Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single story ranch style designs to two-story homes and many have private pools.

The single-family real estate market in Sewalls Point had a strong month for closed sales but did have a drop in the  number of pending sales.  Pretty good rebound after a very slow August.

The absorption rate plunged to 6.4 months, in August was 17.3 months.  Back into a balanced market for Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September 2017, the inventory was 43 homes on the market, 4 pending sales and there were 4 closed sales.  Much stronger market activity for 2018 in Sewalls Point.

In the past 12 months, 13 condos have sold in Atlantis.  Sales prices ranged from a low of $155,000 up to $345,000.  Making for an average sales price of $253,000 or $224.85 per sq. ft. of living area.  These condos sold in an average of 92 days and at an average of 94% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The Estates at Stuart is a newer condo community with 123 units that was originally built as an apartment complex and then converted to condos beginning in 2005.  After the slowdown in the real estate market, a large number of these units were taken back by the developer and continue to be in the in-house rental program.  Currently, with only a very limited number of these condos available for private ownership, there is quite the demand for this community because of the wonderful amenities as well as excellent location.

St Lucie County Townhouses and Condos August 2018 Market Report

The St Lucie County Townhouses and Condos August 2018 Market Report showed better sales activity when compared to last year and remain as a very active market.  Closed sales were up by 32.7% from last year (was down by 13.5% in July) while new pending sales were down by 5.1% for August (was up by 1.8% in July).

Prices were mixed for the month.  The median price decreased by 11.0% from last year (was up by 20.9% in July) while the average sales price increased by 19.6% (was up by 5.3% in July).

The inventory of available townhouses and condos increased by 9 units from last month to 493 units, which is 11.8% greater than August 2017. The current supply is 4.7 months, which is 4.4% more than the 4.5 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes August 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were up by 14.1% (in July they were down by 3.9%) and new sales under contract (new pending sales) decreased by 5.8% (they were up by 2.5% last month).

Prices, however, continued to rise.  The median and average sales prices up by 9.8% and 8.7% respectively from last August (For July these numbers were up 5.1% and 4.1%).

Active listings increased by 63 homes up to 1,633 homes.  This inventory is 2.6% higher than last year.  The current supply of homes is  3.6 months (was 3.5 months for July) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos August 2018 Market Report showed weaker sales activity when compared to August of 2017.  Closed sales for the month were down by 24.1% (was down by 7.0% in July) while new sales under contract (new pending sales) were down by 7.8% from August 2017 (decreased by 16.5 in July).

Prices, however, continue to rise significantly.  The median sales price increased by 13.3% (was up by 27.5% in July) while the average sales price increased by 24.0% (was up by 34.8% in July) as compared to August of 2017.

The inventory of available townhouses and condos decreased by 20 units to 299 properties as compared to last month.  This is 14.8% less inventory then the August 2017 data.  Currently, there’s a 3.0 month supply of inventory (compared to 3.7 months for August 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes August 2018 Market Report had another month of weaker sales when compared to August 2017.  The only positive note was an increase in new pending sales.  (But this is still a very active market.)  Closed sales were down by 15.8% (was down by 1.4% in July).  While new pending sales increased by 8.2% as compared to August 2017 (Decreased by 13.0% in July).

Prices were mixed for August.  The median sales price was down by 1.4% from last year (up by 4.2% in July) while the average sales price increased by 2.2% (was down by 4.5% last month).

The inventory of available single-family homes decreased from last month by 17 homes to 900 units for August,  this is 12.0% less than last August.  The current supply of homes is 4.5 months, for August of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos August 2018 Market Report remains in a strong market with better activity when compared to last year.  Closed sales were up by 6.6% as compared to last month’s increase of 8.5% and new sales under contract (new pending sales) decreased by 3.8% (In July there was a 1.8% increase).

Prices, also, continued to rise for August though at a slightly slower rate than in past months.  Median sales prices were up by 8.8% (was up by 5.3% in July), while the average sales price increased by 10.1% (was up 1.0% in July).

The inventory of active listings increased by 0.4% from August of last year.  For August 2018 we have 5.3 months of inventory (was also 5.3 months in July) and compared to 5.4 months for August 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes August 2018 Market Report showed mixed activity when compared to last year but still remains very active. Closed sales were up by 4.2% (were up by 3.8% in July) and new sales under contract (new pending sales) were down by 2.6% (were down by 0.3% in July).

Prices are also continuing to rise, though at a slower pace for August.  The median and average sales prices up by 6.0% and 4.0% respectively, compared to July’s 6.3% and 5.7%.

The inventory of available homes for sale increased by 4.5% from last year.  This is now a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (August of 2017 also had a 3.8 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 1.0 months for August as compared to 1.3 months in July).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market.
