Florida Single Family Homes March 2018 Market Report

The Florida Single Family Homes March 2018 Market Report showed somewhat weaker activity when compared to last year, but still remains a very active market. Closed sales were down by 3.5% (were up by 3.3% in February) and new sales under contract (new pending sales) were down by 2.2% (were down by 1.0% in February).

Prices though, continue with their upward march.  The median and average sales prices up by 8.2% and 8.7% respectively, compared to February’s 9.6% and 7.4%.

The inventory of available homes for sale fell by 7.5% from last year.  For March there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March of 2017 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

For April 2018 there are 3 homes available for sale in the Falls of Jensen Beach.  List prices range from $555,000 up to $675,000 for an average list price of $608,167 which works out to $167.62 per sq. ft. of living area.

There is one home under contract which has not completed the sales process (closed).  The list price of this home is $491,900 or $190.00 per sq. ft. of living area.  This home was on the market for 5 days prior to going under contract.

In the past 12 months, 10 homes have sold in the Falls of Jensen Beach.  Sales prices ranged from $411,000 up to $575,000 for an average sales price of $476,000 which is equal to $165.66 per sq. ft. of living area.  These homes averaged 67 days on market before going under contract and sold on average for 96% of listed price.

A newer Kolter community located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County ‘A’ rated schools.  Currently, these are the Jensen Beach Elementary school, Stuart Middle school, and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single story ranch style designs to two-story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection and most homes also feature an updated kitchen with granite countertops.

The HOA fee (as of April 2018) is $232 per month and includes your landscape and lawn service, basic cable TV as well as security and the common areas.  There is no community pool or clubhouse in the Falls.

There are currently 5 condos on the market in the three Atlantis condo buildings..  List prices range from $188,000 up to $379,900 for an average list price of $277,940 which equates to $235.45 per sq. ft. of living area.

There are 3 Atlantis condos that are under contract and haven’t sold to date.  The list prices ranged from $184,995 up to $329,000 for an average list price of $260,998 which equates to $238.75 per sq. ft. of living area. These condos went under contract in an average of 16 days after being listed.

In the past 12 months, 10 condos have sold in Atlantis.  Sales prices ranged from a low of $170,000 up to $292,500 for an average sales price of $225,115 or $205.39 per sq. ft. of living area.  These condos sold in an average of 127 days and at an average of 94% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

One of the most desirable communities in Palm City, Orchid Bay (also known as Captain’s Creek) lies just south of the new Palm City Veteran’s Memorial Bridge off of Mapp Road.  This gated community of 153 home-sites (including only two vacant lots at this time) enjoys spacious private lots of at least a ½ acre with a few properties residing on over 1 acre sites.  This planned community was developed by the Tartan land Company in the early 1990’s and all homes are individually constructed by the lot owner’s builder of choice.  Consequently this is not a “cookie cutter” community by any means.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For March there was improvement for both closed and pending sales.  The Palm City condo market is hampered by two equity golf course communities with slow sales in the current environment.

There is 1 home currently under contract.  It was listed for $355,000 or $191.27 per sq. ft. of living area and was on the market for 154 days before going under contract

In the past 12 months, 14 homes have sold in the Estuary.  Sales prices ranged from $207,000 up to $729,000 for an average sales price of $313,771 which works out to $175.57 per sq. ft. of living area. The Estuary of Stuart FL

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos, to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.
The Estuary of Stuart Florida is very conveniently located on the banks of the North Fork of the Saint Lucie River, just minutes from the Treasure Coast Mall and the shopping and dining areas of the US-1 corridor in Jensen Beach.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.  In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.
