The Stuart FL 34994 Condo market had a very strong opening for the year with all activity increasing.

The absorption rate for December decreased to 5.9 months compared to last month’s 6.1.  Inching back into a seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 91 active listings, 40 pending sales, and 18 closed sales.  Very similar activity compared to last year but with a slightly higher inventory of available condos for sale.

The absorption rate dropped to 8.3 months, in December was 15.3 months.  Still, a buyer’s market for Sewalls Point single-family homes, though trending in the right direction.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to December 2016, the inventory was 67 homes on the market, 11 pending sales and there were 4 closed sales.  Better activity this year even though there’s less inventory.

St Lucie County Townhouses and Condos December 2017 Market Report

The St Lucie County Townhouses and Condos December 2017 Market Report had some strong sales growth while other metrics were a bit mixed.  Closed sales were up by 26.6% from last year (was up by 30.7% in November) while new pending sales were up by 1.6% for December (was up by 8.4% in November).

Values were split with the median price decreasing by 13.3% from last year (was up by 37.8% in November) while the average sales price increased by 16.1% (was up by 30.7% in November).

The inventory of available townhouses and condos increased by 19 units from last month to 516 units, which is 5.7% less than December 2016. The current supply is 5.1 months, which is 10.5% less than the 5.7 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes December 2017 Market Report

St Lucie County Single Family Homes December 2017 Market Report showed some slightly improved sales activity compared to last December. Closed sales were up by 3.3% (in November they were up by 14.6%) and new sales under contract (new pending sales) decreased by 5.3% (they were up by 1.1% last month).

Prices continued to rise.  The median and average sales prices up by 6.9% and 4.9% respectively from last December (For November these numbers were up 14.2% and 10.8%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 38 homes down to 1,585 homes.  This inventory is 8.5% lower than last year.  The current supply of homes is 3.4 months (was 3.5 months for November) compared to 3.9 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos December 2017 Market Report showed continued better activity when compared to last December.  Closed sales for the month were up by 19.7% (was up by 10.4% in November) while new sales under contract (new pending sales) were up by 1.3% from December 2016 (increased by 2.4% in November).

Prices, also, were up for December as the median sales price increased by 15.4% (was up by 7.1% in November) while the average sales price increased by a whopping 41.9% (was up by 10.5% in November) as compared to December of 2016.  Improved results from last month as well as last year.

The inventory of available townhouses and condos increased by 8 units to 396 properties as compared to last month.  This is 7.3% less than the December 2016 inventory.  Currently, there’s a 4.0 month supply of inventory (compared to 4.6 months for December 2016).  Still a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For January 2018, there are 21 active listings in the Martin Downs Country Club.  List prices range from $185,000 up to $649,000 for an average list price of $363,217 which works out to $152.95 per sq. ft. of living area.

There are 11 homes currently under contract.  List prices were from $149,000 up to $649,500 for an average list price of $281,373 which equals $128.56 per sq. ft. of living area. These homes averaged 47 days on market before going under contract.

The Martin County Single Family Homes December 2017 Market Report had weaker closed sales for December but a very strong number of new pending sales.  Closed sales were down by 7.2% (was up by 11.9% in November).  While new pending sales increased by 23.1% as compared to December of 2016 (Decreased by 4.7% in November).

Prices were mixed with the median sales price up by 8.8% from last year (up by 13.1% in November) while the average price decreased by 0.6% (was down by 4.3% last month).

The inventory of available single family homes decreased from last month by 61 homes to 925 units for December,  this is  7.1% less than last December.  The current supply of homes is 4.5 months, for December of last year it was also 5.0 months supply.  A strong seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For January 2018 there are 7 condos for sale in Oceana (I and II aka Oceana Oceanfront) in Jensen Beach FL on Hutchinson Island.  List prices range from $227,000 up to $379,900 for an average list price of $309,686 which equals $294.28 per sq. ft. of living space.

There are 3 condos currently under contract.  List prices are a low of $250,000 up to a high of $295,000 for an average list price of $275,000 which equals $280.05 per sq. ft. of living space.  These condos averaged 144 days on the market before going under contract.

In the past 12 months, 24 condos have sold.  Sales prices ranged from $174,500 up to $511,250 for an average sales price of $282,345 which works out to $263.56 per sq. ft. of living space.  These condos sold for an average of 95% of list price and averaged 67 days on the market before going under contract.

Oceana I was built in 1975 and is a 12 story building with 125 condos, while Oceana II was completed in 1980 with 16 stories and 160 units.  Oceana II has two penthouse units with 3 bedrooms and 3 baths with a spacious 2,092 sq. ft. of living area.  Also in building II, there are a few 2 bedroom 3 bath condos with 1,421 sq. ft.  The remaining condos in both Oceana I and II are either 2 bedroom, 2 bath residences with 1,129 or 1,023 sq. ft. and some 1 bedroom, 2 bath condos with 899 sq. ft.

The Florida Townhouses and Condos December 2017 Market Report continues to outperform last year’s activity.  Closed sales were up by 6.0% as compared to last month’s increase of 5.8% and new sales under contract (new pending sales) increased by 3.6% (In November there was a 9.3% increase).

Prices continue to go up.  Median sales prices were up by 11.1% (was up by 8.6% in November), while the average sales price increased by 17.8% (was up 0.8% in November).

The inventory of active listings decreased by 4.0% from December of last year.  For December 2017 we have 5.6 months of inventory (was 5.7 months in November) and compared to 6.0 months for December 2016.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
