As of March 2019, there are 12 available condos in the Cedar Pointe community in Stuart FL.  List prices range from $57,000 up to $149,900 which averages to $105,568 or $118.35 per sq. ft. of living area.

Currently, 5 condos are under contract.  They were listed for prices from $65,000 up to $117,500 for an average list price of $87,260 or $109.69 per sq. ft. of living area.  These condos were on the market for an average of 82 days prior to going under contract.

In the past 12 months, 31 Cedar Pointe condos have sold.  Sales prices ranged from $42,000 up to $120,000 for an average sales price of $85,479 which equals $91.76 per sq. ft. of living area.  These condos sold for an average of 96% of list price and averaged 67 days on the market prior to going under contract.

St Lucie County Townhouse and Condo Sales 2018 Yearly Review

For the St Lucie County Townhouse and Condo Sales 2018 Yearly Review had mixed sales activity when compared to 2017.  Year to year closed sales were up by 1.1% as compared to 2017 which saw an increase of 5.4% and new sales under contract (new pending sales) decreased by 1.7% (2017 saw an increase of 6.0%).

Both median and average sales prices increased (year to year) by 4.0% and 6.3% respectively (2017 numbers were 18.9% and 13.0%).  Prices continue to rise though at a slower rate than in the past few years.

Inventory increased by 7.4% as compared to 2017’s increase of 5.7%. While the supply of inventory increased to 5.4 months as compared to 5.1 months for 2017.  Still a seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

St Lucie County Single Family Home Sales 2018 Yearly Review

The St Lucie County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had weaker market activity for single family homes throughout the year of 2018 when compared to last year.   Year to year closed sales were down by 0.6% (were up by 4.3% in 2017) and new sales under contract (new pending sales) decreased by 1.5% (were up by 0.8% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.3% and 7.1% respectively.   Showing strong gains in value, but not quite as much as in the last few years.  These numbers were 13.9% and 10.6% respectively in 2017.

The inventory of available homes for sale decreased by 20.8% from 2017 (When there was an 8.5% increase).  While the supply of homes increased to 4.2 months from 3.4 months for 2017.  Still in a strong seller’s market for Saint Lucie County.

There is 1 condo currently under contract.  The list price was $119,900 or $175.04 per sq. ft. of living area.  This condo was on the market for 11 days prior to going under contract.

In the last 12 months, 16 condos have sold.  Sales prices ranged from $95,000 up to $201,300.  The average sales price was $131,331 which works out to $152.14 per sq. ft. of living area.  These condos sold for an average of 93% of list price and went under contract in an average of 70 days on market.

For the Martin County Townhouse and Condo Sales 2018 Yearly Review showed mixed sales activity when compared to 2017 for this segment of the Martin County real estate market.   Year to year closed sales were up by 1.5% as compared to 2017 which were up by 6.7% and new sales under contract (new pending sales) decreased by 2.7% (2017 saw an increase of 1.0%).

The Martin County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors showed weaker sales activity when compared to 2017 for the Martin County single-family housing market.   Year to year closed sales were down by 2.0% (were up by 2.7% in 2017) and new sales under contract (new pending sales) decreased by 7.1% (was down by 0.3% in 2017).

Both median and average sales prices continued to rise (2017 to 2018) by 5.2% and 3.5% respectively.  This rate while positive is not as high as last year which was 8.7% and 9.4% respectively in 2017.

The inventory of available homes for sale increased by 2.2% from 2017.  While the supply of homes increased to 4.7 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Florida Townhouse and Condo Sales 2018 Yearly Review continued to show improved results from last year.   Year to year closed sales were up by 4.9% as compared to 2017 which saw a decrease of 2.9% and new sales under contract (new pending sales) increased by 2.2% (2017 saw a decrease of 2.3%).

Inventory increased by 1.8% as compared to 2017’s decrease of 4.0%. While the supply of inventory inched up to 5.7 months as compared to 5.6 months for 2017.  A seller’s market for Florida townhouses and condos.

Cabana Point in Stuart FL

Cabana Point is an older Stuart community located between the South Fork of the Saint Lucie River and Kanner Hwy.  This community had its first home built in 1958 and the most recent one was built in 2007.  This small community has 40 homes (all but one are single-family homes) and two remaining vacant lots (neither for sale at the time this is being written).   28 of these home sites are waterfront with access to the ocean or to Lake Okeechobee from a canal or the banks of the Saint Lucie River.  The remaining non-waterfront homes have access through a community boat ramp.

This is a non-HOA community with no fees.  This is an older community with many of the homes back from the age of smaller CBS style cabana homes.  Though, as time passes, many of these homes are being torn down and replaced with spacious 2 story modern waterfront homes that are in high demand.  Current home sizes range from the largest one which is a 2 story 3,100 sq. ft. (under air), 9 bedrooms, 6 bathrooms estate down to a 2 bedroom, 2 bath home with just over 1,000 sq. ft. of living area.

The inventory of available homes for sale increased by 11.1% from 2017.  While the month’s supply of homes increased to 4.0 months.  Indicating that Florida single-family homes remain in a seller’s market.

List prices for the lots range from $79,900 up to $399,000 which is an average list price of $280,690.

There are no vacant lots currently under contract.

In the past 12 months, there have been 8 vacant lot sales in Watersong.  The sales prices ranged from $82,900 up to $277,450.  The average sales price was $154,356.  These lots went under contract in an average of 214 days on the market and sold for 82% of list price.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are selling well.

The absorption rate for Hobe Sound condos was 0.3 months for January as compared to 0.2 months in December).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The January 2018 numbers were: 12 active listings, 5 pending sales, and 4 closed sales.  Slightly better activity last year, but there was at least a few more condos available for sale.
