The absorption rate for February inched up to 4.9 months compared to last month’s 4.5.  Remaining in a seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

The single-family real estate market in Sewalls Point showed increased activity when compared to last month but still has much room for improvement.  The inventory of available homes is now very low and affecting sales activity.

The absorption rate fell to 12 months, in February was 16.7 months.  Remaining in a buyer’s market for Sewalls Point single-family homes.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to February 2016, the inventory was 66 homes on the market, 21 pending sales and there were 9 closed sales.  Better activity last March when there was a greater number of homes for sale.

The St Lucie County Townhouses and Condos February 2018 Market Report reported quite strong closed activity and improved pending numbers as well as compared to last year.  Closed sales were up by 24.3% from last year (was down by 19.7% in January) while new pending sales were up by 10.9% for February (was up by 21.2% in January).

Prices also jumped up with the median price increasing by 13.8% from last year (was up by 1.6% in January) while the average sales price increased by 18.7% (was up by 17.9% in January).

The inventory of available townhouses and condos increased by 12 units from last month to 580 units, which is 4.0% less than February 2017. The current supply is 5.7 months, which is 9.5% less than the 6.3 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market, but approaching a balanced one. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

In the past 12 months 31 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $234,379 up to a high of $570,000 representing an average sales price of $372,364 which equates to $171.20 per sq. ft. of living area.  These homes were on the market for an average of 88 days before going under contract and sold for 98% of list price.

Neither the Pines or Windemere offer the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

 When these developments were planned the original intent was to combine the two for ease of access.  However the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

St Lucie County Single Family Homes February 2018 Market Report

St Lucie County Single Family Homes February 2018 Market Report rebounded for February with stronger closed though still weaker pending sales when compared to last year. Closed sales were up by 9.7% (in January they were down by 3.0%) and new sales under contract (new pending sales) decreased by 7.8% (they were down by 2.4% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 6.9% and 7.4% respectively from last February (For January these numbers were up 11.9% and 8.6%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 18 homes down to 1,766 homes.  This inventory is 2.6% lower than last year.  The current supply of homes is  3.8 months (was also 3.8 months for January) compared to 4.1 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

There are currently 6 homes for sale in the Meadows in Palm City FL.  List prices range from $147,900 up to $320,000 for an average list price of $264,383 which equals $158.36 per sq. ft. of living area.

There are currently 5 homes under contract in the Meadows.  These homes were listed for prices from $249,900 up to $315,000 for an average list price of $269,340 which is $166.04 per sq. ft. of living area.  These homes averaged 44 days on market before going under contract.

In the past 12 months, there have been 38 sales in the Meadows.  Sales prices ranged from a low of $126,800 up to $400,000 with an average sales price of $239,013 or $146.91 per sq. ft. of living area.  These homes went under contract in an average of 21 days and sold for an average of 97% of their final list price.

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

Martin County Townhouses and Condos February 2018 Market Report showed reduced activity when compared to last year.  Closed sales for the month were down by 2.0% (were down by 1.2% in January) while new sales under contract (new pending sales) were down by 5.8% from February 2017 (increased by 21.3 in January).

Prices, however, continued their rise as the median sales price increased by 4.7% (was up by 5.2% in January) while the average sales price increased by  7.0% (was up by 14.0% in January) as compared to February of 2017.

The inventory of available townhouses and condos increased by 21 units to 437 properties as compared to last month.  This is 7.2% less than the February 2017 inventory.  Currently, there’s a 4.4 month supply of inventory (compared to 5.0 months for February 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are 2 homes currently under contract in the Tesoro Club.  List prices were $489,000 and $1,299,000 for an average list price of $894,000 which works out to $211.77 per sq. ft. of living area.  This home was on the market for 84 days before going under contract.
