Both the median and average sales prices continued to rise when compared to last year.  Up by 6.7% and 7.7% respectively, compared to July’s 7.1% and 5.7%.

The inventory of available homes for sale fell by 4.5% from last year.  For August there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (August of 2016 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

September 2017 Market Update for the Sandpebble Condo and Beach Club on Hutchinson Island in Stuart, Florida:

There are currently no active listings in Sandpebble.

There are 2 pending Sandpebble condo sales.  One on the riverside and one is oceanfront.  List prices are $319,000 and $459,000 which averages to $389,000 or $310.15 per sq. ft. of living area.  These condos averaged only 2 days on the market before going under contract.

In the past 12 months, 11 Sandpebble condos have sold.  7 on the riverside and 4 on the ocean side.  Sales prices ranged from $255,000 to $428,500 for an average sales price of $317,355 which works equals $260.50 per sq. ft.  These sales averaged 96% of list price and went under contract after an average of 98 days on market.
